Best Edinburgh hotels near King's Theatre
Overlooking one of Edinburgh’s prettiest private garden squares, Kimpton Charlotte Square Hotel consists of seven interconnected Georgian townhouses. Outside is where you’ll find the New Town, a UNESCO World Heritage Site that’s delightfully removed from the city’s tourist hubs. But it’s inside where things really get interesting. The newly renovated interior blends handsome woods, plush fabrics, and rich pops of color—and, yes, just a touch of tartan—to luxurious effect. And with a magnetic inner courtyard and an acclaimed Middle Eastern restaurant, it’s no wonder the hotel has become a natural meeting point and a sociable heart of modern life.

Pros: Excellent hotel & facilities. Modern, spacious interior. Complementary wifi, pool, + gym. Very helpful staff. This includes access to the club lounge, the spa, unlimited drinks and snacks from 5:30-7:30pm, and breakfast in the lounge in the morning. If you wanted a greater selection for the breakfast, you could pay 5 GBP more per person for the breakfast at the One Square restaurant downstairs which includes a quite large selection of hot options and a large continental breakfast. All in all, the food and drinks were amazing. The spa was great - there is a heated hydropool and then multiple types of rooms around it: hammam, rock sauna, aromatherapy room, biosauna, etc.

Pros: Location
Cons: Bedroom was irritating. Numerous lightbulbs flickered. There was a sewer smell in the room when we arrived. There was air leakage at our window which caused cold draughts all night and meant we heard everything going on in the service yard below which disturbed my sleep. The heating/ air system was poor and the room was either too stiff or cold and I had to keep getting up to change the controls. Hotel was very quiet too, why they gave us this room was strange or thoughtless.

Cons: The location is a little further from the city center than I initially anticipated, but it wasn't a huge problem. It was about a 15-20 minute walk to the Edinburgh Castle and 20-30 if walking at a brisk pace to George St, Princes St, etc. where all the shops are. There isn't much to do around the hotel itself, particularly at night - it seems like a business neighborhood + convention center next door.

Pros: Location was perfect. The room had plenty of space and the bed was very comfy! Lots of choice for breakfast. The sausages and scrambled egg and juices were lovely. Friendly staff who were especially friendly to my baby at breakfast time. Lovely relaxing pool and sauna. The lounge area was beautiful.
Cons: I paid extra for a premium room with a city view. There was just a small view of a street near by and there was no sofa area as advertised when I booked it. They had forgotten to put a cot in the room which they confirmed they would do when booking, so we rang for one which was brought to us but this was a broken one so we had to ring to get another one which got sorted. On check in we were not told about any facilities at the hotel we could use or where breakfast would be served and times for this. We were told to come back at 12.30/1pm to check in and when we arrived back to check in at 2.15pm we were told the room still was not ready for another 20 minutes which was unfortunate as our baby needed to settle with warm milk and a nap.
6.5 Good
Pros: Spacious suite living room, separate half guest bath, Decent breakfast with separate order menu, gym had free weights to 30kg, location is on royal mile down road from castle (but for Christmas markets and shopping, a princess street hotel would been better), overall friendly staff.
Cons: 1. For a royal mile suite, main bathroom was standard. Overly spacious living room really could’ve spared space for a more comfortable bathroom befitting suite.
2. Website advertised kids eat free. However, when we ordered meals for the kids via room service, we were told it’s not free. Extremely deceptive and off putting of brand.
3. I emailed the hotel 1 week in advance of 4-day stay and asked for milk, orange juice, and water in room stocked and included room mini fridge. Email from customer service acknowledged request and even confirmed we still wanted wine and beer - a nice catch! However, when we arrived, we were informed juice and milk not included. False service promise should’ve not been made.
Room service food was Not worth price (pizza, burger, and kids chicken meal were only ok but far more expensive than eaterery options all around).
9.6 Excellent
Pros: Beautiful view of Arthur’s Sear (but had to pay extra for it). Very comfortable room and great location on the Royal Mile.
Cons: Only niggle is that there were no complimentary biscuits - we had a long train journey up and were starving. Surely a hotel of this calibre could run to a packet of Scottish shortbread - instead of a nail file and cotton buds.
9.6 Excellent
Pros: Breakfast was amazing! Staff were very helpful and hospitality was good
Cons: The fridges were dirty and the carpets could do with new ones
9.6 Excellent
Pros: Location and staff excellent
Cons: Shower in bath

Pros: Old world charm meets modern amenities- you can't go wrong with this hotel right on the royal mike in Edinburgh. Excellent staff, well maintained rooms, and full service. Health club has good assortment of machines and free weights.

Pros: Very good eggs royale at breakfast! with good, generous selection of foods for a yummy continental breakfast and nice surroundings for eating, with great view across the grassmarket to the castle. Very comfortable rooms (apart from our particular lack of ventilation, only due to position of room -doubt many have this problem). Excellent hotel position, with parking available at the back. We could nip in&out and visit some of the lovely pubs & cafes etc (including the castle itself!) that are literally just over the road. We had a really nice chill in the bar at the hotel during our stay, finding it very relaxing, whilst quietly convivial. We also called room service and had some delicious food sent up. We were very well looked-after.

Pros: The Hotel is located in a great spot! Close to restaurants and lots of main attractions, hop on hop off bus stop right in front of hotel. The staff was very pleasant and customer service was good.
Cons: It is a little outdated, they are in the works of renovation. clean bed, shower and bathrooms need a deep thorough cleaning not just wiping down BUT scrubbing with disinfectants.
6.0 Good
Pros: Staff were lovely.
Cons: Looking a bit tired. Desk in room had big scratch on it. Also, on a previous stay breakfast was on the top floor which was lovely. This time we were in the lower part of the ground floor restaurant. The continental breakfast choice was quite poor considering the price. The toast was merely warmed up bread and coffee wasn't particularly hot. My elderly parents in their 80s, who were also staying, were unable to shower as they couldn't get in or out of the very steep sided bath.

Cons: Shame our room had no opening windows in it; we had to have the noisy air-conditioning unit on the whole time at the lowest temperature just to stop it from being overbearingly hot and stuffy. didn't sleep so well with it on, had to turn it down in the night. Not great for STAFF or guests to have to deal with people literally shooting up drugs (does one assume heroine?) on the back steps at rear of hotel -I would not go out that way for fear of a sharps injury and instead was trundling around the front of the hotel with all our luggage. It is no doubt an absolute boon that you have parking, but for the sake of your STAFF (& guests!) this should be improved somehow -it would appear that one of the 'standard' members of staff at the desk had to go and 'deal with' the situation -that should not be expected of your staff -they obviously have to deal with this on a regular basis from the reaction at the front desk -they are at risk of sharps injuries -either from being attacked by the addicts they are trying to clear away, or whilst trying to clear up the area after they have gone and likely left used syringes lying around...

9.6 Excellent
Pros: Perfect location for attractions. Marvellous and helpful, friendly staff. Rooms are perfect and queen beds very comfortable and pillows are fab! Would definitely recommend. Myself and friends will be back next year for Christmas markets.
Cons: Nothing! 2nd visit and love it.

Pros: Location and great staff
Cons: Awkward location of hairdryer. No fan in bathroom. Duvet cover could have been softer and I like a sheet.

Pros: Beds very large lots of pillows and very comfy
Cons: The way to/from the car park could be better sign posted
7.0 Good
Pros: Great location. Staff friendly and helpful. Nice snack and sandwich stand in lobby.
Cons: TV remote control was sticky and the buttons' markings were worn off. Dust bunnies behind the wall-mounted TV panel. Sit-down breakfast only until 10 AM. A lot of stairs to climb from parking lot and between parts of lobby.

Pros: This is a beautiful hotel, the staff were very friendly and helpful, it was clean and well maintained. You can see the castle from some of the rooms, but you are on the opposite side to the actual entrance to it, its not a long walk but not as close as you may think. It isnt a long walk to most of the other things in Edinburgh that you may wish to see, the Old Town, the museums etc, and there is plenty of places around it to shop or eat. As a vegetarian, I found the food menus at the hotel very limiting, so I went out. However, the breakfast was good (veggie sausage would have been nice to have and not that difficult to do). I used the pool, which is perfectly adequate, the sauna was out of action when I was there, but things like that cant be helped. The room was as expected, didnt blow me away but there was absolutely nothing wrong with it - it was modern, tidy and clean. Good toiletries too, especially for a quick weekend visit, I didnt have to take shampoo/conditioner/shower gel or mouthwash. The hotel were happy to keep my bags when I arrived way before check in, and I also left them there after check out due to a later flight. I received quite a few text from them, before I arrived and whilst I was there (one to tell me that my room was ready, which was handy to know), this was a really nice and useful service.

Pros: Overall a very pleasant experience. I stayed over for 1 night with my partner for a special evening. The hotel itself is well presented, tasteful and the staff were perfect. The Queen room we stayed in was very comfortable, and very much matched my expectations of staying in the Waldorf Astoria. Although we didn’t dine, we used the lounge area in the afternoon and the atmosphere was relaxing and service excellent. In addition, we also utilised the free spa facilities, which were were average/good at best, perhaps slightly dated and due a refresh. Overall 9/10, mostly based on the service we received from the staff and the location in Edinburgh.

Pros: Hilton are our Hotel Group of choice. I just thought this one to be overly expensive probably only justifying itself because of its proximity to the Old Town and the Royal Mile. The bedroom and bathroom were small and the rest of the hotel just felt like an apartment building. There was no real old-world warmth.
As you would expect the staff were very friendly and helpful. My final gripe was that the parking was public and some distance away down a hill and some very steep steps. This,I concede however,is probably the case with most Edinburgh hotels.

Cons: I think for international guests who fly in overnight an option for early checkin would be great even if it cost additional. We wanted to freshen up and had to use a restroom in the restaurant in the hotel which was not a great option.

Pros: Room and location excellent
Cons: The hotel is a building site. The description says there is scaffolding outside but that's an understatement... There is building work, wires hanging precariously, areas in complete darkness and emergency exits blocked off.

Cons: Bar prices changed depending on staff. Confusion at reception. Poor organisation regarding food, chief not supported by management
2.5 Mediocre
Pros: Absolutely nothing. I was disgusted with Hilton Edinburgh Carlton staff attitude and overall cleanliness.
Cons: Being sent to another cheap hotel - The Leonardo Boutique hotel on the first day upon arrival citing system glitch. I had requested late check in which was accepted & confirmed in return by Hilton Edinburgh Carlton. But was still denied a room eventhough full payment had been deducted from my credit card a week before arrival. Actual reason was because Hilton had double booked due to Christmas market right around the corner. Found out this from the other hotel & the taxi driver whom sent us there. This it seems was quite a common incident with Hilton Edinburgh Carlton that they have a special account with other hotel owner just for this purpose. Plus the overall attitude of staff who don't seem to be bothered that they had made a mistake. Appalling for Hilton hotel legacy. Expecting guest who had come to Edinburgh to waste valuable time swapping hotels. 2nd day spent at Hilton Edinburgh Carlton. Checked in and found a dirty room & bathroom more fitting with a 2 star rating. Dust everywhere. On aircond vents, table, sofa and even the bed. Milk stain on coffee making table which had not been wiped clean. Coffee mugs and spoons had stains on them. Same issue with bathroom. Toilet seats had stain on them. Had to use tissue to cover before you use toilet. Water from shower runs down on to floor. Also disappointed due to there were no bath tub. In booking.com it was shown with shower and bath. False advertising. Breakfast was another issue. Stale sausage, haggis, and black pudding which had been re- fried many times. Leftovers from the day before. Fruits are not fresh. Pastry as hard as rock. If you don't believe me try the waffles or scones. I've had better scones from Tesco. First time hotel break fast gave me stomach problems. Coffee was watered down. Simply don't understand why a chef like Marco Pierre White would lend his name to this hotel restaurant. Hopeless. Marco Pierre White you should be angry (fuming mad) at this place....
4.0 Okay
Pros: The refurbished room on the 4th floor was spacious, clean and nicely appointed - aiming for a modern twist on the 1920s and must be said succeeding
Cons: It is an expensive to stay in building site. Most annoyingly was checking in at 3.40 and being sent to a room that was still being cleaned. Front desk should have foresight to deal with this in way befitting a 4* hotel. I almost felt I was in the wrong.

5.7 Okay
Pros:
Cons: The reception staff was awesome. The bathroom in the room however is where I had an issue. I didn’t notice until I took a shower that night but there was mold ALL OVER the ceiling and in the corners of the bathroom. I brought it up to the staff in the morning and they said that they would get it cleaned off. I came back to the room that evening and there was still mold on the ceiling. I looked like they tried to get off some of the bigger spots and then just gave up half way through. It was brought up to them again and I got the same BS answer/result. Luckily we were checking out the next morning. I definitely won’t be staying here again. The staff can’t even take mold issues that can affect someone health seriously.

Pros: The location was very good. The room was very spacious and clean. The breakfast was very good and the staff were very attentive.
Cons: Difficult to find in the dark - found it easier to get a taxi.

Pros: I loved all the facilities on offer from the little kitchen to the comfy seating area and the very comfortable bed.
Cons: Would have preferred a small oven rather than a dishwasher. We ate in the room each night and found the microwave a bit limited
7.5 Good
Pros:
Cons: Requested new bulb for lamp and batteries for TV remote about 9.00am Wednesday. Came back to room about 7.30pm that evening - neither request actioned. Went down to reception and requested again. Reception staff member thereafter came up to room and resolved. Staff member apologised and said maintenance staff had been very busy that day? I didn't pursue matters further - our short stay was otherwise pleasant.

Pros: 4 person suite that held the family. Our own bathroom and shower. Fresh and updated. We didn't use the other amenities. Definitely recommend
Cons: A little loud from some guests using the outdoor Café below our window but not bad.
6.3 Good
Pros: Great position, nice pub inside the hostel
Cons: We got a private room. It was quite dirty and there was literally nothing but the beds, a toilet and a shower; not even a glass where to put toothbrushes!
7.0 Good
Pros: Position is great, the room is quiet, the bar is good to relax after a day out.
Cons: Our beds in a 10-bed room did not have small lights to use at night (while the other beds did). We were forced to use our mobile phones to avoid switching on the room light.
6.7 Good
Pros: The breakfast was nice amd also the location of the hostel.
Cons: The bathroom wasn't so clean and it didn't look very nice (see photo only with the shower,, the room with the toilet wasn't cleaned by the housekeepers), we couldn't open the window for fresh air as we were at the last floor and the window was blocked and it could have rained inside as the window was not in a vertical position. The most annoying think was that the housekeepers left the door opened twice after they cleaned our room. We stayed there for 5 nights and 2 times we found the door opened when we came back from the city centre so everybody could have entered in our room and steal something from us.

Pros: The location was good, only a tram away from the main part of Edinburgh and the Christmas markets, which was the reason for the trip.
Cons: The rooms were so small, literally a bed in a room and that was it, no windows, no real room to get changed and once you had a shower you had no where to move to, it was like living in a prison cell, and I wouldn’t mind it if it was cheaper but definitely wasn’t worth the £40 a night we paid.

Pros: Good location. Beds were okay.
Cons: Room was freezing. They supplied two heaters which took up space in an already tiny room. Someone knocked on our door at 1.00 am and claimed to be from reception, which we knew not to be true as we had no phone in room to contact reception. I phoned the contact number for reception which was provided on the room entry card and got "no calls accepted to this number". Spent a restless and insecure night. Told reception in morning. Quite unconcerned. Gave us free breakfast for that morning, big deal!.

1.0 Poor
Pros: I only liked breakfast. It was very good.
Cons: I stayed in bedroom 31. It was terrible, overcrowded and I regretted looking behind the bed. Bathroom was dirty. I think it is clean only once a day. There are 12 beds in a bedroom that has space only for 6. The last bed almost touch the ceiling. Twelve people sleeping in a bedroom without any ventilation. We couldn't open any windows because they were hidden behind the beds. To noise at night with higher music from bars and cars beeping outside. It's almost impossible to find a place to park the car. Without any doubt it was the worst hostel I ever stayed. Please avoid it.

Cons: Rooms were not ready on arrival, and when we asked when they would be ready she said she did not know, went back later and saw another member of staff and he was more than helpful
3.1 Mediocre
Pros: The reception area looks swanky but it’s a fur coat and no underwear. Good location for Old and New town
Cons: Room was a time machine from the 90’s
Shower didn’t work because of ‘pressure issues’. The same ‘pressure issues’ also meant the the hot water failed to come out of the taps unless they were fully opened for at least five minutes and then it took a good 15 minutes to fill the shallow bath. The maintenance man said this was always an issue on the third floor particularly in the morning because everyone was using the water.
Husband had to rescue something from under the sagging couch and wish he’d left it there - disgustingly filthy and left us feeling queasy that we’d been in the same room as that level of filth. Probably not been moved since the 90’s...
Relative to other hotels it’s a cheaper option but not cheap enough - I’d have paid a bit more for a consistent hot water supply and a room that had been deep cleaned in the last decade.
