Pros: I told them I am severely asthmatic. When I walked into the room I immediately smelled musty old rug that was cleaned at least dozens of times and exhausted its useful life a long time ago. I went back to the front desk and told them needed a different room for medical reasons and willing to pay more. The front desk person and the day manager told me that they did not have availability without any serious they said no without any consideration and force me to sleep in this room where I ended up wheezing all night. They also lied to me that all the rooms were renovated at the same time and were the same. And it turns out that there were at least a few rooms available.

Cons: Very noisy hotel, not enough privacy: train station beneath the hotel, doors being smashed all day, staff knocking on doors to check on the room too often. The room had not been refurbished in a very long time. The bed was not particularly confortable. Much too expensive for the service provided and quality of the rooms.

Cons: I didn't like that I had to pay inflated prices because the festival was on. Also I took I'll with a bug so didn't have as good as stay as planned. Nothing to do with the hotel I might add.

Pros: Using the Vermillion lounge in the evening for a quiet drink was very pleasant. The Scottish chap with very short hair who attends the door in reception is a great asset to the hotel. We came accross him on several occasions he was always helpful, pleasant, professional and friendly, give him a large pay rise!!!!

Cons: the cold shower on Saturday and Sunday that was not fun. If you are going to charge premium price than it better be a premium hotel. It certainly not a 4 star hotel given the maintenance of their equipment.
They need to replace the boiler, I heard it was not the first time they only had cold showers

Cons: We had some difficulty getting drinks in the Vermillion lounge. I dialed the number on the card as suggested but no answer. The chap from Chile who is studying for a Master in economic development sorted us out in the end, another significant asset for you hotel I hope you look after him

Cons: 1. For a royal mile suite, main bathroom was standard. Overly spacious living room really could’ve spared space for a more comfortable bathroom befitting suite.
2. Website advertised kids eat free. However, when we ordered meals for the kids via room service, we were told it’s not free. Extremely deceptive and off putting of brand.
3. I emailed the hotel 1 week in advance of 4-day stay and asked for milk, orange juice, and water in room stocked and included room mini fridge. Email from customer service acknowledged request and even confirmed we still wanted wine and beer - a nice catch! However, when we arrived, we were informed juice and milk not included. False service promise should’ve not been made.
Room service food was Not worth price (pizza, burger, and kids chicken meal were only ok but far more expensive than eaterery options all around).

Cons: Looking a bit tired. Desk in room had big scratch on it. Also, on a previous stay breakfast was on the top floor which was lovely. This time we were in the lower part of the ground floor restaurant. The continental breakfast choice was quite poor considering the price. The toast was merely warmed up bread and coffee wasn't particularly hot. My elderly parents in their 80s, who were also staying, were unable to shower as they couldn't get in or out of the very steep sided bath.

Cons: When we arrived I was not expecting to have £100 per night deducted from my bank account, especially since we had already paid for it in full. Fine if you have a credit card as you dont notice the money leaving your a/c (its refunded when you check out) but if you dont have a credit card (I dont) then they ask for a debit card which means that you are money short in your account. If this had been mentioned prior to booking then maybe I would have reconsidered staying there. Its ok if they had just taken the card details but to acutally take the money was unexpected and quite unfair to say that we had already paid for the room etc. There was no warning of this and it was lucky that I had plenty of funds in the account!

Pros: My wife and I got married in Edinburgh, and we stayed at the Fraser Suites. It's in an excellent location, just a few steps from the Royal Mile and a 10 minute walk from Waverly railway station. We had flowers delivered to the hotel while we took the train up from London; we called in advance the night before and the staff had no difficulties with dealing with the flowers; they were waiting in our room when we arrived. We booked a junior suite, which was nice; it has a living room with a little wet bar, and a bedroom with en suite. The room had tall ceilings, nice finishes in the bathroom, huge windows to let in lots of light; we really had the impression of being at a top-end hotel. Staff were professional and friendly. No hitches in checking in or out or with housekeeping. We wish we could have stayed longer!

We had flowers delivered to the hotel while we took the train up from London; we called in advance the night before and the staff had no difficulties with dealing with the flowers; they were waiting in our room when we arrived. We booked a junior suite, which was nice; it has a living room with a little wet bar, and a bedroom with en suite. The room had tall ceilings, nice finishes in the bathroom, huge windows to let in lots of light; we really had the impression of being at a top-end hotel. Staff were professional and friendly. No hitches in checking in or out or with housekeeping. We wish we could have stayed longer!
Cons: As nice a time as we had at this hotel, we did have two minor complaints: once, there was some mould in the tile grout in the tub surround and the caulk joint between the surround and the tub itself, which was a blemish on an otherwise great room. A somewhat bigger problem was that it was windy (hotel can't do anything about that, of course), and this is an older building with older windows; the windows rattled pretty badly at night, and I'm a light sleeper, so this kept me up. Had we stayed longer, I might have raised the issue with the front desk, and it might have been possible to fix the problem by just sticking a coin in the window frame, but it did spoil the experience somewhat.

Cons: We were moved room twice in a five night stay. The first move was due to the sofa-bed in the studio dulexe not working. We were then upgraded to a one-bedroom apartment. This room did not have proper bathroom facilities and the bathroom flooded while the shower was in use. This resulted in a nightmarish experience - including three plumbers at the door within five minutes - clearly an ongoing situation. The room being flooded was not reported to hotel management until I complained to staff a third time. We also did not receive toiletries on a daily basis (had to ring reception to request them); did not receive an adequate number of towels; admired the charming cobwebs across the ceiling; had to request the sofa-bed to be made up several times; noted a complete lack of communication between staff and so forth.

Cons: The reception staff was awesome. The bathroom in the room however is where I had an issue. I didn’t notice until I took a shower that night but there was mold ALL OVER the ceiling and in the corners of the bathroom. I brought it up to the staff in the morning and they said that they would get it cleaned off. I came back to the room that evening and there was still mold on the ceiling. I looked like they tried to get off some of the bigger spots and then just gave up half way through. It was brought up to them again and I got the same BS answer/result. Luckily we were checking out the next morning. I definitely won’t be staying here again. The staff can’t even take mold issues that can affect someone health seriously.

Cons: Booked 6 months prior to stay. Realized the next day, that I had booked a room for Saturday night, when I would be in Edinburgh only for Friday night. Was unable to switch nights even though it had been less than 12 hours from the time that the reservation was made, and the reservation was six months in the future. Had to reserve a second night.
Rooms were clean with a modern open concept layout. Tried a bit too hard to be hip, no trash can in the room itself only a 1 gallon sized bin in the bathroom and no tub in the bath.

The bedroom and bathroom were small and the rest of the hotel just felt like an apartment building. There was no real old-world warmth.
As you would expect the staff were very friendly and helpful.My final gripe was that the parking was public and some distance away down a hill and some very steep steps.This,I concede however,is probably the case with most Edinburgh hotels.

Cons: Everything seemed tired and needed updating. The AC in the room was broken. There was no iron in the room, which is something I have never heard of in a 4* hotel. The bathroom door would open onto the toilet. There was no conditioner in the room. The towels felt and looked very well used & we encounter a very rude waitress while having breakfast on Sunday. Also, a man was assaulting a woman in the reception area and it took hotel guests to break it up before the staff did.

Pros: Location, location, location. Within walking distance (<1 mile) of every place I needed to be or wanted to see on a mostly-business trip.
Nice views from my 4th floor window facing Prince St.
Bathroom was thoroughly up-to-date and very clean.
Cons: Mattress was soft and showing some age.
Some street noise--a tradeoff for the view, and not intrusive with the window and curtains closed after 10 pm.

Cons: There is demolition of a building right behind my room. They start early in the morning. It wasn't pleasant at all.

Pros: Included breakfast was excellent with free hot beverage service too. The location cannot be beat, in the center of everything. Easy to rent a car, walk the royal mile, shop, eat, and see all the sights Edinburgh has to offer!

Cons: The merchant's website is not elaborative if you open a mobile version. It didnt show to book for a child. I was fooled by the same as had to pay extra for my child. For some reason, they charged me the whole amount for bfast inclusive, but bfast deal wasn't showing. I travelled from India and had the worst experience as had to check out early.

Pros: Right off the Royal Mile, this hotel couldn't be in a better place. Comfortable, clean rooms with great views.
Funny British ways about electricity - you have to put a hotel key in to a special reader inside the room to turn on the electricity in the room. They really don't want you to leave the lights on when you're not there, I guess.
Perfect spot for our stay.

Cons: We stayed in two different rooms. The second room had a bathroom that needed some work. It was clean, but some towel bars were showing rust, and the tile needed to be re-caulked.

Shower didn’t work because of ‘pressure issues’. The same ‘pressure issues’ also meant the the hot water failed to come out of the taps unless they were fully opened for at least five minutes and then it took a good 15 minutes to fill the shallow bath. The maintenance man said this was always an issue on the third floor particularly in the morning because everyone was using the water.
Husband had to rescue something from under the sagging couch and wish he’d left it there - disgustingly filthy and left us feeling queasy that we’d been in the same room as that level of filth. Probably not been moved since the 90’s...
Relative to other hotels it’s a cheaper option but not cheap enough - I’d have paid a bit more for a consistent hot water supply and a room that had been deep cleaned in the last decade.

Cons: Thought the male receptionist checking me in was a bit unfriendly, probably the end of a long shift. I did not take any of the coooked buffet breakfast as it looked so unappetising. Rest of the breakfast was very nice though.
