Cons: Requested an iron in the room prior to arrival but it wasn't there.
The heating came on at 6am and was very noisy. This woke my partner and I up and we couldn't get back to sleep with the noise.
The tea/coffee machine in the room did not work.
Left my straighteners behind in the room but when I contacted the hotel to enquire about this they said they checked and they were not there. That is a mystery to me.

Cons: I didn't like that I had to pay inflated prices because the festival was on. Also I took I'll with a bug so didn't have as good as stay as planned. Nothing to do with the hotel I might add.

Cons: the cold shower on Saturday and Sunday that was not fun. If you are going to charge premium price than it better be a premium hotel. It certainly not a 4 star hotel given the maintenance of their equipment.
They need to replace the boiler, I heard it was not the first time they only had cold showers

Pros: We stayed in one of the small rooms. It was indeed small, but extremely well designed and comfortable. It was surprisingly quiet for all of the Fringe mayhem. The shower was the best hotel shower of any hotel I have ever stayed in. The staff were very friendly and helpful. We love this place and will stay here again.

Pros: I arrived from the US a 6:45 am. I got to the Residence Inn at about 8 am-well before standard check-in. Sara at the front desk was awesome! She offered me coffee and breakfast, and to watch my luggage until my room became ready. And at 10:30am, she gave me my room keys. Thank you for being so very friendly and accommodating!

Pros: My wife and I got married in Edinburgh, and we stayed at the Fraser Suites. It's in an excellent location, just a few steps from the Royal Mile and a 10 minute walk from Waverly railway station. We had flowers delivered to the hotel while we took the train up from London; we called in advance the night before and the staff had no difficulties with dealing with the flowers; they were waiting in our room when we arrived. We booked a junior suite, which was nice; it has a living room with a little wet bar, and a bedroom with en suite. The room had tall ceilings, nice finishes in the bathroom, huge windows to let in lots of light; we really had the impression of being at a top-end hotel. Staff were professional and friendly. No hitches in checking in or out or with housekeeping. We wish we could have stayed longer!

Cons: Bathroom shower did not have any kind of shelf for shampoo, facecloth, etc. No where but the floor to put anything. Safe did not work, but maintenance replaced it sometime our first day. Sliding doors for closet and refrigerator, microwave area did not work. Very difficult to move doors. They ground off aluminum off the track when moving doors. All of the lights in the room were either all off or all on. Window would not close all the way.

Cons: As nice a time as we had at this hotel, we did have two minor complaints: once, there was some mould in the tile grout in the tub surround and the caulk joint between the surround and the tub itself, which was a blemish on an otherwise great room. A somewhat bigger problem was that it was windy (hotel can't do anything about that, of course), and this is an older building with older windows; the windows rattled pretty badly at night, and I'm a light sleeper, so this kept me up. Had we stayed longer, I might have raised the issue with the front desk, and it might have been possible to fix the problem by just sticking a coin in the window frame, but it did spoil the experience somewhat.

Pros: Hilton are our Hotel Group of choice. I just thought this one to be overly expensive probably only justifying itself because of its proximity to the Old Town and the Royal Mile. The bedroom and bathroom were small and the rest of the hotel just felt like an apartment building. There was no real old-world warmth.
As you would expect the staff were very friendly and helpful.My final gripe was that the parking was public and some distance away down a hill and some very steep steps.This,I concede however,is probably the case with most Edinburgh hotels.

Cons: My room was small and stuffy. I'm not going to complain about lack of A/C as this was in Edinburgh, but my tiny room had no circulation and was warmer than the ambient temperature. I found it difficult to sleep at night until I requested and received a fan. Unfortunately, the first night after getting the fan some idiot set off the fire alarm at 0300 and I had to get up at 0500.

Cons: Everything seemed tired and needed updating. The AC in the room was broken. There was no iron in the room, which is something I have never heard of in a 4* hotel. The bathroom door would open onto the toilet. There was no conditioner in the room. The towels felt and looked very well used & we encounter a very rude waitress while having breakfast on Sunday. Also, a man was assaulting a woman in the reception area and it took hotel guests to break it up before the staff did.

Pros: The fun, funky vibe and central location were what attracted me to this hotel initially. However, there is a pub on the ground floor and our room was on the first floor directly over the bar where live music was played well into the night. When I requested a room change, they were fully booked but said I could change rooms the following day.
Unfortunately, we weren't informed of the room change procedure and the room promised to us on the second night was given to someone else. Very disappointing.
The hotel staff should be better trained to fully inform guests of room change policy. Also, guests should be warned at check-in that their room is over a pub that plays live music on Friday nights and offer them ear plugs in advance before they realize they can't sleep.
The management did offer a gesture of compensation but really, had I been informed and been offered ear plugs on arrival, I would have actually enjoyed my stay.
Other comments on the room: the sheets were clean and the bathroom also seemed clean but there were tons of dirty marks on the walls and dirty windowsills, which is not nice to see at hotel at this price point.

Pros: My teenage son and I stayed during Fringe and were delighted by the modern (steel and wood) look and youthful (comic book) appeal. The decor says "fun"...the room is simple and comfortable.. the towels are big and fluffy...the beds are firm and "fresh-looking"...the bathroom rain shower was heavenly. There are plenty of restaurants and shops nearby. Don't read old reviews.

Pros: The staff was extremely friendly, with the location close to eateries for breakfast, lunch, dinner or late night nightcaps. The free WiFi was excellent with easy connectivity. I was visiting for the Fringe Festival and International Book Fair. The hotel was a perfect location. There is a bit of walking to visit Edinburgh, but I left feeling quite healthy which is a good thing!

Pros: The fun, funky vibe and central location were what attracted me to this hotel initially. However, there is a pub on the ground floor and our room was on the first floor directly over the bar where live music was played well into the night. When I requested a room change, they were fully booked but said I could change rooms the following day.
Unfortunately, we weren't informed of the room change procedure and the room promised to us on the second night was given to someone else. Very disappointing.
The hotel staff should be better trained to fully inform guests of room change policy. Also, guests should be warned at check-in that their room is over a pub that plays live music on Friday nights and offer them ear plugs in advance before they realize they can't sleep.
The management did offer a gesture of compensation but really, had I been informed and been offered ear plugs on arrival, I would have actually enjoyed my stay.
Other comments on the room: the sheets were clean and the bathroom also seemed clean but there were tons of dirty marks on the walls and dirty windowsills, which is not nice to see at hotel at this price point.

Cons: A little pricey (but everything costs more during the Fringe!), dining arrangements at the pub next door so dining options limited (but lots of cafes and pubs around Grassmarket). Lots of stairs (lifts only get you so far) so pack light if possible.

If you are just looking for a place to lay your head at night while exploring Edinburgh, IBIS is a good choice. Cons: In over 20 years of travel, every hotel except one has fallen short on pillows. Doesn't matter where, they are universally flat and usually require 3 or so to be good for me - I'm a side sleeper who likes fluffy firm pillows.

Pros: Location in the heart of Edinborough.
Cons: Booked 6 months prior to stay. Realized the next day, that I had booked a room for Saturday night, when I would be in Edinburgh only for Friday night. Was unable to switch nights even though it had been less than 12 hours from the time that the reservation was made, and the reservation was six months in the future. Had to reserve a second night.
Rooms were clean with a modern open concept layout. Tried a bit too hard to be hip, no trash can in the room itself only a 1 gallon sized bin in the bathroom and no tub in the bath.

Cons: We stayed in two different rooms. The second room had a bathroom that needed some work. It was clean, but some towel bars were showing rust, and the tile needed to be re-caulked.

Shower didn’t work because of ‘pressure issues’. The same ‘pressure issues’ also meant the the hot water failed to come out of the taps unless they were fully opened for at least five minutes and then it took a good 15 minutes to fill the shallow bath. The maintenance man said this was always an issue on the third floor particularly in the morning because everyone was using the water.
Husband had to rescue something from under the sagging couch and wish he’d left it there - disgustingly filthy and left us feeling queasy that we’d been in the same room as that level of filth. Probably not been moved since the 90’s...
Relative to other hotels it’s a cheaper option but not cheap enough - I’d have paid a bit more for a consistent hot water supply and a room that had been deep cleaned in the last decade.
