Cons: Not one thing!!
5.8 Okay
Pros: The lodge is beautiful however the food didn’t meet our expectation and the price is too costly for a lodge like that....
Cons: With this kind of charge the lodge should work harder on the food variety and the taste....

10.0 Excellent
Pros: - Breathtaking place. - Owners and staff are amazing, felt like home, they organized whatever we wanted to do, drove us, planed a gorgeous heli trip to white island directly from the lodge garden (must do!). Educated and interesting people, very welcoming and clever. - Private chef with open kitchen available whenever you are hungry (included in the price, no need to ask for the check every time, whatever the hour) - Great privacy. You have your space and a feeling of total freedom. - Plenty of cool stuff to do : gave us one of their boat key+life jackets, had a fun trip on the lake by our own - Rooms are big, view on the lake, clean, brand new bathroom
Cons: We should have stayed longer!

Pros: Group dinner and the hot pond.
9.5 Excellent
Pros: Staff food and room
Cons: No spa or pool
8.3 Excellent
Pros: The location of the lodge is everything, it is so peaceful and serene. We got to sleep with the curtains open as there is literally ZERO light pollution. You are sleeping amongst nature and stillness. This is a place where you slow down and read and relax and just enjoy being still. The meals are all included in the room rate and everything we ate was divine! We got massages in our room which were outstanding and a highlight of our stay, really put us in the right mode to make the most out of our short stay. Special mention to Suz who was very helpful and gave us some great local advice!
Cons: I think the mini bar beverages should be upgraded. For a premium lodge the mini bar options should reflect that and they didn't. Also there was no french champagne available by the glass which was disappointing.
10.0 Excellent
Pros: Stunning setting and amazing place to relax. Highly recommend the room with outside bathtub overlooking the lake. Hosts where very accommodating and genuine. Food also very nice.
Cons: Everything was great

9.6 Excellent
Pros: The while vibe of the place made me feel like I was in another city. Its such a lovely spot and SO tidy! The robes are an extra awesome touch
Cons: The lady who checked us in was a little unprofessional. Didnt have a straigh answer as to why our payment had been taken. Ive worked in hotels so i knew it wss the night auditor who wouldvr done it which is fine. But she didnt have a straight answer which was contradictory. And also when she realised we lived in town she looked sour and said "im not even going to ask why you are staying here then!" Which is very unprofessional and made me feel a bit uncomfortable. The rest of the check in was fine. I just didnt like that because we were from this town she didnt treat us as she should have.
9.5 Excellent
Pros: The food was AMAZING
Cons: But smaller than anticipated, and a little boxed in but the room was clean, tidy, fresh.
10.0 Excellent
Pros: The staff are extremely pleasant and professional and fell over themselves, trying to be helpful. They are a credit to this hotel. I love the decor. Had very good nights of sleep, thanks to quiet location, blackout curtains and comfy bedding. Right next door to Eat Streat. You can't do better than that. The food there is top notch. Close to the lake too.
Cons: That I was here for work and didn't get to enjoy the facilities more! I tried the breakfast on my first morning but it was a little underwhelming, considering the price. I went to the local cafes for breakfast after that.

Cons: Not sure if we got bedbugs from the room or my 2 hour outing to a friends house that was fully lit ( bedbugs only come out in the dark) ? But I did call to confirm that you do fumigate so I can’t say either way. But bedbugs came back with us :( We loved the food & full on experience from everyone! See you soon!! Had a wonderful time!!! :) XXOO Catherine & Tex
8.8 Excellent
Pros: Very nice design and attention to detail. Very courteous and friendly staff. Views of Lake Rotorua from common areas. Delicious breakfast. Also, the one dinner we had at the hotel restaurant was very good. Quiet and elegant atmosphere.
Cons: Far from town - had to use taxis to get to sights we wanted to visit. Not a huge problem, but this did add cost to what already was an expensive hotel. (But being out of town did have the advantage of avoiding the sulphur odor of parts of Rotorua.)
10.0 Excellent
Pros: This was our second trip to The Black Swam. It is a charming, boutique hotel. The decor is original and luxurious. We had a lakefront room that had an amazing view of the lake and gardens. The room has a small sitting area; bedding and furniture was comfortable. It was nice to have a fireplace in the room on the cool evenings. The bathrooms had a gorgeous soaking tub, along with a large shower. Staff is attentive and accommodating who were willing to schedule activities and dinners. Breakfast was included and cooked to order and it was delicious and they had gluten-free offerings. The Black Swan is conveniently located to everything in Rotorua. I highly recommend The Black Swan.

Cons: The road in It is terrible
10.0 Excellent
Pros: We loved everything it was a fantastic stay
Cons: The only negatives were the music in the spa when having a massage was loud and then quiet and then would stop? 9.2 Excellent
Pros: Staff were friendly, room was clean and good value, brekkie was excellent.
Cons: Don't quite understand why they take $1 off credit card when you arrive? Wasn't the $$ taken, just the point as thought an imprint would be adequate as there was nothing in the room to buy and our booking, including breakfast, was pre-paid in full before we arrived.
8.3 Excellent
Pros: I changed rooms to have a "view of the geothermal area". Nothing really spectacular, but better to see steam in a field than to look at the carpark. Try to have a pool view - my suggestion.
Cons: Location was further from centre attractions than expected and not within walking distance of shops and pubs, so I would be a bit stranded if I did not have my own car.

7.0 Good
Pros: Location good - Breakfast great
Cons: On site parking was a joke!!! It was not clear when we booked that there wasn't enough on site parking for all guests and we had to park half way down the road, on the side of the road, out of sight :-( The second day we cut our day out short so that we could make sure our car was parked on sight :-(
6.3 Good
Pros: Great location and good facilities. Rooms a good size.
Cons: Staff, particularly the restuarant staff and kitchen terrible. No one in restaurant but us for lunch and still took 40 minutes and me asking twice to get our veggie wraps. Breakfast a nightmare with staff that cant cope with large groups
7.4 Good
Pros: It fit my budget and it was exactly what I expected from a holiday inn - nothing more, nothing less. Wasn’t looking for fancy here; I wanted good and clean and a convenient location. Mission accomplished! Also, the staff was friendly and helpful.
Cons: Tiny bathroom - but it was clean! Bed was really soft.
9.6 Excellent
Pros: Large comfortable beds and room. Great breakfast and very friendly staff. The heated outdoor pool and hot tubs were fun. Also very close to the Maori village if you wanted to visit.

Pros: Lots of things to keep everyone happy. A number of aspects that you don’t normally get. We like the pool and hot pool. The two room booking provided plenty of space for all 4 of us. Obviously location is excellent and the pristine stream is wonderful to see. Even the small things like being provided real milk instead of long life!
Cons: A little dated but not enough to be a major negative.
7.1 Good
Pros: Not all that happy with the room. Dark and small.
Cons: As above
7.1 Good
Pros: Loved the view from the room and the spa pool was so good

8.3 Excellent
Pros: We enjoy staying and stay everytime we are in town. Every stay has been awesome minor issues this stay
Cons: When we arrived the room had a oxygen machine still plugged in and going and the smell so so strong made me a little unwell. And also there were clothing behing draws and under couch.

9.1 Excellent
Pros: Quiet area, private spa, full kitchen and a lovely lIving room with sky TV! King size comfortable bed, view overlooking the trout stream and dedicated parking spot. Basic games room with table tennis, small but adequate swimming pool, outside spa and inside spa available for all guests and a bbq! Super friendly receptionist.
Cons: Exceptionally loud neibours, shouting and using their private spa until 11:30pm. Not the hotels fault at all but was still annoying, this is possible because the self contaimed units are attached in a semi terraced style. Do not let this put you off though, they were exceptionally loud and everything else was perfect. On the edge of rotorua be sure you have a car!
7.5 Good
Pros: The staff were lovely.
10.0 Excellent
Pros: We loved everything

8.3 Excellent

10.0 Excellent
Pros: The staff was exceptional!! I was laid up with a broken ankle, waiting for a return flight home to the US. The staff was so helpful and kind, making sure that I could order food when their restaurant was closed, bringing me a shower chair to help me bathe since I couldn't stand, and more. I was so impressed. Karen (in reception) and the housekeeping staff were especially great.
Cons: Not a single thing.

9.6 Excellent
Pros: I loved the serenity, the bird, water, bbq, gym, the houses were beautiful.
Cons: Our neighbour was very rude when she approached our netball daughters parents, she was very rude at asking us to move our Vechile also one of our girls were injured dislocated knee and her parents were bringing her back to where she paid to be, the lady was very rude when the parents clearly said she was just dropping her daughter off then we shall move as all parking spaces outside our location was occupied and the closest was her parking. Also the spa had to be heated before we could go in by the time it was heated girls didn't want to relax in it.
10.0 Excellent
Pros: I loved how the apartment was lakeside and that we could pretty much walk a few steps from the deck to go swimming. The washing machine and dryer I a huge bonus! The beds were comfortable and the residents living in the apartments were very nice. I love how spacious the apartment was and how quiet it was being out in the country side. The restaurant was a hit! The prices were good and the food was amazing!
Cons: There was absolutely nothing that I could fault.
10.0 Excellent
Pros: The property was clean, spacious & quiet
10.0 Excellent
Pros: Location is out of town and not walking distance to shops. Thus the self-contained apartments and facilities to stock up is ideal. Still 10minutes drive to shops/service station via airport route. Pool wasn't heated but on a good day it is good to use with small spa which is very nice; gym is small but good single machines (rower, lifts, treadmill); Tennis court is also well maintained. Water on outside balconies are the best to relax and enjoy the views with birds swimming around. Wash and dryer in bathroom so well suited to keep clothes in order - plus facilities to do household chores - dishwasher, cooking etc!
Cons: Single bathroom and at upper floor. Heating also is via portable units in each room- aircon would be nice on upper floors. Be mindful of Noise levels as very close units. Keys get easily demagnetized if kept next to mobile so be careful where you store them :-)
8.8 Excellent
Pros: Just stroll away from all the amenities
Cons: Wifi
3.8 Mediocre
Pros: Just the lake
Cons: The Staff

Pros: Comfy beds. Excellent location, close to lake and restaurants. Great heated pools. Good value breakfast buffet for family as kids under 16 eat free.

Pros: Location was so perfect, beds are some of the best I have ever slept in. Nice and quiet. Pool there for the kids. Had a wonderful wonderful time and would highly recommend to others to stay there.
Cons: We only went for breakfast one of the mornings we were there. The food was actually very nice but the tables took forever to be cleared and some guests had to move the plates to another table so they could sit down. Our plates were still all stacked waiting to be cleared as well. I didn't feel much care was taken in there. Staff did not give an overall good impression, this is one area that really needs to be worked on.
