Pros: Excellent service by very professional staff who were extremely helpful with all our needs. We had special religious needs on Saturday and the staff was very cooperative. The atmosphere was very special in this boutique hotel in Cannareggio area of Venice on the canal. Absolutely peaceful and serene atmosphere that made us forget all everyday concerns. We highly recommend staying here and we will definitely stay here again this summer when we return to visit Venice.

LOCATION - The location was perfect... close, easy access to the vaperatto's (Venice's water taxis) as well as a short walk to the city center.
STAFF - The staff was super helpful, friendly and accommodating.
AMENITIES - Free wi-fi and breakfast.
ROOMS - Comfortable, clean, nicely decorated rooms. The rooms are small but 1. that's to be expected in Europe and 2. We didn't come to Italy to stay in the room so the size wasn't an issue for us.
Overall we felt we got an excellent value for what we paid. We would definitely stay here again and recommend it to others.

Cons: It was a little far from the main centre but there was a water bus stop very close by. Unfortunately, we arrived on a very high king tide day and the buses were not running so we walked to the hotel paying an Indian man to put our bags on a trolley. The trolley was sadly not high enough to keep the luggage dry so 60% of our clothes got wet. This was NOT the fault of the hotel but just saying that there were no drycleaners nearby. However they were able to wash some of the essentials.

Cons: I was very disappointed with the level of information I was provided on the day of the Venice floods. The lady at the reception seemed like a) she had no interest in helping b) had little or not information and made no attempt to find any c) simply unhelpful. It was the day of the floods, I was checking out and asked if they knew about the high tides as typically they give you a heads up, luckily I had stepped out early and found Alilaguna was closed, no water taxis were operating and I had to get to the airport. I waded through the water- back to the hotel- asked reception if they could help as I was on my own, needed to get to the airport. What are my options? Can someone help? She, without even a hint of emotion showed me a vaporetto line and said take that to Piazza de Roma and get a bus to the airport. Not once understanding the anxiety that comes from being alone in a foreign city in a time of what was Venice's national emergency. Nothing. I was just left to fend for myself and I did. I managed to get out and home safe but absolutely no thanks to the lady at reception who couldve at least shown some humanity and offering advice as a local.

Cons: Staff are very well dressed and say the right words, but I never sensed any authenticity, warmth, friendliness, etc.. I asked for assistance on several occasions from different people related to getting to the airport, a restaurant recommendation, directions, etc and the responses were typically curt and robotic. The only exception was the porter/bellhop from the Philippines, he was great. I would expect more from a 4-star hotel when I'm paying $400-500 per night. It was as if they didn't like their jobs. The same experience was noted in the restaurant which was located in the sister hotel next door. Doubt I will return given the opportunity.

Pros: We arrived at the height of the floods with not only Venice under water but the hotel lobby waist high with water, Staff resilience, thorough organisation and a determination to keep things going meant that what could have been a disaster turned into a once in a lifetime Venice experience. Whilst the water remained high and moving around Venice wasn't possible, we headed upstairs to the 5th Floor terrace bar where a prolonged lunch more than made up for things. The long standing memory will be of the hotel porter meeting us on an improvised wooden walkway with a specially adapted and elevated trolley to wheel our bags through two feet of water.

The public areas of the hotel (and some of the guest rooms) are located in a 14th century palazzo that still has its original staircase running off the reception area. Our room with stand up balconies which overlooked the lagoon was just lovely, with a large and well appointed bathroom. The location a couple of minutes from San Marco Square is excellent. The hotel staff were uniformly helpful. The buffet breakfasts on the roof top terrace are well worth the money.

Cons: The worst and rudest customer service ever seen. Do not go by pictures, in reality their rooms are very bad. It does not deserve even one star. I ended up making new reservation of an apartment by paying 200 euro per night. Moreover when I tried to cancel my old reservation via booking agency, they threatened us that we may have to leave their property. Now think of what you do when you are with the family on a vacation. Over commercialization has degraded quality everywhere. But this one is the worst. Please STAY AWAY from this hotel.

Cons: The hostel needs to be deep cleaned and the music was blasting until 2am. The showers had mold and the floor at breakfast was sticky from drinks from the parties the night before. I was on the second floor and I sleep with earplugs in and could hear and feel the music two floors away until after 2am. At this point the hostel and staff should know what an appropriate noise level is at late hours that won’t reach the rooms and it should not be a guest responsibility to go down to the front desk at 1:30am in their pajamas to say something. After reading other reviews it is clearly an ongoing issue. It’s apparent that this is a bar/place to party and not a place to sleep or take a clean shower.

Cons: The walls were paper thin. We heard everything happening in the hotel all night long. No sleep. Only one pillow per person. The hotel we stayed at the before in Vienna gave us two per person. The hotel we stayed after in Naples gave us two per.

Pros: The location was great! It was right across from the train station. The included breakfast was a bonus. And all the staff were very friendly and helpful.
Cons: The A/C in the rooms needs some work. When it's so hot outside all you want to do is get back to a cool room, which wasn't the case. If visiting in the summer, be prepared to sleep in your sweat.

Cons: the coffe and limoncello we had at the lobby, it was a bit too expensive... The breakfast room was a bit small or maybe because of the flood ( acqua alta ), the tourists were having difficult times as well as the hotel staff...

The walls were paper thin and you could hear whole conversations from the adjacent room, residents banging doors from 6am 2 out of the 3 mornings, maids starting at 7am and making noise outside the room and leaving the rubbish there all day, small double meant very small double (box room), breakfast - poor choice and quality if you were lucky enough to be seated, find a plate and be given cutlery. Staff were not bothered or helpful even when we spoke to them.

Cons: The furnishings were old and disappointingly faded for the price we were paying. One of our first rooms was located next to the air conditioning motor on the roof and was insanely loud. To their credit, they did allow us to relocate that room. Upon check in, we were told breakfast was included in our room and the times it would be available. Disappointingly, after our party of six had started eating breakfast, we were then told that our rooms did not include breakfast. When I reminded them of what they had told us at checkin, they said I must have misunderstood. 15 euro per person when we could have easily fed my four children for 1/5 of that price at the bakery around the corner had we known was annoying.
