Pros: Excellent service by very professional staff who were extremely helpful with all our needs. We had special religious needs on Saturday and the staff was very cooperative. The atmosphere was very special in this boutique hotel in Cannareggio area of Venice on the canal. Absolutely peaceful and serene atmosphere that made us forget all everyday concerns. We highly recommend staying here and we will definitely stay here again this summer when we return to visit Venice.

LOCATION - The location was perfect... close, easy access to the vaperatto's (Venice's water taxis) as well as a short walk to the city center.
STAFF - The staff was super helpful, friendly and accommodating.
AMENITIES - Free wi-fi and breakfast.
ROOMS - Comfortable, clean, nicely decorated rooms. The rooms are small but 1. that's to be expected in Europe and 2. We didn't come to Italy to stay in the room so the size wasn't an issue for us.
Overall we felt we got an excellent value for what we paid. We would definitely stay here again and recommend it to others.

Cons: The deluxe double room had no view. We were unable to control the room temperature which had a fixed lowest temperature of 20 degrees. Far too hot sleep, so consequently after 4 nights stay we feel tired. Lack of good public room facilities. The hotel generally looked drab and uninviting. Definitely needs a make over. The bar and dining room were depressing to be in. An expensive hotel that did not deliver value for money.

Hotel is a 5 minute walk to St. Mark's Square etc.

Cons: I was very disappointed with the level of information I was provided on the day of the Venice floods. The lady at the reception seemed like a) she had no interest in helping b) had little or not information and made no attempt to find any c) simply unhelpful. It was the day of the floods, I was checking out and asked if they knew about the high tides as typically they give you a heads up, luckily I had stepped out early and found Alilaguna was closed, no water taxis were operating and I had to get to the airport. I waded through the water- back to the hotel- asked reception if they could help as I was on my own, needed to get to the airport. What are my options? Can someone help? She, without even a hint of emotion showed me a vaporetto line and said take that to Piazza de Roma and get a bus to the airport. Not once understanding the anxiety that comes from being alone in a foreign city in a time of what was Venice's national emergency. Nothing. I was just left to fend for myself and I did. I managed to get out and home safe but absolutely no thanks to the lady at reception who couldve at least shown some humanity and offering advice as a local.

Cons: The breakfast service was not good on day one. The room was full of guests and only two members of staff who were trying really hard to cope with the amount of guests but were unable. Food was not being replaced on the buffet as the two members of staff were struggling to clean and turn round tables and take orders for hot drinks.

Cons: Staff are very well dressed and say the right words, but I never sensed any authenticity, warmth, friendliness, etc.. I asked for assistance on several occasions from different people related to getting to the airport, a restaurant recommendation, directions, etc and the responses were typically curt and robotic. The only exception was the porter/bellhop from the Philippines, he was great. I would expect more from a 4-star hotel when I'm paying $400-500 per night. It was as if they didn't like their jobs. The same experience was noted in the restaurant which was located in the sister hotel next door. Doubt I will return given the opportunity.

Pros: We arrived at the height of the floods with not only Venice under water but the hotel lobby waist high with water, Staff resilience, thorough organisation and a determination to keep things going meant that what could have been a disaster turned into a once in a lifetime Venice experience. Whilst the water remained high and moving around Venice wasn't possible, we headed upstairs to the 5th Floor terrace bar where a prolonged lunch more than made up for things. The long standing memory will be of the hotel porter meeting us on an improvised wooden walkway with a specially adapted and elevated trolley to wheel our bags through two feet of water.

We could not have been treated better.

Pros: This historic hotel is simply spectacular. The public areas of the hotel (and some of the guest rooms) are located in a 14th century palazzo that still has its original staircase running off the reception area. Our room with stand up balconies which overlooked the lagoon was just lovely, with a large and well appointed bathroom. The location a couple of minutes from San Marco Square is excellent. The hotel staff were uniformly helpful. The buffet breakfasts on the roof top terrace are well worth the money.

Cons: Struggling to find anything we didn't like. OK, the lifts didn't work ..... but what do you expect when the hotel has had the highest tides in 50 years. Things will be back to normal very quickly and Venice is pretty much back on it's feet already.

Pros: There was a waterbus stop right outside the hotel which was very handy! The hotel itself was lovely in an old fashioned grand sort of way with huge rooms and beautiful old features. The breakfast was excellent and the staff on the desk were very helpful. It was relatively quiet at this time of year, but in the summer I think it would be better to be a bit away from the centre of Venice. There were lots of lovely eating places and shops in the pedestrianised area just outside the hotel.

Cons: The room we stayed in (economy room) had a window that faced a wall which was not mentioned in the room description . Also I though the hotel management was lazy, leaving a ironing board in the middle of the communal area (for guests to iron if they needed to) and the guests had to prepare their own coffee from a machine as part of the breakfast buffet . When holidaying in Italy you would expect to get a nice coffee in the morning at least! For 240€ a night I would have expected more..

Cons: There’s no porter from the buses drop off area when I arrive at 11:00 p.m and when I check out I asked the receptionist to call the porter but no benefit because no coordination between them. Also I ask about the price of watertaxi and the man who drive the watertaxi said will cost 120€ and ask me to go to the reception to make reservation for me but I was surprised when the receptionist said the watertaxi will cost 135€ and he insisted to this price. Another issue the price was very expensive in comparison with the stars and amenities.

Cons: The room was cold. I have immediately noted the heating system in the bathroom was not working and alerted the staff. They answered me it had a centralized timetable and would have been switched on later at night. It never did. When I came back late at night in the room I was freezing. They did not even apologize for the inconvenience at the reception the day after. In case you are assigned with room 301 ask immediately to change it: nothing works, the heating system, not the hydro massage. Even the boiler almost exploded when I turned it on!!

Pros: My family and I were there in November and there was flood in the morning. We could not get out of the hotel, thankfully their breakfast is good! We really love the food catered and the varieties. The staffs at the breakfast area were very friendly and could share with us some local tips! The beds are also amazing as we had a really good sleep and what I really like was a postcard to remember Venice and the hotel. I posted it back home as a memory.

Cons: The location was not that ideal if you did not take the public water taxi. The map stated 20 minutes walk from the train station, but we took longer than that as we were not familiar with the place, many flight of stairs and our heavy luggage. It will be good if the hotel could give us some instructions on how to get to the hotel when we book it. Also, I did not expect it my room is 2 levels which is quite different from the photos. It will be unfortunate if you have elderly coming with you - Just thought the pictures could reflect the actual room better.

Cons: The worst and rudest customer service ever seen. Do not go by pictures, in reality their rooms are very bad. It does not deserve even one star. I ended up making new reservation of an apartment by paying 200 euro per night. Moreover when I tried to cancel my old reservation via booking agency, they threatened us that we may have to leave their property. Now think of what you do when you are with the family on a vacation. Over commercialization has degraded quality everywhere. But this one is the worst. Please STAY AWAY from this hotel.

Cons: Within three hours we were wading in flood water, the hotel never mention the forthcoming flood, which they had prior warning. For two days we had no electricity nor hot water. The only communication from the hotel was to say that we should stay in our rooms until the flood went down. Being true Brits we put up with it, because we felt sympathy for them. The electricity did come back on in the early hours of our final night. Ours was the only hotel in that area to have no lighting at all, other hotels managed to get some light on. This was not just our hotel the whole of Venice had issues, with the flood. It was so sad to see the businesses having to cope with the flood whic keeps coming back. Why doesn’t some one do something about it?

Cons: The hotel felt completely under staffed, On our first evening my wife and I returned to the hotel after a lovely meal at a nearby restaurant we thought we would have a drink at the hotel bar before we called it a night, when I say bar I should say counter! As there were only two seats and no staff to be seen anywhere so much so after 15 minutes I thought it may even be an honesty bar!! But just as I contemplated serving ourselves the only member of staff bar the receptionist appeared (think faulty towers sketch and you wouldn’t be far wrong!) between my wife and I, I think we ordered 8 different drinks from the menu to be told each time, sorry we don’t have! I am not sure if this is a ploy to force you to use your mini bar?! Breakfast was underwhelming unless you like a boiled egg or cheese and ham toastie! There we a number of other display plates and baskets which led us to believe they operated the same stock taking skills as they did with the bar! So we ventured out every morning with an empty belly! (I would save your money and not pay for the breakfast and venture out to some lovely restaurants instead) Our junior suite with canal view was lovely bar the bathroom which I personally felt was more 2* than 4* I am 6ft and the poorly positioned shower fitting above the bath meant I had to squat to shower, the large poorly frosted window also meant anyone on the communal balcony area immediately outside the bathroom received more of a shock than they bargained for! The pillows were the equivalent of sleeping on a couple of bricks. Overall if they invested more money in their staffing and stock levels they would have the ingredients of a good hotel. We did experience one poor member of staff Irenie (if I recall her name correctly) we found her very disinterested and lacking in any people skills. All in all, I would recommend finding a different hotel.

Cons: The water was tepid on one of the mornings when we were having showers. The bed & the pillows in the deluxe room we stayed in weren’t very comfortable but were satisfactory. No English speaking channels on the tv or Tea/coffee making facilities in the room. The hairdryer was very poor. For a four star hotel I feel these areas should be addressed.

Staff were not bothered or helpful even when we spoke to them.

Pros: I love the location of the hotel because it is only 1 minute away from the St Mark Square. The room was ok in terms of size, it is a little outdated but it was expected before we get there. The lobby is not by but very classy and beautiful.

Pros: The location near San Marco square cannot be beat. The lobby is beautiful.
Cons: The furnishings were old and disappointingly faded for the price we were paying. One of our first rooms was located next to the air conditioning motor on the roof and was insanely loud. To their credit, they did allow us to relocate that room. Upon check in, we were told breakfast was included in our room and the times it would be available. Disappointingly, after our party of six had started eating breakfast, we were then told that our rooms did not include breakfast. When I reminded them of what they had told us at checkin, they said I must have misunderstood. 15 euro per person when we could have easily fed my four children for 1/5 of that price at the bakery around the corner had we known was annoying.

Cons: The AC was very loud, we have to turn it off before going to bed. Otherwise, it will be like a helicopter hovers all night. We got a canal view room, yes we can see the tiny canal through the window; it is not worth to do the upgrade from standard room

Cons: Complicate access to room and fact that it did cost us 150 € for an early check out- 50€ baggage carry and 100€ water taxi- of course/ no receipts. I consider hotel should take more care of customers thinking we did ask for transfer with 2 days before

Cons: Very old rooms with orrible furniture, when you book it they present you nice pictures that do not reflect the room you get. The ad was saying canal view and there was only one small window (in the bathroom) where you were able to see canal opening it and looking down. The bathroom is tiny and with really bad bath equipment not adequate to a 4 star hotel

Cons: The room was a little small The address in San Marco 848 is was confusing. The name of the street it seems to be actually “Calle di Fabbri”. I hope the hotel staff correct this problem or make a clarification. This was a problem for me when arriving late at night.
