Pros: Great location in the trendy Kemptown just a 10 minute walk in to Brighton centre and the laines. Staff are extremely friendly and helpful. The hotel is very clean and lovely decor throughout. Our room was spacious and very comfortable and came with a lovely shower and toiletries. Breakfast the following day was delicious! We will definitely be staying again!

Pros: Property is located near the pier which is a plus, however about a 10 minute walk from any restaurants which is perfectly fine in the summer but a bit chilly during the winter. Cons: Sadly the family attic room did not live up to expectation - with Stains on the floor , peeling wall paper and stains on the wall - over all made it feel very dirty and tacky. It’s a shame as bed was comfy and the room is a reasonable size. However I would not feel comfortable presenting this room to paying guests- can see stains on the wall and stains on the floor in the back left of the picture.

Dont know what it was if it was a boiler or some sort of acu unit but it was noisy and heard it starting up and switching off throughout the day. The whole hotel has a lovely atmosphere. Our room had a large comfy bed and there was a good shower in the en-suite. Good breakfast in the morning. Parking was easy. Entry from floors-2 or -4 straight into the hotel. With the sea at the front of the hotel and The Lanes at the back, definitely our favourite hotel in Brighton.

Also the staff on arrival could be a little better informed about parking - looks like we have somehow paid twice for same parking stay as our on line payment seems to have gone thru but the reg wasn't recognised when we looked to leave. I know this is down to to tha train station and not you but the receptionist did tell us we needed to pay straight away for parking when we would have been better paying on departure.

Cons: It was very noisy as there was no double glazing. Curtains did not close properly so we had light pouring in all night from the street lights and early in the morning from the sun.
There were no desks in our room which are always handy when you travel.
Breakfast was not enticing and a bit pricey for what it was.
Towels were not included which was a surprise considering what we paid for the room.

Cons: The room I was given first was a lovely sized room with sea views, but had a very weird smell and no hot water. After raising my need for hot water in the en-suite I was moved from 1st floor to the 4th floor, this room was about half the size and even with windows open and radiator turned off it was still very warm. One of the reasons I chose this hotel was for its free parking, when I asked where to park I was told all places had been taken and I would have needed to book in advance which I was not made aware of. I was told to park either on the promenade or regency sq which is free between 8pm and 9am

Pros: Stayed here with my daughter. Lovely interior, comfy beds and pillows. Tv and kettle(tea/coffee) in room. Very clean. Staff were amazing and so helpful. I was on the 5th floor so didn’t really hear any noise mentioned in other reviews. Really enjoyed our stay. Great location. The staff went above and beyond to make us feel comfortable and welcome. Family friendly and the breakfast is a must.

Cons: On first night we decided to eat in the hotel so booked a table on arrival thinking we would eat in the main restaurant When came down for dinner we were told that we would be eating in the bar A table had been set near a door which turned out to be the door the smokers used to go outside and smoke Which meant the door was opened a lot a often left open on a cold Dec night was not pleasant, Also i ordered a glass of red wine with my meal which was basically undrinkable after sending back 2 glasses the waiter offered me a different wine which was better. The sirloin steak was only 25% edible the rest of which was fat and grisel Finally 2 Baked Alaska's were ordered for a desert which arrived not cooked properly At this point i felt i had to complain The supervisor apologised at the table and offered that we should only pay for our drinks. Which we sadly agreed to It would have been much better not have had a reason to complain in the first place so the we could enjoy the evening! I have no complaints about the waiting staff but it appears that the kitchen and quality of wine a well below standard for a Hotel such as the Hilton

Cons: My room was like stepping back into the 70s. It was tired and dated with mismatching outdated furnishings. The bathroom sink kept blocking, the aircon didn't work and the mattress was lumpy. This room was not worth the money I paid (£100). Tip: ask for a refurbished room.

Cons: No hand wash soap on arrival. There were not enough sockets on the wall for chargers , kettle etc. Hair dryer should be hung in the bathroom. The one provided could not be used in bathroom. Cons: The room was ageing , the furniture had been painted a mud brown, the wardrobe rattled, the bathroom tiles had obviously been painted white and the paint was peeling off. Cons: Breakfast was well cooked but would have liked it to have come with a piece of toast.It was nice to have a hair dryer to use but a bit awkward for me being tall- minor thing.

Cons: hotel needs to be brought up to standard! New beds new showers painting. Cleaning and tidying up. Pick the smoking rooms it hide the smell of mold. Poor value for money. If every where else is fully booked look to sleep in you car

Cons: Mold everywhere, peeling paint and wallpaper... Lack of maintenance and neglect destroyed what was once a great hotel.
With some investments, this could be a great place. But right now an average Motel 6 is cleaner than this place.
