Cons: The rooms can get very hot at night, but I stayed at one of the hottest weekends of the year so that''s a very specific issue that would not affect most guests. Other that that I honestly cannot think of any real complaints or bad things to say about this guesthouse.

Pros: I liked everything: the room, the location in a quiet street, good breakfast and extremely nice and friendly owners. If I only visit Lincoln in the future, I would like to stay at the same place.
Cons: I had a problem with getting into the property, as the e-mail with a code and room number was sent on the day of arrival (and I could not get into my e-mail account). I suggest the e-mail with such details should be sent slightly earlier.

Pros: We stayed in the suite, which was absolutely stunning, the windows which were still intact and original and the gothic doorway into the en-suite were spectacular. The bath tub is huge and worth having a bath and not shower. It is central and very close to the main attractions in the area. Worth paying the bit extra for the suite as saw into another room which was good but ours was fantastic! The breakfasts were good and offered a full English as well as continental.

Cons: We didn't like all of the noise we could hear from the other guests, creaking floorboards in the room above. at 1 in the morning isn't good on both nights of our stay, very poor closing window blinds in the room, breakfast room needs a good clean on the walls, staff were not the friendliest, it was although it was a chore for them.

Cons: I raised a problem with there being no soap dispenser in my room. The staff looked at me like I could not possibly be correct. I reiterated that I was indeed correct and that I had no soap. Their solution was to use the generic bodywash/shampoo dispenser in the shower... not exactly anti-bacterial... In my opinion, this issue was handled very poorly.

Cons: When we arrived aircon wasn’t working. And there was no one there to look at it so first night we had no air con and room was very warm and stuffy was fixed the next day but still was not working properly so was still warm. My daughters bed had a stain on sheets told them it was not changed. We stayed here few years ago and was great but this time it seems standards have slipped and probably won’t be returning to this hotel again. But staff were good and breakfast was very good also.

Pros: Loved this B&B! We had a nicely decorated room with a huge, comfortable bed and bedding. The view from the window was leafy, and you could see to the other end of Lincoln. There was plenty of different teas available. The staff were extremely nice and showed us around the place on arrival. We had a shared bathroom which was spacious and clean, new bathmats and towels were brought it during our stay. It wasn't shared with too many rooms, we never had to wait for our turn. The continental breakfast was good, we appreciated that there was no single use wrapping/packaging, which you sometimes see with continental b&b breakfast. The location was close to the castle and the cathedral.

Cons: The amount of parking places, and entrance to the premises. It's a very narrow and steep up going path, with only centimeters left on each side. I did not have a desk in my room (i was there for work)

Pros: Loved this B&B! We had a nicely decorated room with a huge, comfortable bed and bedding. The view from the window was leafy, and you could see to the other end of Lincoln. There was plenty of different teas available. The staff were extremely nice and showed us around the place on arrival. We had a shared bathroom which was spacious and clean, new bathmats and towels were brought it during our stay. It wasn't shared with too many rooms, we never had to wait for our turn. The continental breakfast was good, we appreciated that there was no single use wrapping/packaging, which you sometimes see with continental b&b breakfast. The location was close to the castle and the cathedral.
Cons: Can't think of any faults! I suppose the climb to the hill might is a bit of an exercise, but then again the cathedral and the castle are on the very same hill, so if you're visiting Lincoln, you probably do want to do the climb anyway ;)

Pros: Good options for a self service "continental" type breakfast were available. Room was functional with a new bathroom. Sited on a hill, with views and easy walking distance to Lincoln Cathedral & Castle, eateries and the town A quiet property. Hosts were helpful and friendly.
Cons: Property signage. We found it challenging to locate. Parking arrangements are a bit haphazard due to the geography of the property.

Cons: The shower pressure was awful, and for a bed and breakfast you would expect a proper cooked breakfast option not a make your own egg machine and a toaster. Also annoying that there's no fridge in the room to put milk you have to go downstairs for it bring it up use it and then back downstairs again to put it away

Cons: My mums single room was a little on the small side for the price. My room was on the 1st floor at the back and felt a little dark but I did have a good view of the cathedral so it wasn't too much of a negative. Only a couple of niggles: the cold tap water was always luke warm so couldn't get a cold glass of water to drink while in my room. With this in mind a mini fridge would have been nice. X

Pros: The location & staff were excellent. However we believed that the hotel had on site car parking. It was adjacent & we had to pay £8.50 for each 24 hour period so £25.50 for our 3 day stay. Also it is detailed as a hotel with a bar but in reality it is a bed & breakfast that does weddings & corporate events. No problem in that but it needs to be clear in the listing on hotel sites

Cons: Its good that the place is being re-develped as it definitely needs it in some places. Car park was inadequate when we visited - gowever it was graduation day at the cathedral and there were several functions on. Bedroom 322 has a nasty pump noise which runs for 10 seconds every 5 minutes until about 11 pm. Its not loud but irritating when you are trying to sleep.

Cons: The place needs some tlc. I assume this is student accommodation during term time as is basic and in a student area of the city. The main room area smelt as though someone had cooked chips on a daily basis, this could be due to the stair carpet that needs a good clean. Damage to cupboards, worktops etc. The wet room had a number of cracked tiles and needs improvement.

Cons: The accommodation was dirty, kitchen equipment very sparce and inadequate, one of the duvets was torn with no cover and not fit for use, washing machine could not be used due to knobs/buttons broken. One of the kitchen drawers even had a pair of shoes in it!!!! We could not find the property due to a very stupid, small print sign that CANNOT be seen or read from the road. We are very very unhappy with this place and feel we deserve a refund. I can substantiate above comments with photos.

Cons: We booked the apartment for 2 adults and 2 children. However, when we arrived, we had been placed in an apartment with one double bedroom and one single bedroom with a fold up bed in the lounge. Anyone with kids can tell you that’s not ideal! Basically it means one kid has to sleep downstairs, which means us adults have to retire upstairs out of the way! Not the relaxing evening id had planned. The fold up bed wouldn’t fit in the single bedroom so we ended up carrying it upstairs and having the youngest child in our bedroom. This wasn’t ideal as both beds were incredibly noisy every time you moved so none of us got much sleep. The sofa in the living room was uncomfortable, the TV constantly lost signal so was impossible to watch properly. The dining room and chairs had no space around them to actually manoeuvre yourself around them. We bought breakfast stuff in for the morning knowing there was supposed to be a full kitchen in which we could cook. The cooker itself is something from the 80’s, the oven didn’t work properly and seemed to just grill which meant we couldn’t warm up our tea and had to get a takeaway instead. We bought bacon for the morning which we couldn’t cook as there wasn’t a single frying pan or grill pan to use. The hot water tap in the kitchen wasn’t working at all so we had to boil the kettle to even be able to wash the breakfast pots. Everything was generally a bit old and tired and rundown. I was massively disappointed as I previously stayed in one of the other apartments with friends a few years ago which was spacious and relaxing and I was really impressed with. All in all, a huge disappointment and I would not stay again.
