Pros: The flat itself was a good size with lots of space. This would be ideal for 2 people to stay in rather then on your own.
Cons: It wasn't clear when I booked that you would need to go to a different place to check in. When i arrived in my taxi to where i was staying I just felt uncomfortable as it was really dark with no signs and no reception or number to help me. Luckily my uber driver suggested we drive back to the main Roomzz on Burley road to check in there. When i got there i told the man at reception that I was concerned and didn't feel safe staying there and asked if i could move to the apartments that had a reception. He then told me it wasn't dark there and that there were plenty of people staying in the apartments. I was also told if I didn't feel safe staying I would still have to pay so i had to make a decision. I was almost in tears at the time of check in and just felt some empathy or support could of been given to help me at this time. The check in location is in the smallest print on the booking confirmation and had this have been clearer I wouldn't of booked because I wouldn't of felt safe on my own without reception. When I finally arrived back at the apartment with my key the signs were really unclear to find my room - they are inside the lifts so I had to walk around the ground floor before I realised my room wasn't on this floor. It's such a shame because I would of recommended the apartments on Burley road with 24 reception as the last time I stayed I had a great service. I travel every week and now unfortunately won't be returning.

Cons: To be honest we didn't end up sleeping there. We were incredibly disappointed with the location being on a main road with full visibility in all rooms from the constant flow of double decker buses - the bus stop being directly outside of our bedroom and living areas. Therefore couldn't leave curtains open at any time. Noise from the road was far too loud and intrusive and we knew it would be a disturbed night's sleep. Didn't feel comfortable unfortunately and felt compelled to find alternative accommodation. However, the parking for Headingley Stadium came in handy, albeit an expensive parking spot. I am sure the accommodation at the rear of the property would have been more appealing.

Pros: Friendly staff who were great. Food was plentiful more than you could eat . As I am quite tall the sloping ceiling with a skylight was quit dark felt a bit small but overall no complaints.

We were told that the reason it was Superior was that it had recently been refurbished and had air-conditioning. Pros: I was staying with my daughter for two and a half weeks. From the gentleman who owns this so-called "hotel" - in fact, it is just a very old house, rather a hostel, B&B - and even to his employees, we have "enjoyed" a lack of absolute respect. We were disturbed even when we asked expressly not to bother us, in the first days they constantly asked us with the question "do you need soap, toilet paper?", But, over a week, when we asked ourselves bring paper and fill our soap tanks, they did not respond to our request until after two days. Also, when I told them that the radiator in the room does not work and that it is very cold and I cannot work during the day and at night it is difficult for me to fall asleep, they did not say anything for the first time, but they seemed to remedy the problem immediately; Well, I was wrong. They solved the problem, somehow, only after about three days - they brought a radiator with three to four elements in the 5m / 4m room - when I asked again to solve the problem and I was told that they have guests who do not support the heat. ... I couldn't believe it! I mean, I wasn't a guest? Didn't I pay for my comfort ?! Thus, being very cold, I removed the two blankets (one cream and one white) that were in the closet in the room to put them over the pilot; I found with astonishment that the white blanket had yellow spots, was obviously dirty, had not been washed / changed after previous guests. But the biggest surprise came on the last day. When we booked the accommodation, we asked to check out between 17-18 hours; I received an affirmative response via email. But, on the last day, I woke up with my phone inside, knocking on the door, thinking I had a catastrophe. But what to see? In fact, they wanted me to check out at 11 o'clock.
Cons: I explained to them that I had an understanding, as I said above, but didn't care; In the end, the owner came, this gentleman who has nothing to do with the proverbial qualities of a gentleman, a man who showed a lack of professionalism leading to the most brutal barbarism, telling me, when i I showed the exchange of emails, that does not recognize this agreement, that when I took over the room I signed up for check-out at 11. Therefore, he did not change the documents according to the agreement although I relied on this . Of course I left immediately, the luggage being, anyway, already done. Absolutely unacceptable, I would never go back. As for the restaurant, the same lack of common sense, they were upset because one evening we only ordered coffee (we had dinner with them once and we didn't like the food at all, although they were favorite dishes from us in the Indian kitchen; more than that, they forgot to bring us the complete order) and asked us to leave !, if we do not order anything else, so that immediately afterwards they will say that we make a concession because we are guests of the hotel ... What ?! And the restaurant was almost empty, there were no tables occupied even at quarter of capacity, an hour and a half before closing. So no! In no case do I want to hear about this "hotel".

Pros: I liked the fact that when i explained I hate dark rooms they immediately moved me to a room which had a lot more natural light and was obviously newer to where they previously put me! It was more modern and airy.

Pros: Leeds centre was nearly completely full, so moved out from centre. A real success! great hotel, comfy bed, great leisure facilities and very reasonably priced. Bus stop outside with frequent buses, 20 mins to centre or about £10 in a taxi on way back. Beautiful view from room (balcony!) over woodland. Very peaceful and relaxing. Much more than i expected.
Cons: Rooms are a little dated, if it was me i would be re-investing by modernising one room at a time. It is investment that will repay many times over, its a great hotel in a brilliant spot..

Pros: The bed was super comfy, I didn't want to get up! Only used the hotel as a bed for the night and didn't use any facilities. On a bus route which takes you straight to town and the bus centre for only £2.50 which helped a lot!
Cons: Bathroom was ok. Also not enough sockets, no sockets near the kettle and couldn't put it anywhere else that would have been safe which didn't mean actually holding the kettle.

Radiators from Jurassic period.

Pros: The location was nice considering I needed to get to the airport quickly the following morning. Check-in was fast and staff did me a favour by leaving a bag at reception for my colleague to pick up the next day.
Cons: I think there should be a way to know if there is going to be construction before you make the decision to stay at a hotel. Additionally, I stayed in one of the rooms with the shared bathroom, and although everything was very clean, the shower was clogged.

Cons: The car parking was horrendous and we spent at least 20 minutes circling and trying to find a space. There is extra parking assigned but it was muddy and at the back of the hotel which was a grass area that didn’t look very safe. The staff seemed stressed out as there was a large wedding party in and the queue for the bar was massive with only one person serving. I do feel this impacted on our stay as we felt a hinderance.

Cons: Well let’s list them. NOT WORTH THE MONEY. 1. Staff member on arrival not the most welcoming 2. To get to the property you’ve got to really look for the small sign that’s getting covered by bushes also if the busses are at the bus stop or kids standing in front of the signs you’ll have to do laps of honour. 3. Dirty curtains. 4. Dirty sheets 5. Extractor fan well couldn’t find the cord for it so maybe you can. 6. Well we got in the room and found the window was open I pushed it and locked it or that’s what I thought, turns out the locks don’t fit into the locks on the window there for, your window is unsecured and considering reception is locked at night, I’m guessing anyone could have a try at the window. 7. I had to go outside at 02:00 in the morning to tell the adjoing property’s you shut up as people where trying to sleep. I then come back In complained to The man who said he was staff and he just shrugged his shoulders and walked off. 8. The same staff member or his friends seemed to being carrying crates of water in and out and banging around knocking on the door to get let back in. 9. When I went down in the morning to check out and complain well the woman who greeted me seemed to listen to what I said then proceeded to say well I can’t do anything, manager is in at twelve check out is 11 so we wasn’t waiting for a manager for an hour. We expected the complaint to be listed down and maybe a phone call but nope. 10. Go up on the 1st floor and find dirty minging mattress just stood up the walls by the windows. 11. It seems like the building would be lovely if the owners took care and also had an interest in the customers. I can’t believe booking.com lists the property. Look at the photos and you’ll see the window and how it don’t lock. Please avoid.

Pictures had not been removed prior to repainting and frames had been dawbed as a result. Light switch near bed was loose with wires showing. Strange bit of plywood screwed across headboard.
