Pros: We spent 2 nights at theZanzibar on our baby moon to get away from the city. We could not have asked for a better stay -the facilities were top notch and the staff were fantastic. Excellent breakfast both mornings which we chose to have hand delivered to our room making it even better. The location is convenient and provides a good base to explore along the coast. Everything was modern and of the highest standard, we also liked that the rooms had real personality to them. Thanks to Max and his team for looking after us!

Pros: Tracey is a joyful and warm person. She is very attentive and will gladly talk to you not only about the guesthouse, but also about your visit to Hastings and the surroundings. It felt like home away from home, and my room was really comfortable. The breakfast is delicious and balanced.

The location is great for public transport, as there is a bus stop nearby, and the train station is within walking distance. The breakfast was really good, with a number of options to choose from. All you needed to do, was select your breakfast from the menu, the day before and note it on the chalk board and you got the breakfast of your choice.

Cons: A lot of stairs to climb to our rooms in the attic! Out of breath and sore knees and hips. Squeaky beds but comfortable. fried egg not cooked on the yolk, a bit slimy, otherwise good. My son couldn't eat his so we had to go out for his breakfast afterwards. very noisy plumbing when you turn the tap on No hot water in the sinks for shaving, used the kettle Rather a small room for twin beds poor Tracey had an awful cold and chest infection so was coughing over the food, she had no one to help her we have all come down with a cold this morning

Cons: There are stairs to get up to your room, so if you have problems with your mobility, you may find this difficult. If you need to check in after 7pm, you need to access by a code to the key safe. As it was dark, we had difficulty in accessing the key safe, but we rung the bell and were let in, so it wasn't a problem.

Cons: nothing i didnt like to be honest, if i was to be very overtly pedantic id say that despite advising in the welcome folder that they would be provided; we had booked a room with an en suite and should have been supplied with bathrobes in the wardrobe...but honestly it didnt bother us in the slightest so im only really saying it to pick holes.

Cons: Duvet was a little thin for this time of year. There is no shower curtain in the bath so that a bath only is the most practical option, but not too big a problem.

Cons: The room looked much better on the photos than in reality. It is very basic. ok for a short stay in the summer months I guess but not ideal in autumn or winter. It was pretty cold in the room because it was windy outside and we felt the gasps of wind in the room. The pressure in the shower was low.

Pros: I absolutely loved my stay at Black Rock House. Far better than many 4/5* hotels I have stayed in. Down to the afternoon tea on arrival, the friendly but not in-your-face welcome, the beautiful room, comfortable bed, lovely linen and gorgeous bathroom, complete with soft towels, luxury toiletries and bathrobes and to top it off, the amazing breakfast, I need another excuse to go to Hastings and stay again! My boyfriend and I came to stay after a comedy gig at the local theatre (we live about 30 miles away) and decided to stay over so we could make it a bit more of a treat and I'm so glad we did - you must go and stay there, you won't be disappointed!!!

Pros: Not a lot. We requested two disabled rooms with showers as two of the guests needed them. There was no hand rails for the toilets or showers.So they could not have showers. The rooms were very dusty as if they had not been cleaned for a while.The hotel is NOT disabled friendly and I would NOT recommend this hotel to anyone who is disabled. It never even had a wheelchair ramp for getting in and out of the hotel.
