Pros: We enjoyed everything about our trip. On arrival the property looks fantastic from the outside, but the moment you enter you are blown away by the extremely tasteful decor and, a rarity these days, a delightful scent in the air throughout the house. The room was a great size with a delightful ensuite and a clear and charming seaview without the need for binoculars or squinting. The communal areas downstairs are equally delightful; a capacious sitting room bedecked with bountiful reading material adjoins a lovely dining area with beautiful objet d'art liberally scattered around giving the feeling of having stumbled into a beautifully bohemian but well to do household. If the considered aesthetics of this gorgeous property weren't enough, on arrival we met the jewel in the crown of Black Rock House, our host Vincent, who much like the property he inhabits is a magnificently charming and well built man. An absolute font of local knowledge, Vincent gave us countless well-informed recommendations for places to eat and drink in the local area, alongside some other travelling tips. He has a lovely demeanour and seemed happy to accommodate any requests that we had, and his wit and warmth really set the Black Rock House experience apart from any similar seaside jaunts we've been on in recent memory. We will most definitely be returning shortly for a repeat.

Pros: I absolutely loved my stay at Black Rock House. Far better than many 4/5* hotels I have stayed in. Down to the afternoon tea on arrival, the friendly but not in-your-face welcome, the beautiful room, comfortable bed, lovely linen and gorgeous bathroom, complete with soft towels, luxury toiletries and bathrobes and to top it off, the amazing breakfast, I need another excuse to go to Hastings and stay again! My boyfriend and I came to stay after a comedy gig at the local theatre (we live about 30 miles away) and decided to stay over so we could make it a bit more of a treat and I'm so glad we did - you must go and stay there, you won't be disappointed!!!

Pros: Both Tracy-Anne and Lesley made our stay particularly enjoyable, went out there way to look after us, recommended a great Indian restaurant .Their comprehensive knowledge of the area was invaluable for our short stay. The atmosphere, decor and service were of the very best, and the food was not only delicious but presented with great flair. We really enjoyed our stay, returning as refreshed as we could wish.

Pros: A quirky little gem of a B&B. Excellent freshly cooked breakfast with an extensive choice. The room was comfortable and had all we needed ie a comfortable bed, fridge, tv and tea and coffee facilities. Friendly hosts. Pros: I loved The Laindons! From my first phone call with Ian through to our check-out (also with Ian) everything was absolutely spot-on. This was a last minute trip booked just about 2 days before our arrival and having not been to Hastings myself before I was hoping this would be a lovely treat for my boyfriend and I. Ian was flexible with our check-in time (we were going to do an 8 mile hike in Rye Harbour and not entirely sure how long it would take) and couldn't have been more welcoming upon our arrival. Our room (the Coral Room) was far more beautiful than the website photos communicate with thoughtful touches like ear plugs (for the morning seagulls) and dental kits (in case you forgot your toothbrush) along with an outstanding tea selection (Tea Pigs teabags!). Although the bathroom was on the small side and I felt slightly let down by the bog standard shower enclosure (in comparison to the luxurious room - it was a bit of a mismatch? A few subway tiles and better quality glass enclosure would do the trick.) the rainfall shower head had great water pressure which I always appreciate! The sitting room is open for all to use with coffee table books, board games and an honesty bar. My boyfriend and I brought back a bottle of wine after dinner out and were the only residents using the space. We sat for several hours talking before taking ourselves off to bed. Breakfast was delicious and once again, Ian's perfect hosting skills kicked in when, having overslept, we turned up ridiculously late in the morning (we said we'd be down for 09.00 but overslept and rocked up for 10.00). We got a gentle (deserved) ribbing from Ian for our late appearance and I knew that all was forgiven! The kitchen had run out of avocado (first world problems) so my boyfriend went off menu requesting a bacon sandwich instead and it was cheerfully accommodated.
Cons: The Bose Soundlink with iPod was a nice touch in the sitting room but the tunes could use updating. Or perhaps some cables to allow us to plug in our own phones/Spotify? But I'm only being nit-picky by saying this. I don't think I could have loved this place more! Next time I'd like to stay longer than one night...

Pros: Close to town centre in a fairly quiet street. Excellently appointed room, bright, with super comfy bed and lovely toiletries in the en suite. Stayed in the coral room(number 2) and as name suggests this motif was on the mugs, glasses and bedding accessories. Travelled with friends who stayed in the yellow room(number 1) they too were very impressed. Rooms have tea making things with a variety of teas available. Spotlessly clean throughout and with a comfy communal lounge with games,books,music,dvds and an honesty bar. Good choice of breakfast items all cooked to perfection, I can recommend the toast with avocado, bacon and egg any way you want it cooked. Ian the manager is FANTASTIC, nothing is too much trouble and he provides a warm, friendly welcome and tour of the facilities on arrival, as the visit was our friends ‘special’ birthday, I asked if some bubbly and glasses could be provided and he did a great job, it made my friends birthday weekend really special so I can’t thank him enough. Karen, the owner is a lovely lady with a great eye for style, quality and service which the price reflects this whilst retaining value for money. Thank you for a wonderful weekend.

Pros: Everything! This place has wow factor. What these guys have done is quite simply amazing, the love they've put into it is felt everywhere you go. It really is quite remarkable what they have achieved. The atmosphere is calm and peaceful, it feels happy, as if the house is exactly as it wants to be.... reunited with its old memories of way back when. There isn't a single detail left out, your eyes are constantly finding something else they haven't rested up in before. I fell in love with it, but even if it's not really your "thing" there is no way you won't be impressed. The entire place is spotless. Quite how that's managed when it's filled with so much is a mystery. But hats off to all who make sure it remains perfect. The garden is like a little piece of Heaven. On a nice day you could easily loose hours out there. As is with the inside, there is so much to look at on the outside too. I think one of the best bits for me was the quiet, the peace. It's not often now that life is ever truly quiet. Sitting in the sitting room drinking tea and eating delicious cake lounging on a very comfy sofa actually relaxing is quite special. There is nothing there to remind you of the stresses in your day to day lives. We were in the Old Nursery room, which was a very good size and as with the rest of the house was filled with all you'd expect from a place from that era. Seperate private bathroom with roll top bath was special too, I could have soaked in the tub for hours. Big towels and bath robes were supplied and very much appreciated. The breakfast room was set out beautifully, everything laid out on silver dishes, food was delicious and plentiful. It can always feel a bit awkward sharing breakfast with complete strangers, but we all had a chat and a laugh, so was very enjoyable. I realise I'm on my way to writing a novel here! But honestly there is just so much to say and we only stayed one night!

Pros: the friendly staff, the cozy interior and breakfast. Very cozy place, nice breakfast room, breakfast on order, you can choose which one you want. It is a English breakfast and not international, if some would like rolls, croissants etc. they would be disappointed. For us it was good, I had nice and juicy scrambled eggs on toast! I had to order that twice because there was no other choice for me. a nice big cozy room. with coffee and tea facilities.
Cons: We didn't have hot water the first night of arrival. It was fixed the same day though. We also had a discount because of the inconvenience. One minor thing about the room, as it wasn't the cheapest room there was signs of dampness in the bathroom and in the room itself. that's a shame for such a lovely place. Also the shower had no power, hard to wash long hair when it goes slow. Also the communication could be a lot better. We left a charger in the room and contacting the team didn't go smoothly, they are very slow in answering messages. they also didn't find our charger..

Pros: Excellent communication prior arrival and during stay. Very friendly staff. The room was immaculate, very clean, tastefully decorated and has a great coffee machine. Everything you would need was there. Whilst Hastings is not the most attractive town there is, it is a convenient location to visit other natural or historical sites nearby.

Cons: The unpersonalisation of the hotel was very unusual. Being left a key and harassed by text when I was hospital visiting a dying relative to confirm that I had the emails and texts was distressing. Then to be woken by the cooking of bacon setting of the smoke alarm. Even though breakfasts were not an option. I was offered a bacon sandwich as compensation, but as a vegetarian not really an option. When I left I was told that usually typing in the code cancels the alarm. From this I can only surmise that it happens on a frequent basis. So just be prepared for disturbed sleep if you want a morning lie in!! Although you won’t get much of lay in as the free parking advertised finishes at 8am or 9am depending on which side of the road you park. The room was fairly clean but very well used.

Pros: Exceptionally delicious breakfast. So much space on the bed, amazing bath tub and shower. Perfect for a romantic getaway. Max was super friendly and helpful, nothing was too much and he was a brilliant host.
Cons: It would be nice for the plant by the toilet to be moved as it made access a challenge in the night, coffee table slightly grubby and some hairs were found in the bed, however we could smell the bedding was clean so they probably accidentally fell in during the bed making.

On arrival we were congratulated with a cold glass of Prosecco (beer for the husband) which was a lovely and very welcome gesture after a long journey! Pros: Fantastic location on the seafront with amazing views. Whilst there is no parking at the hotel, there is a large square two minutes walk away with free bay parking. You can always stop outside and unload before parking. Hotel staff were very attentive and friendly. We were staying in the Manhattan, which is an unbelievable room on the top floor with stunning views. Some fabulous features, like a bath that fills from a tap in the ceiling, an aquarium coffee table and a juke box. Although that wasn't working during our visit. Hotel has great features such as CD's, DVD's and books to utilise, personalised morning note, a very generous breakfast sheet to select from the night before and the option of breakfast in your room. Electronic blinds, flat screen tv's, comfortable lounging, a kitchenette and a great shower were all great additions. We selected this hotel as it is pet friendly and stayed with our Toy Poodle, who they accommodated brilliantly. The bed was very comfortable and the whole vibe of the hotel is to take time for yourself and relax and let the hotel take the strain, even down to ordering pizzas for you and bringing up drinks from the bar. Whilst the price is top range, the overall experience and value was exceptional. We'll definitely be back.
Cons: Room could do with restocking cutlery as we were short of a few plates, it was a shame the juke box wasn't working as that was an amazing feature. As the hotel is pet friendly, it would be worthwhile adding some dog bowls into the room. TV control had a dead battery which could have been checked before we arrived, but that was resolved really quickly by the excellent staff. A few areas of wall that could do with a touch up of paint, but didn't detract from the wow factor of the room.

Pros: The staff were absolutely brilliant. They were all very helpful and friendly. They handled our complaint exceptionally well. Seems like they deal with that complaint fairly often! An unfortunate policy. Breakfast was good, long waits for coffee and poached eggs, but lovely when it arrived. Again great staff.
Cons: We booked this hotel to specifically get away from the kids and use the spa facilities. Once we booked we had two emails one from booking.com and one from the hotel, saying we had to pay extra to use the facilities. We didn't read the small print when booking, which is arguably our fault. We didn't book the cheapest Hotel/Spa or the most expensive. All being said, we would have of expected complimentary use of the spa facilities. Get that its a business but felt a little money grabby!! Upon dispute, we then found out, that not only would we have to pay additional fees, we actually paid more using booking.com. Our room was nice, but the temperature was extremely hot (in the room) and my wife was fairly frustrated that there wasn't a mirror on the dressing table. Overall fairly disappointed.

Pros: White Rock Hotel is a very comfortable place to stay. The rooms and communal areaa are exceptionally clean. Beds are made for a good night's sleep. Direct opposite the pier and a short skip over the road to the beach makes a perfect location.

Not far to walk to the town centre and sea front. Hot breakfasts were lovely - especially the sausages and the waffles. Nice to have two comfy armchairs in the room. The stay was good value for the price overall. Really near the station too, as we did use the train 1 day to go to Battle.
Cons: I couldn't see to dry my hair as there were no plug sockets near the mirrors in our room. Bed was smaller than expected when booking king-size room (but was comfy). The cold buffet breakfast options were rather disappointing, just toast and cereals - no fruit, yoghurt or pastries. We were rather affected by the noise of music in our room - the bass beat - in the evenings from below us, which went on till midnight on the Wednesday and after 11 on the other two nights we stayed - earplugs!

There were breakfast options nearby in the town.
Cons: If you switch the bathroom light on, even for a second, the bathroom extractor fan goes for about 20 minutes. I realise this is a standard set up in many B&Bs, but it is annoying late at night when you want to go to sleep.

The actual bathroom was so small that we struggled to squeeze between the door and the toilet on trying to enter the bathroom. The shower cubicle was very very small and made showering a difficult experience. The toilet was not fixed to the floor and rocked and the commercial style toilet rolls were just left in a basket with no holder. Both the room and bathroom were accessed with keys which seemed to make an incredible amount of noise and we were both wary of disturbing other people when going to the bathroom. The main room had bedside spotlights but without bulbs! The room had no bedside cabinets although there was room for these and the sink in the room didn't have a plug so shaving was also difficult!

Cons: There was no one to ask how to log on to the internet. As soon as we had paid,we saw no more of the proprieter. Parking can be a bit of a nightmare. The worst thing was the toilet. The old fashioned pull chain cistern didn't have a correctly fitting lid and there was lots of mould on the ceiling above it. It was also very noisy

Pros: The level of cleanliness was stunning. This deserves an 11/10. No dust (I’m highly allergic and an OCD person with that), loved the window (which was open allowing the fresh air to come in prior to our arrival) exactly above the few parking spots as it offered us a reassurance throughout the night (could see our car), the white sheets and towels smelling rather cotton fresh and the tea & coffee options offered in the room. The check in/out process was easy and straightforward. The only downside of this guest house is the lack of free parking slots throughout the day. As an overall, I’ll give it a 5* because cleanliness is of utmost importance for me though.
Cons: . I arrived in Hastings with my partner on the 27th of September in the afternoon. As soon as we checked in, I wanted to know where is the parking as I was certain the symbol was ‘light up’ on booking.com, nonetheless I was told I have to pay for it everywhere as no other guest house would have a private one. We ended up paying for it before 18 PM, yet if you’re lucky, there are few slots available and free between 18 PM - 9 AM in the front of the guest house. I am certain that the icon for parking was on when I did my booking as it was a key driver in my selection process.

Pros: There's a good cafe walking distance.
Cons: It was noisy during the night. I see the guy once to collect the key. I thought I'd have to pay at reception, but they had taken the money before I got there. No parking, they should give you a permit. Shower was warm. I would value the room at £40 a night
