Breakfast of toasted burger buns (served with jam and butter) was pretty awful, seeing as there is much better quality of bread readily available in the area, so we paid for different breakfast things the first day (pancakes, eggs etc which was average) then ate breakfast out at much better places all the other mornings. We got the coffee and orange juice every morning (as part of the included breakfast) which was ok, but did not have anything else. The beach is beautiful (but their sun beds are pretty awful and old) the location on the strip is amazing, right in the heart of things, but it could all be so much better!
The thumping very loud music noise every night from the bars, restaurants til 4 in the morning (and one night private house 2 doors down having a massive disco party) in the area (we were a beachfront cabana). Great difficulty sleeping. As there aren't proper windows and walls (wooden slats with mosquito nets) all the way round (or roof, just thatched) the sound just travels straight in (and the sand blowing in to whole Cabana on a very windy night/day). Massive bugs/cockroaches which climbed up the mosquito nets. Very unhappy that the new owners (place taken over at end of November 2019) hadn't bothered to put in the safety deposit boxes the previous owners had (cupboard just empty where used to be). The new owners should also have bought a new power generator to back up the solar panels when they had not generated enough power (i.e. if sun didn't shine enough that day) as we had a whole day and night with NO ELECTRICTY at all which is unacceptable for £300 a night! Manager guy very vague whole time saying man coming in half hour... If I had known it was so basic and badly run at Tita Tulum (now called BT Live Tulum as changed hands) I would have paid more per night to stay in a much nicer place/higher grade hotel nearby e.g. La Zebra.
Location was great and it is one of the last remaining 'old school' properties with a small number of cabanas, all with a beach view.
The power runs off of solar and a generator so cuts in and out randomly, leaving WiFi access intermittent. Worst was the nightly power shut-offs sometime between 3:00 and 4:30 a.m. The electric box right outside our wall beeped every 10 seconds for an hour before it finally gave one long piercing beep and shut down. This was nightly! I even awoke to it at 7:00 in the morning sometimes. We were in cabana 11 but I could hear the beeping in the distance outside of other cabanas. Also, the food was less than impressive. We went for breakfast once and decided toasted hamburger buns and scrambled mush were not worthy of returning business. Kitchen closed at 3:00. Sharp. Couldn't even give you chips & guac. If you did want to get a snack outside the restaurant area you had to order at the front desk (on the back side of the open eating area) and clean up after yourself by bringing the used dishes, etc. to the dining area. I don't mind picking up after myself but it isn't nice when used bottles/plates are sitting around waiting for guests to pick them up. In the end, there's lots of time to make up sleep missed at night and tons of food options all around. This place is probably on the cheaper side for Tulum, at least compared to the newer shee-shee places to the left and right. Basically, this place is very low key and I am completely okay with that but not for the $300/night we paid.
