Pros: Loved the fact that we had a hot tub in the room. Our room had a kitchenette too and was cleaned daily. There was a small balcony sitting area where we could sit and enjoy our pizza. The owners were very friendly and helped us plan activities in Rotorua. They also have discount coupons for some activities so make sure you talk to them. They have ample parking spots. We also liked the fact that it was on the main road and yet we were not disturbed by the traffic around.

Cons: We didn't like the fact that our rooms were on the first floor and we had to climb the stairs with all the bags. Would have been nice if they had a lift or something to bring the luggage upstairs. That was the only thing. Other than that everything here was awesome.

Cons: Spa / sauna were disappointing. There was a huge dead cockroach laying in the sauna, and the sauna had carpet on the floor, which is not hygienic at all. The pools were also not what we expected. The room itself and the bed was okey, the bathroom was not so clean though. Breakfast was good. However, we expected more for the price that we paid. We would not come back. We feel that we payed more for the decoration of the hotel than for having a comfortable of luxerious stay.

Cons: Rooms and facilities were dated. A lack of security, ie the elevator, would make us question staying here again. We booked in for 3 adults and yet the room was only facilitated for 2. After asking numerous times for the extra amenities we still didn't receive the extra towels, glass, cup etc. Check out was an absolute disaster. We never saw the bill before paying and no manners in asking how our stay was. After staying at the sister hotel, the Naumi, we were disappointed.

"Lake view" from 2nd floor simply means a view of the spa across the street, which is actually on the lake - we had no real lake view and actually paid extra for the "view". Would need a higher floor for the view. Room was not worth the price. I would recommend staying away from this hotel. 3 stars at best.

Cons: Over priced for an extremely basic, out of date hotel. In a street full of hotels but at the far end from restaurants. Shower was dismal, barely wet your hair and the bathroom hadn't been cleaned properly (dust all over the surfaces, room was mouldy). We paid a tiny bit more for a fantastic boutique hotel in Auckland so this was a bad fail. Front desk was a bit vague in the evening and hard to find in the morning. TV didn't work - took 30+ minutes for someone to come around and not fix it. Offered us to change room but not much point at that stage.

Extension cable needed! I recommend staying in the top floor of the dorms as the floorboards are noisy. didn't bother me but woke others up. Wifi is temperamental so if you are a person who is addicted to their phones you may experience some stress. Is very basic but clean, tidy, safe and welcoming. I would recommend.

Cons: Most of the kitchen hobs need upgrading, were too slow and did not generate enough heat to properly cook. Effectively only 3 hobs were functional out of 12 No towels were provided on check-in. We had to ask the staff

Pros: The beds were very comfy and a nice big shared lounge and kitchen.
Cons: The guy in reception wasn’t too nice. Had threatened to give my room away as I hadn’t been able to update my credit card details on my booking. Could have got there and had no room. Even though I arrived at 14:30 (30 mins after normal check in time) and the room wasn’t even ready to be checked into. I had been driving when I received the text to say they would cancel my booking so I wouldn’t have been able to do anything about it. Didn’t leave w good first impression The shared areas are all looking a bit tired. Sofas are very worn out. Didn’t use the pool but it also looked a little tired on walked past.

Pros: Confortable beds, spacious and well furnished common kitchen. Happy receptionist and pub/restaurant on site (we did not use it)
Cons: Common bathrooms are a bit tired, difficult to regulate the shower water. Rooms are tiny. Pool was not that clean and water not very warm.

Pros: My bed was super comfortable and the showering and toilet facilities were great, no waiting time, clean. I stayed in a dorm where there were four girls and one plug socket. Extension cable needed! I recommend staying in the top floor of the dorms as the floorboards are noisy. didn't bother me but woke others up. Wifi is temperamental so if you are a person who is addicted to their phones you may experience some stress. Is very basic but clean, tidy, safe and welcoming. I would recommend.
Cons: Not enough plug sockets in rooms and floor boards are noisy. also have to any for wifi which is unreliable. I didn't bother buying it again during my stay

Pros: Large room, small private balcony. Staff was welcoming.
Cons: Very outdated hotel room that has needed a renovation for a couple of decades. The elevator had a funky smell to it and the room had no air conditioning, just a ceiling fan, opening the window doesn't help much especially with the Rotorua aroma outside. The bathroom door showed signs of flooding damage. The pool was out of service during our visit and the breakfast was medicore at best.

Cons: The rooms are a little tired and worn down, so not what expected for the photos. But the spa bath was a lovely extra. They also “do not accept international Visa cards”. They will put international debit cards through as a credit card so they can charge you a surcharge, it’s basically a tourist tax and should be quoted in the terms and conditions of booking, which was a disappointing discussion on check out.

Cons: All I saw was a wall. Room too small. There was no place to get water. No hot pot or microwave. Just a bed, table, chair and fan. Did not like sharing bathroom with many (5 rooms) of strangers. Hygiene . The picture that you are show was not what I stayed in.

Cons: Our room smelt like someone had smoked in it.. a lot. After moving out I noticed that even my clothing smelt like it :( There was hair (not mine or my friend's) in the shower, on the beds and on the freshly washed towels. The kitchen was super dirty (I guess that was also the other guests' fault). But it's pretty cheap, so you get what you pay for ;)

Cons: Not very clean. Could smell urine. Lot of shady people around. Kitchen dirty, no cups.Did not feel safe. Security around even at 9.am, so thats telling u something. Tiny room for 2. You do get what u paid for.

Cons: The share showers are to small for big people there is not must space and I kept hitting myself against the walls and the room was very hot and the curtains did not kept out the light from the street and their should be more then 2 pillows in a double room

Cons: There was an unpleasant smell in the bathroom, the facilities in general required a lot of updating as the room seems very tired. Was surprised to find that there was no fridge in our room despite it being a motel.

Cons: The name with Hotel at the end but its more like a hostel. We booked 3 rooms, two of them have no fridge but bathroom is ok. The one with fridge and it doesnt work and the toilet is leaking. The hallway and the room has a really moldy smell. Went to share kitchen to cook, there is no bowls or enough mug, no forks and spoons. not even have a whole set of kitchen equipment for a single family to cook dinner.
