Pros: Well appointed rooms and bathrooms. Great hosts. Best location.

Pros: The rooms were actually more attractive in person. Our suite was lovely but the day bed was not comfortable for just sitting and talking or watching tv. The bathroom is small but lovely. Bed was comfortable, loved the fireplace. Paul and Allison were so kind and helpful!

Pros: It's a charming guest house, with so many thoughtful amenities. We loved the guest lounge, which is a beautiful and cozy little cottage adjoining the guest house. Allison and Paul keep the lounge open all day and night for their guests, and this is where a superb continental breakfast was served, along with an egg casserole dish and baked goods, all made fresh each day. Our room had it's own fireplace, and there was a fire-pit in the outside garden. A truly romantic setting, in a guest house which is clearly a labor of love by Allison and Paul.

Pros: Fantastic location. Right in the heart of the action. Exquisite property - simply beautiful. Scrumptious breakfasts and snacks - like a gourmet chef & baker were on staff. Hosts were friendly and helpful - like family, only better. Simply one of the best places I have ever stayed. Not a detail was missed. There are not enough good words to explain how perfect this place is.

Cons: Nothing could have been better. Nothing!!!

Pros: The owners were warm and hospitable, making themselves available but also giving us plenty of space to ourselves. The room was great, awesome view, cozy and perfect for an off-season trip. You can't beat the location and the proximity to everything on Commercial Street. And the included breakfast was great. We'll be staying here again!

Pros: The room was incredibly spacious, the bedding was wonderful for winter weather and had the largest bathroom and shower I've used in a bnb. I'd stay here again!

Cons: The breakfast room is way to small to accommodate all guests, so it can get quite dense. Also, there's no elevator

Pros: Paul the owner was friendly and communicated with us well regarding check-in. The Inn was clean and comfortable with outside seating with a fire pit. Breakfast was great. We lost an item in the bedroom closet and it was found and returned to us via mail. Great experience, highly recommended.

Cons: We had a bedroom where our private bath was not attached. It was in the hallway a few steps away and this really wasn't a problem.

Pros: I actually had the best room in the guesthouse overlooking the water and a side porch which was unexpected. The owner and staff were incredible I already booked three more stays one over the summer and two in the Fall. One of the best guest houses in Provincetown.

Cons: The breakfast was just ok.

Pros: Lovely inn. Very comfortable bed. The room was very small, but fit our needs. We would definitely return more likely in the summer as there are outdoor places to hang out but no living room, so when we were there we were somewhat confined To the room. Breakfast was delicious.

Pros: Our room was very comfortable with nice amenities such as in-room coffee (included) and fridge (mini bar items extra). All-day coffee and afternoon snacks in the office/breakfast area is a nice touch especially in the winter. Matt at the front desk was very friendly and helpful.

Cons: Bathroom is a little snug (only one person at at time) but very clean. Hot breakfast was OK - not a lot to choose from but what was available was fresh and yummy.

Pros: The property location was perfect centrally located to town. Like the fact that there is a restaurant and lounge on site. Stayed in a king room. The room was spotless and the bed very comfortable. Really enjoyed it and would return for sure.

Pros: From the initial communication with Jarrod to the arrival and check in with Darren, the entire weekend went extremely well. My girlfriend and I were extremely impressed with all of the employees and their attitude and feeling that they were genuinely happy to be at work. Bill behind the bar was extremely knowledgeable, congenial and helpful. We had a great time and would highly recommend the Pilgrim House!

Pros: Right in the middle of Provincetown. 5 minute walk to ferry. All of the staff were so hospitable. The room was cute, bright and clean.

Pros: The service was absolutely lovely. They even booked us their favourite table at a restaurant right by the piano, and we had a brilliant night because of it. The Jacuzzi is also an added bonus! Would love to go back, we thoroughly recommend it.

Cons: My stay here has always been a wonderful experience. I was just a little disappointed this last trip because breakfast is included and there was nothing available, nothing for us to eat in the morning, besides coffee. Disappointed.......

Pros: The hot tub was a very nice aspect of this property. Wifi worked well.

Cons: The room was pretty small with an odd decoration style. It had one wall with a giant mirror and seemed like an odd 'clubby' decor choice for this style home. The room was also very cold... while the rest of the house seemed warm. There was also an absence of staff for questions or help most of the time, other than at check-in and in the morning for a lackluster breakfast. The house was nice in the kitchen, living area, and backyard hot tub area, but otherwise, the room was a place you'd prefer to spend NO time at all.

Cons: Made reservation using your website online. When I arrived at the hotel less than 26 minutes after the reservation was made., the hotel desk staff Jen, told me she did not have the reservation and to wait a moment. We sat in a very pleasant Lobby had a cup of complementary coffee and waited, less than a few moments later, Jen said here's the reservation but you've made it for Sunday night not for tonight Saturday. I told her we would not be here Sunday night and did not know how that had to happen. She said we could have the room for the night but it was twice the price of what was booked online. It was unaffordable for me and I asked if it would be possible to just cancel the reservation, as it was an obvious error and the reservation had just been made. She was very nice and told me I would need to call kayak and she would take care of it on our end. We thanked her left and found other accommodations. On Monday I saw there was a charge to my credit card account from Colony cape inn, when I called the hotel on Monday and spoke to Mis Sheila she told me there would be no refund and was very rude and almost hostile. I explained exactly what it happened with making the reservation what the mistake was all the circumstances. She said there would be no refund of my deposit and she would have the general manager call me. He did a short time later his name was Steve and he was equally as rude and hostile. he told me several times that I needed to be more careful when making reservations and that this whole affair was my fault therefore the hotel should incur no cost. When I said we had hardly prevented them from RI renting the room as it had been such a short. Of time between the reservation and the cancellation, he told me that hotel had incurred a significant expense just using my credit card and now having to refund the deposit. I told him I would pay that amount and ask how much it was, all he would say was it was a significant amount. He ended the conversation by telling me I may have to wait up to 7 days for the refund. I was not expecting any refund but remarkably on Wednesday the money had been refunded. I don't know how the reservation mistake happened but it was a very upsetting experience and sure took a lot of time and aggravation to straighten out

Pros: Awesome hotel! Rooms are very very pretty and clean, good design. Had all the facilities like fridge and microwave. The territory is pleasant, too. The pool was closed for the season, but it's there. Has a fireplace :)

Cons: Breakfast could have been better. Scrambled eggs instead of boiled, and some meat, maybe?

Cons: It's an old motor hotel but they've tried to compete with the lovely nearby inns by offering that nice bedding.

Pros: The staff was very helpful, helped me to get parking. The rooms are very well designed and included everything I needed. I rated the overall experience less because of noise - listed below.

Cons: One night a dog in the room next to mine barked for a couple of hours after 10:00, it's owner obviously out. I wish they would separate the dogs and their owners in another building. I value a quiet place to sleep when I'm on a trip.

Cons: Carpet was not so lovely. Charged extra money for a 3rd adult. Even though it didn't cost them anything extra for them to stay there.

Pros: This property was pretty much exactly what I expected from the description and reviews -- a perfectly nice and acceptable beach town motel. I picked it for two reasons, the location and that it had parking when I knew we'd have a car (Ptown parking=horrible). We liked having a 15-20 minute walk to the center of town, we feel less guilty having an ice cream ;) and it is also a little quieter. We never made it down for breakfast, but it was offered, and everyone we encountered behind the desk was pleasant and helpful. The bed was a wee bit soft but overall comfortable for 3 nights.

Cons: This isn't really what I didn't like, more just "it is what it is"........It is probably the same at 90% of properties in Ptown. We were on the second floor of a three storey wooden building, you could hear just about every footstep above you or along the outside hallway, especially people dragging luggage or clomping up the stairs. You can't really avoid this, just be aware. Also, this is a beach town, close to salt water, virtually everything metal will start to corrode or show "signs" of the salt air in less than a year, that's just the way it is. Our bathroom must have been fairly recently updated as it showed very little signs, nothing fancy but well kept. Little tip: There are two buildings, the one in the picture that is literally on the beach, and the one across the street. I believe all rooms are about the same, but clearly the ones in the beach building are the more "premium". The building across the street (where we ended up) has two sides of rooms, facing the back parking lot or facing the street and beachfront building (they call this "courtyard view"). I won't say one is better than the other, it depends on what you want, but just be aware when you select.

Cons: Only downside was the pool was cool as heater was turned off for several days due to rainy weather (It was early October but advertised as heated pool through 10/14)

Cons: Did not say in description of hotel that animals were allowed. After 10 minutes in room allergies kicked in. Had no choice but to stay night. Next day was told that all rooms allowed animals. Beware that in Ptown animals are more important than people

Pros: Good breakfast and right across the street from beach

Pros: It was close to the beach, shops and food.

Cons: It was extremely rundown and dirty. Room service did not once clean. They would make the bed and fold our towels but not vacuum or actually clean.
