Excellent 9.0
Pros: Friendly staff & excellent breakfast
Excellent 10.0
Pros: The Inn at Cook Street was stellar on so many levels! The friendly, smart, caring hosts, the accommodations, the taste and style that are evident everywhere, the outside decks for relaxing, the bed comfort, the space for clothes, the breakfast offerings, the staff working there, and the convenience of the location, were all fantastic!! We had a perfect week!
Excellent 10.0

Cons: Not one thing!
Excellent 10.0
Pros: This is our second visit and again found the Inn exceeded our expectations. Patrick is very attentive to guest needs and welcomes conversation. The room was tastefully decorated with all guest needs considered. A tasty and abundant breakfast was well prepared by chef Andrew. The location is also very convenient to all Commercial Street shops, galleries and dining. We will definitely be back.

Pros: Daniel was very sweet, kind, helpful and funny.
Cons: There wasn't anything that we didn't like.
Excellent 9.0
Pros: Upper rooms #7 + P1 excellent view of water
Excellent 10.0
Pros: Thank you very much Dan and Daniel for making our stay so amazing. We enjoyed everything about our time in Benchmark Inn. It has a perfect location and it is really close to everything, the common areas in the house are very clean including room 7 where we stayed, it has the terrace from where you could see the town. Also the delicious breakfast and all the information you provided was very useful. Thank you for your hospitality. We appreciate it.
Excellent 9.0
Pros: The Inn is cozy and classically appointed. The views and ambiance from the roof top deck (Room 7) were perfect. Our host was sweet and made delicious breakfast. They accommodated my gluten allergy. Great staycation....would definitely recommend the Benchmark Inn.

Excellent 9.0
Pros: The breakfast was nice and cozy. We loved the room with so much to look and see how much thought went into the decor. The privacy was wonderful. The COVID rules applied were great.
Cons: I think making the hotel a little more handicap accessible would be great for those in wheelchairs and with special needs.
Excellent 10.0
Pros: The eclectic decor and convenience to get downtown. It would be about a 20 minute walk but very scenic with the cape rustic houses.
Cons: Nothing
Excellent 10.0
Pros: The location was fantastic and the view was incredible!
Excellent 9.0
Pros: Beautiful facility and location. Breakfast and evening wine and cheese included. Very COVID conscious. Beautiful view of the water from the decks and sitting areas. Overall, very nice facility in a great location.
Cons: Only negative is that the walls are very thin. Unfortunately, we had people next to us who were very noisy. Also, with COVID, staff was bringing food in the morning and late afternoon to the guests. So, sometimes there was no one in the office when we had a question, but the attention to COVID was more important.

Excellent 10.0
Pros: Was great, only issue with the room is the toilet stop flushing the last day.
Cons: Just that the toilet stopped working but it was as we were checking out so did not really matter. We were also in a hurry to catch our flight so did not have time to report this.
Excellent 9.0
Pros: We loved the comfortable room and especially the easy walk across the hall to the second floor deck so I could smoke and relax and didn't have to disturb anyone. The staff was awesome; warm and welcoming. And the nibbles and wine with great conversation were just the ticket to make us feel at home.
Cons: Only that we didn't realize because of COVID we wouldn't be able to use any of the spa facilities, whicih we were lookihg forward to. My bad that I didn't consider it would be shut down, but definitely booked with those amenities in mind. In the end, it was fine and we'll be happy to return when we can get some sauna time!
Excellent 8.0
Pros: The ONLY reason my fiancé and I rated the facility an 8 is because, unfortunately, because of Covid, we weren't able to utilize all the amenities. Breakfast style was adjusted to fit the new rules, but it was amazing. Our room was so charming and the facility was so Zen. I loved how close it was to the main st but not to close to the noise. I spent hours reviewing hotels because I knew nothing about Provincetown. I was so happy with what I chose.
Excellent 10.0
Pros: Great place to stay- very comfortable and a wonderful location! LOVED the zen garden.
Cons: It was perfect! Wish the spa was open- will come back again and try it once Covid is over..
Excellent 9.0
Pros: Location, charm, great breakfast
Cons: Difficult parking
Excellent 9.2
Pros: Privacy Location Bfast Outdoor space
Cons: Quite small room for the price glad I was a single

Excellent 9.0
Pros: Paul couldn't have been nicer, and gave us a great intro to the neighborhood and the town when we arrived. He also called us to make sure he had our breakfast order right when we marked some things a little ambiguously on the form (very safe and Covid-conscious breakfast protocols as well). The property is lovely and the courtyard was the perfect spot to sit and relax after walking around town for most of the day. Great location and great owners! Sweet and friendly dogs too. :)
Excellent 9.0
Pros: The location is great. Very close to commercial st but far enough away to get out of the crowd. The owners were exceptionally friendly and helpful. They also took covid protocols seriously, which we appreciated. Would definitely stay here again!
Cons: The wifi dropped in certain areas of our rental.
Excellent 10.0

Excellent 10.0
Pros: Everyone was incredibly friendly and it was close to everything.
Cons: Nothing
Excellent 10.0
Pros: The owners were warm and hospitable, making themselves available but also giving us plenty of space to ourselves. The room was great, awesome view, cozy and perfect for an off-season trip. You can't beat the location and the proximity to everything on Commercial Street. And the included breakfast was great. We'll be staying here again!

Excellent 10.0
Pros: Loved the location
Good 6.0
Cons: No value for money . We expected better from the breakfast which was served after paying so much money . No shower wash in the bathroom . Rooms were really basic after paying so much . Rooms were quite small
Good 7.0
Pros: The food, mini fridge, beds and staff were all great!
Cons: The bathroom was very small. The toilet area was way too small for anyone over 5’10” tall.
Excellent 9.0
Pros: Very clean. Efficient service. Nice patio and great breakfast. Comfortable room. Not that far from Boy's beach.
Cons: No pool.
Excellent 9.0
Pros: Had a great 3 night stay at the Foxberry inn. It’s located in a quiet little area close to the beaches (5 min drive from Herron cove and about 10-15 from Race Point) and 5 min drive from town. Everyone working there is super friendly and helpful and the room was extremely clean with super comfy beds. The included breakfast was superb!! We really enjoyed our stay and couldn’t ask for anything more.
Excellent 10.0
Pros: We definitely come back soon, room was sparkling clean, staff very friendly, breakfast also tasty. We had amazing time. Jana and Matej

Excellent 10.0
Pros: Great location close to commercial street and a beach! Everything is very clean and the owner is extremely hardworking and friendly.
Cons: Nothing everything was great!
Excellent 10.0
Pros: Audri and Robyn are wonderful. The breakfasts are always a special treat. Great food, great conversation. Comfy beds. Excellent location. We will absolutely stay at Admiral's Landing again.
Cons: The only thing we didn't like was having to leave to go home .
Excellent 10.0
Pros: Breakfast was freshly baked and presented beautifully. The B&B hosts were extremely knowledgeable of the area and made excellent sightseeing suggestions. All guests at breakfast were friendly and fun to be with.
Cons: I have no complaints.
Excellent 8.8
Pros: A delightful B&B in quirky brilliant Provincetown. Clean comfortable bedrooms and bathrooms. Tasty and generous breakfast. Knowledgeable and informative hosts.
Cons: Stairs up to Room 6 are not for the faint hearted!
Excellent 10.0
Pros: Wonderful hosts. Immaculate, comfortable, beautifully appointed room.
Excellent 10.0
Pros: My husband and I just got back from our one year anniversary weekend-getaway at ptown. Admirals Landing was our first experience in a B&B, and honestly we were a little skeptical at first. We were blown away by how amazing our stay was. Robin and Audrey were amazing hostesses. They were helpful and informed with absolutely anything we had questions with. Breakfast was fresh cooked and delicious. We stayed in room #6, which is very secluded and romantic. It's on the second floor and has it's own private staircase to get there. The steps are steep, but I had no problem and I'm in my second trimester with twins. The room itself was spacious and clean and had a fireplace and a private bathroom. The location is great as everything is walking distance! We HIGHLY recommend this B&B!

Excellent 10.0
Pros: This was the perfect place to stay. Nice and private with clean rooms and a nice pool, very scenic and breakfast was amazing
Excellent 10.0
Pros: Great staff, place was peaceful!
Excellent 10.0
Pros: Breakfast is awesome!! And it’s free! Heated pool, spacious rooms, friendly staff! Quiet!
Excellent 10.0
Pros: Nice variety of breakfast options deliverd on time each day (covid restrictions in place). Comfortable room and bed. Beautiful pool. Attentive staff. Well lit property.
Cons: Sign at entry could be more prominent.
Excellent 10.0
Pros: The food choices were very good considering the circumstances (covid). The staff was OUTSTANDING starting with Pat who found a room for me for the holiday weekend ( I had been able to book for before and after online), Peter, who gave me a room when I arrived a day earlier than planned plus supplied great answers and patience to my questions, Jimmy also provided assistance with a great smile. All of them plus Carlos delivered my breakfasts on time with very pleasant greetings.
Cons: The weather but I guess that wasn't under their control. The only thing that could have been slightly better would have been if more complete information would have been given in advance of how to dispose of trash, get used linens removed and the availability of rides to town. That is not a complaint, just that I am shy about asking about those types of things.
Excellent 10.0
Pros: I’ve been staying at this place for years. It just gets better every year. This year due to the global pandemic and travel ban I had to cancel. They understood and were gracious and friendly about the whole thing over the phone. I love this place even more and will recommend it to all my friends and family.
Cons: A great place.
Excellent 9.7
Pros: Nice huge rooms, lovely property, great staff, and very good breakfast. Rooms were clean and pleasant. Got a good last minute deal and was very pleased.
Cons: Heating/cooling systems could use an upgrade, but still work fine. Housekeeping was a little spotty (items not restocked.)
Good 7.7
Pros: Staff was friendly. Beds were good
Cons: It was a bit far from downtown for the price paid.
Excellent 9.1
Pros: Loved our stay! Just a 10-15 minute walk from the action on Commercial Street. The pool area is a great place to relax after hitting the beach. Cookies at the reception desk are a nice touch. I hope we'll get to come back soon!

Excellent 9.0
Pros: Great hosts. Delicious breakfast. Perfect location. Safe and clean practicing all COVID best practices.
Cons: It was all excellent. Our bathroom was very small and the bed was a little too soft for my cranky back.
Excellent 10.0
Pros: the breakfast was excellent, hot, delivered right on time
Excellent 10.0
Pros: Breakfast was delicious!!
Excellent 9.6
Pros: The doors to the rooms led out to the main deck, a very nice arrangement. The breakfast area was ideal and felt peacefully inviting. Decent size rooms, personal patio, super clean— nice job.
Cons: The Inn is on a one-way. Commercial St gets busy with pedestrians and bikers, makes for nervous driving. Solution is to just be parked early. Enjoy the perfect downtown location.

Excellent 10.0
Pros: Location, staff and the place is beautiful. Everything you need to enjoy a long weekend away
Excellent 10.0
Pros: The place is a beautiful Mecca . Steven, the owner, has curated the Victorian style Inn with fantastic curios, sculpture, and art. Ambient music and low lights in a lux common parlor created a relaxing retreat from Commercial Street. The breakfast was delicious and healthy. There’s a hot tub and sauna off the wrap around deck replete with chairs, tables, and lush landscape. It’s a great place for an adult getaway. Steven wants people to feel pampered and happy. A robe, cocktail, and Amazon Alexa in your room? What better? Free Canondale bike use! Moreover, Steven is a worldly, engaging host should you have interest in conversing. Stowaway hosts fun activities for special event weeks through summer (queer oriented with all welcome:) . We will return!
Cons: Nothing.

Excellent 10.0
Pros: Super cute little room that was quite sufficient for our overnight stay. The balcony was fantastic as was the sunrise we got to see from it. I would absolutely stay here again. Amen for evening bubbles as well!
Cons: Only thing I could say is it is an older place so you can hear everything. I'm pretty sure this will be the case in most places in Provincetown though. I will bring earplugs next time.
Excellent 10.0

Pros: The booking was very easy. There was a very thorough email about health safety and cleanliness that was so comforting. The bed was very soft and the room was lovely. The roof deck was relaxing amongst the tree tops. You are one street away from the action, making this a nice quiet location. In house staff was very attentive. The owners check on you to make sure everything is perfect.
