Pros: Superb location and fantastic hospitality from Patrick and John. We only stayed one night but wish we had longer.

Pros: Well appointed rooms and bathrooms. Great hosts. Best location.
Excellent 10.0
Pros: Could not have been better. Excellent location, comfortable room, delicious breakfast, super hosts. Looking forward to our next visit.
Excellent 9.0
Pros: It's a charming guest house, with so many thoughtful amenities. We loved the guest lounge, which is a beautiful and cozy little cottage adjoining the guest house. Allison and Paul keep the lounge open all day and night for their guests, and this is where a superb continental breakfast was served, along with an egg casserole dish and baked goods, all made fresh each day. Our room had it's own fireplace, and there was a fire-pit in the outside garden. A truly romantic setting, in a guest house which is clearly a labor of love by Allison and Paul.
Excellent 10.0
Pros: Great little gem of Provincetown.
Excellent 10.0
Pros: Fantastic location. Right in the heart of the action. Exquisite property - simply beautiful. Scrumptious breakfasts and snacks - like a gourmet chef & baker were on staff. Hosts were friendly and helpful - like family, only better. Simply one of the best places I have ever stayed. Not a detail was missed. There are not enough good words to explain how perfect this place is.
Cons: Nothing could have been better. Nothing!!!
Excellent 10.0
Pros: The owners were warm and hospitable, making themselves available but also giving us plenty of space to ourselves. The room was great, awesome view, cozy and perfect for an off-season trip. You can't beat the location and the proximity to everything on Commercial Street. And the included breakfast was great. We'll be staying here again!
Excellent 10.0
Pros: Super adorable Inn, friendly staff, clean, close to everything in town.
Cons: Everything was perfect
Excellent 10.0
Pros: Very friendly owners who provided lots of info on places to eat at and spots to visit. Very tidy room and an amazing breakfast
Cons: Nothing.
Excellent 10.0
Pros: The hosts, Alison and Paul were so lovely and welcoming. The breakfast was one of the nicest I've ever had in a B&B. Local tips abounded, conversation was warm, and we're very happy to have stayed there.
Cons: Everything was perfect.

Pros: Very accommodating and friendly staff! Allowed us to check in early. Parking onsite was ideal for us as we easily came and went. Location was so close to downtown and the beach! Bathroom was good sized compared to other b&b.

Excellent 10.0
Pros: Breakfast was freshly baked and presented beautifully. The B&B hosts were extremely knowledgeable of the area and made excellent sightseeing suggestions. All guests at breakfast were friendly and fun to be with.
Cons: I have no complaints.
Excellent 10.0
Pros: Audri and Robyn are wonderful. The breakfasts are always a special treat. Great food, great conversation. Comfy beds. Excellent location. We will absolutely stay at Admiral's Landing again.
Cons: The only thing we didn't like was having to leave to go home .
Excellent 10.0
Pros: All aspects of Admirals Landing were superb! Breakfast was good, the facilities clean and every attention to detail in the house as well as the hospitality was taken care of. Wonderful B&B!!!
Excellent 8.8
Pros: A delightful B&B in quirky brilliant Provincetown. Clean comfortable bedrooms and bathrooms. Tasty and generous breakfast. Knowledgeable and informative hosts.
Cons: Stairs up to Room 6 are not for the faint hearted!
Excellent 9.6
Pros: All I can say is, “WOW.” You gotta stay here! Room, facilities, and meal were fantastic. But, the breakfast experience was my favourite part: the conversation was lively and engaging; the other guests came from all over the world; and the coffee was endless! Robyn seemed to enjoy and participate freely with local knowledge and plenty of travel advice. Audra was always ready with a broad smile, inviting us in. Robyn and Audri were the quintessential hosts. We can’t wait to go back!
Excellent 10.0
Pros: Friendly innkeepers, great location, comfortable bed, delicious breakfast.
Excellent 10.0
Pros: Great spot, friendly hosts, and very clean, comfortable room. I left at 5:00 AM so missed breakfast.
Excellent 10.0
Pros: Wonderful hosts. Immaculate, comfortable, beautifully appointed room.
Excellent 10.0
Pros: My husband and I just got back from our one year anniversary weekend-getaway at ptown. Admirals Landing was our first experience in a B&B, and honestly we were a little skeptical at first. We were blown away by how amazing our stay was. Robin and Audrey were amazing hostesses. They were helpful and informed with absolutely anything we had questions with. Breakfast was fresh cooked and delicious. We stayed in room #6, which is very secluded and romantic. It's on the second floor and has it's own private staircase to get there. The steps are steep, but I had no problem and I'm in my second trimester with twins. The room itself was spacious and clean and had a fireplace and a private bathroom. The location is great as everything is walking distance! We HIGHLY recommend this B&B!

Pros: The doors to the rooms led out to the main deck, a very nice arrangement. The breakfast area was ideal and felt peacefully inviting. Decent size rooms, personal patio, super clean— nice job.
Cons: The Inn is on a one-way. Commercial St gets busy with pedestrians and bikers, makes for nervous driving. Solution is to just be parked early. Enjoy the perfect downtown location.
Excellent 10.0
Pros: Breakfast was delicious!!
Excellent 10.0

Pros: Very, very good!!
Cons: Beds are too soft
Good 7.0
Pros: The host was very friendly and welcoming. There were beverages and snacks available at all times of the day
Cons: The breakfast room is way to small to accommodate all guests, so it can get quite dense. Also, there's no elevator
Excellent 9.6
Pros: Paul the owner was friendly and communicated with us well regarding check-in. The Inn was clean and comfortable with outside seating with a fire pit. Breakfast was great. We lost an item in the bedroom closet and it was found and returned to us via mail. Great experience, highly recommended.
Cons: We had a bedroom where our private bath was not attached. It was in the hallway a few steps away and this really wasn't a problem.
Excellent 9.6
Pros: The location was great. The daily happy hour was a great way to chat with other guests.
Excellent 10.0
Pros: I actually had the best room in the guesthouse overlooking the water and a side porch which was unexpected. The owner and staff were incredible I already booked three more stays one over the summer and two in the Fall. One of the best guest houses in Provincetown.
Cons: The breakfast was just ok.
Excellent 9.0
Pros: Lovely inn. Very comfortable bed. The room was very small, but fit our needs. We would definitely return more likely in the summer as there are outdoor places to hang out but no living room, so when we were there we were somewhat confined To the room. Breakfast was delicious.
Excellent 8.8
Pros: Nice room and very comfortable bed. Front and back patios / garden / outside very relaxing and well maintained. Very clean inside and out. Good location. Overall very nice place to stay - but that's what you would expect given the price-point, location, etc.
Cons: Breakfast area is very crowded to sit and even to serve yourself.

Pros: Staff were great at communicating beforehand and had no problem arranging a late check in. The room was extremely comfortable with heat pump and lots of pillows! There was a elevator so getting to the third floor was no problem. Breakfast was simple and great and staff were lovely. Entertainment in the restaurant in the evening was a pleasant surprise. A very safe and accessible part of town, walking distance to everything you need. I stayed of season so many things in town were closed but it was lovely to just walk about and relax at Pilgrim House.

Excellent 10.0
Pros: An amazing last minute find in Provincetown. Value for the cost was exceptional. Bill and Jose were awesome hosts, they upgraded us the the large King suite and made sure we were comfortable. Bill gave us some great advice for dinner and we ended up have one of the best meals on this trip. In the morning the breakfast spread was perfect to get us going. Bill's knowledge of the area and surrounding areas pointed us in the right direction for the rest of the vacation, we changed our itinerary based on Bill's recommendations, saved a ton of money and potential disappointment and really enjoyed the rest of out trip immensely. Newport ended up being a perfect spot to spend some time, thank you Bill. I'll definitely look at coming back to Provincetown in the summer and will look at booking a room in the Bradford Carver guest house!
