Ashdene House is located on the edge of the Royal Sandringham Estate in the Norfolk village of Dersingham. It offers free Wi-Fi, a large garden and award-winning breakfasts. A large free car park for guests' use is located at the rear of the house. All rooms at the Ashdene have en suite bathrooms with complimentary toiletries. They also include TVs, tea/coffee-making facilities and some have garden views. There are two rooms which can accommodate an extra bed or a travel cot upon prior arrangement. Decorated with local artwork, the dining room serves freshly cooked and locally sourced food, including homemade jam, marmalade and bread where possible. There is a fridge and microwave for guests' use. The guest lounge has comfortable sofas. There is a patio area which looks across the cottage-style garden. The seaside resort of Hunstanton is a 10-minute drive from the guesthouse.

Pros: Annette and Gill were amazing, nothing too much trouble, breakfast amazing, room very clean and very comfortable. Location ideal, i would recommend this place to anyone.

Pros: Annette and Gill were really hospitable and couldn't do enough to make our stay comfortable and enjoyable. Nothing was too much trouble. The breakfasts were delicious and we were always asked if we would like extra toast, coffee, tea, etc. We borrowed chairs to take to the beach; were asked if we had beach towels and sun cream. On arrival we were served tea and cake in the lounge which was a lovely touch. Our young granddaughter was made very welcome and they were extremely patient with her many questions. She even helped shell peas in the kitchen. One evening we had takeaway meals and used the microwave and crockery and utensils in the dining room.
Cons: I suppose the only downside was the accommodation being next to a main road. If anyone was a light-sleeper, they may find the road noise challenging. Nothing could be heard with the windows closed, but when the weather is hot, that's not an option.

Pros: Owners were really helpful and gave excellent suggestions on things to do and where to eat. We had an evening meal at the Riverside restaurant and a lunch at the Soul Bar, both of which I would recommend. The property itself was ideally located for walking into Kings Lynn via a lovely parks area. Our room overlooking the garden was well appointed and really quiet. There is off road parking too which is a big plus.

Pros: The property had recently changed owners, the new owners were very friendly and helpful, but admitted that they were still trying to find their feet. The breakfast was excellent with plenty of choices.

Pros: A very clean and tidy B&B with a friendly and helpful welcome from the new owner. The only (minor negative) is that the English breakfast is somewhat parsimonious. One rasher of bacon and one sausage - alongside the usual - felt a bit disappointing.

Cons: Restaurant. Quality was “ okay” but food was sooo small in proportions. Over priced. Had to wait so long and complained. Even wrote survey to manager about our frustration and never got an answer or apology. Wouldn’t ever eat there again. The wait was 2.5 hours. Very frustrating and then it was like the main was a starter size. Nobody ever refilled our water or offered /asked us during our meal if we wanted another drink .. it was very disappointing Went to the petrol station afterwards to get more food after we ate due to we were not satisfied ! Lack of kindness in restaurant was saddening. Lack of acknowledgment

Pros: Great staff, attentive, polite, friendly but not badgering, there when you need them but not hovering. Pretty and spacious bedroom, spa had great experiences and I loved my facial (extra), gorgeous building, pretty location and local walks, large well-tended garden. Delicious breakfast - great choice and service. Paper of your choice delivered to room was great.
Cons: It is quite pricey although not sure how that compares with similar places. I never saw any deals. I'd also prefer later access to the spa in the evening. Dinner was quite nice first night and really good second so I think it comes down to what you choose although we both felt this way about the 2 dinners. The heritage tomato salad was fairly cold and tasteless. The lamb was fantastic.

We have been to Congham Hall once before and this visit was even better as we were very kindly uprated to a marvellous room befitting of our Golden Wedding Anniversary. Our evening meal was also extremely fine and we were well looked after-Thank you.

Cons: the path by the spar door was heavily flooded by the rain, so at night when we needed to enter the hotel from the herb garden entrance i fell over damaging my trousers and shoes having to cross a muddy patch where the gardener had dug up the ground to stop people crossing, but it was the only way in as the water was to deep at the beginning of the path, you need to sort this out ASAP across the only space possibly so we didn't get our shoes soaking wet to get to the side door a

Cons: Thoroughly disappointing stay. Accommodation overpriced for what it was. Very limited menu and very meager portions. Breakfast was twice what it should cost (and a poor selection and offering at that!), their overall pricing was in our opinion en par with central London yet of much lower standard. We had a terrible nights sleep, with a broken mattress and a potential "mite" problem-my husband had to sleep on the floor because the bed was so uncomfortable and was itching all night!! Staff were very slow to respond to our concerns and complaint and what should have been a luxury break turned out to be quite an exasperating experience particularly as we had very little sleep. The furnishings were all a bit cheap and tired looking and the bedroom chairs useless for comfort or sitting on-the lighting and mirrors were completely useless for doing ones makeup/checking outfits-no full length mirrors. The heating had been turned off for the summer and we were both cold during the evenings/night as there were no extra blankets in our rooms-we had to ask for a heater as there was no central heating-all felt like a bit of penny pinching hotel

Pros: The staff were welcoming and very helpful. The rooms were comfortable, clean and regularly serviced. The location was good and very handy for exploring the Brecklands, Sandringham and the Norfolk coast.
Cons: The restaurant food although well put together and presented was over seasoned. Delicate shellfish such as scallops were so salty that they were not recognisable for what they were and fish generally was spoiled. Even the fiet steak one evening was served with a more than generous sprinkling of rock salt in addition to cooking seasoning. We considered having no tea making facilities in the room a handicap.

Pros: The breakfast is excellent! Great choice and plenty of it. Staff were polite and helpful. Our room (in the main part of the pub) was very clean, comfortable, and well presented. Our first stay at the Ffolkes Arms was many years ago and we felt it became 'tired' so it was good to see there has been investment and modernisation to improve the customer experience. We will certainly be back.

Pros: Great value food from the restaurant. Staff very friendly and helpful nothing to much trouble. Nice to see staff that actually look like their happy to be there. The Mews accommodation is superb ideal sive with excellent bathroom facilities great high power shower. Fridge and good selection of hot drinks including hot chocolate a jar of homemade shortbread very nice touch. Sky TV with the movie channels was nice a very enjoyable stay will definitely stay again longer next time.

Pros: Room décor and size was great. All staff were fabulous, quick and happy to help and always had a smile. Plenty of parking. Very popular location for locals as well as travellers. Food and drink prices were reasonable too. Fab play area for children. Extremely family orientated.
Cons: Our only criticism is the traffic noise. The wood frame double glazed windows in the deluxe rooms do not prevent the constant noise of traffic . In room 3 the window does not close completely (it's needs some foam insulation around the seal to help close the gap- or change of windows) so we didn't sleep well during our 2 night stay, and for that reason we would not return. Think that perhaps the rooms not facing the main road may be quieter.

Pros: Loved the room! It was clean and comfortable with everything we could need provided for. Liked especially the fresh milk in the fridge and the biscuits in the jar. Location was good for our visit to Sandringham. Breakfast was also very good and staff were helpful and friendly.
Cons: We had a big lunch on the day of our check-in, so we didn't require an evening meal. We would have liked a snack later on and were surprised (we are from London) that the kitchen shut at 8:30!

Cons: Unfortunately the hotel is situated on the A148 which seems to be busy most of the time - we were in a room near to the road and at times could hear lorries going past. Although this would not stop us booking this hotel again.

Briarfields has a tranquil setting and views of Titchwell RSPB salt marshes, home to both freshwater and saltwater wildlife. It has a bar, restaurant and free parking. The restaurant offers locally sourced seafood and meat, and the menu is constantly changing. There is an outside sun lounge area where food can be served. Bedrooms at Briarfields Hotel are individually decorated and each has an en suite bathroom. Features include tea/coffee making facilities.

Pros: In a lovely, well converted building with fabulous outlook to the sea across the marshes. Well appointed, comfortable and tastefully decorated room, large car park and welcoming public areas. Ate in both nights and had breakfast and the standard was consistently delicious.

Pros: The whole place had a feeling of warmth and quality about it. The staff were friendly and helpful. There was a mixture of guests of all ages from couples to families and it seemed to be popular with dog owners too. The bar area had a nice atmosphere about it when we returned yesterday evening too.
Cons: My only gripe would be that I thought the breakfast was a little overpriced at £12 each for The set menu. Yes I could have had bowls of fresh fruit and cereal in addition to the eggs benedict and toast but personally I couldn’t eat that much breakfast. Everything else about the place compensated for that though.

Pros: The staff were lovely and made our room up early however there was no proper shower in the bathroom. Just a shower head in a bath. Thought it was a tad pricey but overall the bed was comfy and the room was lovely other than the shower situation.

The menu is nice but limited in choice and the breakfast was not as good as our first experience. All things considered, I would go again and a fair price to pay would be between £70 -£80

Pros: Lovely old pub lovely location in the village right across from the village green Food was super too we had breakfast both mornings and dinner for our second night
Cons: Our room was at the top of the tiny staircase to the front so we found it quite noisy in the mornings also no blackout curtains so daylight very early when we are ot used to it . On the 2nd morning an alarm went off at about 7am and continued for a good 10 mins so so we were woken also early morning deliveries . We felt the staff weren't really that attentive and whether it is the norm we were ushered into the back room for all our meals when it would have been nice to sit in the front part of the pub as it did have more atmosphere . We would stay again as it is a lovely place but would ask for another room not facing the front

Pros: A nice bar with an excellent choice of beers. The breakfast was generous and beautifully cooked. Comfortable and clean room with quality bedding and toweling.
Cons: My only issue was the smell of cooking in my bedroom which, particularly in the late evening, even with the window open, was uncomfortably strong. I know that commercial cooking extraction equipment can be a costly investment and there are on going maintenance costs too, but increasingly, residents - even in relatively low cost accommodation, don’t want to sleep with fatty odors - and have their clothes smelling the same! Oh - and the shower was a disappointment - too small for me (but admittedly I am bigger than average)

Pros: On the day of our arrival my wife and I had a evening meal and the number of locals dining was testament to the quality of the food. the breakfast next morning was first rate, full range of cereals and juices followed by a freshly cooked full English, lovely quality and enough for a very large appetite, i e two of everything. this was followed by real toast, not sliced bread, absolutely great , we were right for the day. The room and bed was very comfortable.
Cons: We only stayed one night, if we were staying longer you would need larger wardrobes to the one provided and the smell of cooking did fill our room for a while. The only other thing we had to get used to was a Macerator toilet fitted en suite, these do tend to be noisier.

Cons: The bathroom, shower was old and bottom of the shower door was quite dirty. The room smelled damp, mainly because there was no window in the bathroom and extractor fan was poor. Stains on the carpet, quite a few of them. Decor was such a miss match, which was a shame because the place had such potential. We stayed in the main bit of the house, but you could have stayed within the grounds which looked lovely. This is not a bad place to stay, but I did feel the decor in the main house did let the place down.

Pros: The interior, the super friendly staff, the location and the food were all excellent. I loved the breakfast which was a buffet of fresh fruits, amazing selection of granolas and cereals, jams, pastry plus we could choose a full breakfast from the menu in the price of the night. The garden where we ate was perfect.The food here is generally excellent, this area seems to very foodie with many fantastic , stylish eateries.We arrived late on the first night and the staff were happy to serve us drinks and we sat in the super cozy lounge for two night in a row and felt like we were at home. Would defo recommend this manor.
Cons: Because the manor is old, and the radiators are too, and because they switched them on for the first time after the summer on the night we arrived, the sound of the water coming through them was very loud and woke us at 6am. This was quite alarming and we slept for 4 hours that night however the staff were very quick to fix the problem, bleed the radiators and we had a perfect sleep the following night. Beds are extremely comfy.

Pros: Incredible breakfast and great location for North Norfolk. Short walk to RSPB Titchwell, which was a unexpected treat, also easy walk to the beach. We had an amazing view from our room, couldn't have had better. Bed comfortable++. The garden is lovely. Staff very welcoming and service was honestly so much better than expected, for example whilst we went running before breakfast bed would be made.
Cons: Our room felt a bit cramped, however we did have a lot of stuff. Was rather hot so had to open window (not a problem), but then a lot of flies came in.

Cons: 1st impresions on arrival very good, went down hill initially but redemed a bit with the breakfast and staff. After long hot day, we arrived at 715pm we checked with reception and Was told pool closed at 8 pm, got to pool @ 725pm signed in got changed, had quick swim then decided to have quick saune at 745pm before another swim, after a few minutes the staff opened the door fully and went to walk off, i said excuse me im in here and was told " sorry mate we shut the pool at 745pm coz we got to clean it!" I explained we was told at reception didnt close till 8pm, was then told "was it that girl on reception? Well she's wrong and shouldnt say that" Spoilt the stay as put us off going back the following morning to use the facilities so didnt get value for money as could have got a cheap hotel that didnt have any facilities. The pub bar was ok shame the.tables weren't very clean as anything put down on there stuck on and had to be pesled off. .

Cons: On the evening of arrival on the Friday we complained regarding ill fitting toilet seat. On departure on the Sunday this matter had still not been addressed. We were advised that no maintenance person could be located to rectify this. After discussing with one member of staff they said "not again" so obviously this was an ongoing problem which is not acceptable. Very surprised at breakfast that when we asked were there any cereals she said she would check and appeared to be searching the cupboards. Also no offer of marmalade etc had to ask for extra butter, had to ask for coffee/tea after first cup was provided. On the plus side I did not want a full cooked breakfast and asked if it was possible to have pancakes and fresh fruit. The chef did provide this which I was pleased about. So it that was ok for me why not have it on the menu!! I would not like to eat in the restaurant when it was busy as too few staff and they were working hard to please all.

Enjoyed the desserts we had the night before - only had them as had eaten lunchtime. Nice homemade crumbles and custard. Really loved the way the whole place has been presented... wonderfully amusing decals on the walls made us laugh out loud... much appreciate the sense of humour in the whole place... it was relaxing and fun.

Pros: Can't fault the Crown Inn at all. From check in to check out was excellent. The room was very comfortable and tastefully decorated in keeping with the age of the 13th century Inn. The facilities were excellent we didn't want for anything. The staff were brilliant nothing to much trouble for them. Food was great, well cooked and very tasty. Matt who was on every morning for breakfast is an asset to the Crown Inn. He was extremely helpful and for someone so young held a very good conversation. We would definitely recommend the Crown Inn to everyone.

The food in the bar was very reasonably priced and I would certainly recommend the carvery (Tues-Fri). There was no 3 network in the Crown (but this was a problem in all of Gayton) so the free Wi-Fi was most appreciated. I would recommend The Crown.

Dining only adequate with attention to detail lacking - no freshly brewed coffee from grounds at breakfast, no baked bread and no offer of brown bread other than sliced at dinner or breakfast, waiting staff unfamiliar with the menu on offer at dinner.

Cons: Being told when we booked that we couldn't dine on the first night due to a function only to then be asked if we wanted to attend the very function. Presumably not enough tickets had been sold! Restaurant staff not up to scratch from a service point of view, they were pleasant but ineffective. On one occasion we had to wait 15 minutes for a drink in a virtually empty restaurant, one of the waiters was handing out menus without telling diners what was not available off the menu, for the senior waitress to start taking the order only to have to disappoint diners with "I'm sorry that isnt on the menu this evening", and lastly the volume of music at breakfast on the days when more mature members of staff were not there was very loud - we had to ask for it to be turned down, which again took nearly 15 minutes. The place is really good but being let down by the service elements and attention to detail of insufficiently trained staff.

On the 2nd night there was a gas canister that had started to leak waking me at 5am in the morning I was unsure what type of gas it was so contacted the emergency numbers in the welcome it took me 15min to get hold of someone when I did the gentleman who answered the phine was very rude and abrupt (later I discovered this was actually the owners son who could have contacted the manger but didn't) told me it wasn't dangerous and he didn't work there anymore. Again no numbers where working so I had to contact the emergency services. Who eventually woke the manager who stays in the hotel up. Manger very apologetic and was only able to take a small amount of my bill considering I had little to no sleep both nights I would expected a refund of more than £60. Very disappointing

Pros: Plenty of parking.
Cons: Room was the smallest I have ever had to suffer, the box room in my first house was bigger. The bed was very firm but somehow it seemed past it, as it creaked all night long. The en-suite was so small I had to stand half in the room to bend over to wash in the minute sink, & standing in the shower was like trying to balance on a soft mattress while changing a light bulb.

Pros: Welcoming helpful staff , great cleaning staff , nice clean room ,
Cons: I love timbers , but I travel to see my Son at Marham and this is the nearest hotel or accommodation, I always get put in the broom cupboard
