Excellent 10.0
Pros: I had such a fantastic time from the moment I walked in till I left. The hotel itself is gorgeous, they've made beautiful use of the space, but the real clincher is the friendly staff - from Kidawa, Fauzi, Bahari and Edna - to so many others who always had a smile and a greeting, it really lifts your spirits. I was lucky to be upgraded to a suite, which was very indulgent and great size for a family with kids. The room is fitted with everything you need - from comfy couches, TV's in both rooms, water, fruit, you name it. I did have breakfast on both days - the buffet is large and has a nice selection of local food (curries, bread, vegetables and meat) and the usual cereals, eggs to order, sausages, bacon, etc. The pool - so so gorgeous! A great place to watch the sunset. I visited the spa during my stay - such a good decision - Rennelly is a magician! She is such a good therapist and I left the spa feeling completely rejuvenated. The hotel itself is right at the edge of the land, so it looks out on the water, and is next to other big hotels so it is a very, very safe area. This will now be my happy place in Zanzibar :)
Cons: Absolutely nothing, everything was amazing.
Excellent 9.0
Pros: Clean and bright. Well laid out abs expertly decorated. Close to the beach and restaurants Staff are superb. Victory is wonderful, she is a credit to the Hyatt
Cons: Nothing
Excellent 10.0
Pros: Thank you for taking care of my family and for the amazing suite upgrade. I would like also to thank all the staff for their warm welcome . Highly recommend hotel for their services, amenities and hospitality.
Excellent 10.0
Pros: The staff made it home Fauza husna the GM. Peter are always present to welcome you ans make u feel u r important I highly recommend this hotel if it is ur first time to zanzibar and u wish to visit stone town before heading to the beach
Cons: The food, the staff attentive to details And the comfy bed
Excellent 10.0
Good 7.0
Pros: Definitely like the food most, all meals we ordered were just outstanding! Complement to the chef! Breakfast was 10/10
Cons: We didn’t like the room, well it was ok but a bit claustrophobic with a small balcony, it had everything you need but it did smell of damp, especially when you open the wardrobe, it may be because of the high humidity.. but all our clothes were damp and smelling.
Excellent 10.0
Pros: Amazing stay! Will come again for sure
Excellent 10.0
Excellent 9.7
Pros: Terrific hotel with wonderful pool, views, right on the beach, good food selection and quality, superb staff. A bit pricey for being right in stone town (and therefore not on the nicest beach), but a great place to stay for those who don't have time to get out to the further parts of the island

Excellent 10.0
Pros: Amazing staff, well located, thoughtfully decorated, brilliant breakfast and fantastic wifi.
Excellent 9.0
Pros: .
Cons: .
Excellent 10.0
Pros: The cozy and illustrious place is an old merchant home renovated in perfect conditions. The owner and manager Daniela was of great support and a full source of information about all things to know. The support in those difficult times was outstanding! Due to the pandemic it was chosen to eat in the hotel every evening. To keep it short: FANTASTIC! In summary if I ever will return to Zanzibar I will definitely return to the Zanzibar Palace!
Excellent 9.0
Pros: Allmost everything. Great breakfast, great personell, large rooms, good location...
Cons: Some periods of the day, the wifi were really slow. The other minus for me personally, as I struggle with bad knees, is the lack of elevator. For most people this won’t be a problem though... 😊
Excellent 9.0
Pros: Lovely, very traditional hotel in the old Zanzibar town - Stone town. Everything around is reachable within walking distance. The best part of our room was the open terrace with bathroom and sun deck. We will surely be back.
Cons: Breakfast selection could be a bit wider. Keep in mind, there will be some stairs to reach the room.
Excellent 9.0
Pros: The whole team is really friendly and they do a fantastic good job in each area - waiters, room-service, kitchen and last but not least the management. They help with anything - even with an adapter for onward journey. The room I was in, is very spacious, with walk in shower, bath tub, nice sitting area, even plants and the view over stone town to the ocean. You are in 2 minutes at the food market, old fort and other places you want to visit.
Cons: Well this is something individual... I don't like the use of insectspray on my moskitonet. But then i asked them to not use it. :) And if someone is not good on feet, ask for a room on lower levels (I was on top.) And well, for a longer stay, I would miss a pool.

Excellent 10.0
Pros: Everything
Cons: Perfect!
Good 7.0
Pros: Cute traditional type of hotel with good breakfast. The facility was cared for and very clean.
Cons: The 2nd floor room was very dark, with cold electric bulbs what made it uncosy and not as nice as on the photos. But maybe we were a bit unlucky with the room. Far from 4-5 star facility, rather a good 3-star.
Excellent 8.0
Pros: Very nice staff. Good breakfast.
Cons: Don’t take the twin Room on the grounds floor ... it’s right at the entrance facing the street.

Excellent 10.0
Pros: Amazing place :)
Okay 5.0
Pros: Breakfast good! Location super!
Cons: Room wasn't clean, AC didn't work. The hotel looks much nicer on the pictures.
Excellent 10.0
Pros: Everything was absolutely beautiful here, the rooms are all beautifully decorated with style and details. The owner is really nice! The staff is really friendly. I enjoyed the breakfast, how big was my room but also the rooftop where I would go to work or just chill. Seriously, it’s one of the best place I’ve been staying so far in Zanzibar! I would definitely come back again!
Cons: Everything was perfect! Nothing bad to say!
Excellent 9.0
Pros: If you're looking for an authentic experience in Zanzibar then Kholle House is where you should stay when in Stone Town as it feels like you're taken back to the mid 1800's. The staff are really nice and accommodating, breakfast is serve by pool and the garden. It actually feels like home there. There's also a rooftop you can hang out and watch the port and the town from the top plus I got to hang out with the friendly and cuddly hotel kitty.
Cons: That we were not informed when we check in that the rest of the payment should be in cash only but it is really not a biggie as we still have extra dollars.
Excellent 10.0
Pros: A BEAUTIFULLY restored historical "princess hideaway" in a central location of Stone Town. An interesting place to stay for anyone ARCHITECTURALLY SAVVY or who appreciate culture and a GREEN OASIS as a contract to the beach life (and conventional tourism craze) of Zanzibar. A bonus to discover that a PROJECT OF LOVE like this is also hosted and cared for in person by its owner. Polite staff, clean rooms and nice breakfast served at table (thankfully not a buffet style breakfast). Considerate details such as towels by the poolside made the stay extra comfortable. Staff were very helpful when we as guests did a blunder of forgetting our safety box code (BIG THANK YOU).
Cons: = )
Excellent 9.0
Pros: Excellent and very helpful staff, good breakfast, beautiful design, fan and A/C in the room, perfect location
Cons: room was very small
Excellent 10.0
Excellent 9.0
Pros: The place is spectacular! You feel like you are several centuries back into a house of a princess, a quiet place that has a lot of mysteries and memories. A lot of attention is paid to small details and you can find very old exquisite elements of decor. I am now a returning visitor. Make sure to ask the owner of the place about the history of the island and Stone Town. The wine was nice :) As for the breakfast, it is very simple but that is typical of Zanzibar overall.

Excellent 10.0
Pros: Only reason I hate to give such a good review is that I want to keep this hidden gem to myself.. what a mesmerizing place, on a perfect location and the personnel couldn’t be better. We loved it here so much!
Excellent 9.0
Pros: We've stayed here multiple times and it never disappoints. Perfect location to explore Stone Town and the decor is the traditional Swahili style. Incredibly helpful staff assisted us in any way that they could. We'll be back!
Cons: Shame that the restaurant wasn't open for lunch/dinner.
Excellent 9.0
Pros: Location in centre of stone town
Good 7.0
Pros: Cozy. Well decorated. Very friendly and helpful staff members. amazing location.
Cons: The breakfast could be better. Dental kits could be offered. And a bigger ration of water everyday.
Excellent 8.8
Excellent 9.0
Pros: It was almost perfect. It's a really good spot, right in the middle of the old town, short walk to the sea and the old fort, etc. Room is great, breakfast on the rooftop is really special too. The building itself is amazing, a real gem. Full of character.
Cons: No hot water to speak of. It's a real shame, because despite everything else being perfect, for the money, you'd expect a hot shower to start/end the day/freshen up after a day exploring. Not a big deal, but something that seemed unnecessary. I mentioned it, but there wasn't anything to be done.

Excellent 10.0
Pros: I had an amazing view from the window. The room interior was very atmospheric. The terrace for breakfast, where the bar and restaurant are located is nice and one of the best choices in the city to enjoy the sunset with a refreshing drink. Stuff is friendly and always ready to help. Close to another place which is highly recommended to be visited if you’re a coffee fan - the coffee house. Coffee there is something fantastic. Thanks a lot for a lovely stay!
Cons: Wi-fi works only at reception or at the terrace, no wi-fi in rooms at all.
Excellent 9.0
Pros: Great services, wonderful breakfast, and MR. BAKARI is an excellent man and a loyal and highly professional hotel manager that increases the company's good name. Thank you Mr. Bakari, I would like to meet you again one day...
Excellent 9.0
Pros: Nice, big rooms. Amazing and helpful staff. Great roof top bar with wonderful view on the city.
Cons: No internet connection in rooms.
Excellent 10.0
Pros: Great breakfast, very interesting architecture, beautiful rooms, lovely service.
Cons: No WiFi in the rooms (I think it's impossible in buildings made of stone but could be wrong). On the photos there seems to be a pool at the terrace, but it's actually a very small one (you can wet your feet but that's it). It's still a very nice rooftop restaurant though.
Excellent 8.0
Pros: The decor
Cons: A bit hard to find, even with GPS.

Excellent 10.0
Pros: We loved the authentic Zanzibar decor with stunning courtyards and pool areas in the perfect location on the beach in Stonetown.
Cons: Nothing
Excellent 8.0
Pros: the best part of this hotel, was the food, amazing food, better than many restaurants around. Staff very kind and available to help you finding a nice and fair tour without letting you spend more than a normal price.
Cons: The bathroom was smelling bad unfortunately by the night, and the room was small, if you have to do any kind of work with a laptop, there is no table and the connection is poor.
Excellent 8.0
Pros: Almost everything's is very good The staff ,the location, the housekeeping, the furniture ,, I recommend it for all since it located in the capital of zanzibar and near to everything
Cons: The speed of the Internet was slow and the TV channels is less than expected
Good 6.0
Pros: The hotel is quaint, very much like an old Omani mansion. I changed rooms because the room #105 advertised as a premium room with sea view, had a partial sea view and was taken over by an immense bed. I moved to #207 with a full sea view.
Cons: The food was terrible. Everything was overcooked, and unappetising. The swimming pool is in a courtyard, right next to open air restaurant. ( I felt awkward around local people in traditional clothes, and women with headscarves, were staring at female swimmers in swimsuits. Also, you can't enjoy the loungers on the beachfront as locals swarm around selling things, and generally just stare at women in bathing suits.
Good 6.0
Pros: Great breakfast and really nice staff. Beautiful old furnitures, you almost feel like sleeping in the old colonial times. It's in a great location.
Cons: Me personally l prefer more spacious and modern style bedrooms, but this is harder to find in the city center at an affordable price. Taxis arranged by the hotel are quite expensive.
Okay 4.0
Pros: the location, breakfast
Cons: They moved me to three different rooms, always some problems with facilities. Poor internet connection.
Excellent 8.0
Pros: Location is great, near everything. Breakfast is also is nice. Room is fine, but the balacony is really nice with the view. Dont miss the sunset from the swiming pool on the first floor.

Good 7.0
Pros: Suitably tocated in Stone town in Zanzibar. You can easily walk around and reach all key tourist areas
Cons: Poor breakfast
Excellent 8.0
Pros: Loved staying here. Convenient quick service. Delicious food and easy to get around stone town. The building has a really unique feel.
Cons: Nothing
Good 6.0
Pros: I felt the property was just okay. They couldve done more in way of amenities to actively compete with other hotels in the area
Cons: The rooms were worn out and seemed abit in need of maintenance. The setting of the tv for the room we stayed on was totally awkward and made it difficult to watch
Excellent 9.0
Pros: Amazing rooms, pool and staff. Breakfast ok, but not great. We had the top floor luxury suites that was breathtaking!!!
Cons: Dinner was very average, rather eat outside if you can!
Good 6.0
Pros: They allowed me to move my booking back a day due to difficulties with my flight. The hotel itself is amazing to walk around, filled with old furniture – and plenty of history. It's a beautiful old spot.
Cons: While the hotel is full of history, the actual important bits of the stay (good in-room facilities and decent breakfast) are badly letting this place down. It's not cheap to stay here, after all. The shower, though hot, was lamentably bad – just a dribble. And breakfast just wasn't up to scratch. I've stayed at much cheaper places that nail this stuff in Zanzibar.
Excellent 9.0
Pros: Lovely hotel, good breakfast, wonderful furnishings, beautiful rooftop view.

Pros: This is a very unique and beautiful hotel...They take care of a lot of little details. I believe it was a little pricey - but it was also during the holiday season. Some nickel and diing- too much for taxis and so forth - ut a kind and attentive staff.

Excellent 9.0
Pros: Good AC, nice and clean room, nice staff, decent on site restaurant, good location for my purposes... Excellent value for money!
Excellent 10.0
Pros: I really enjoyed my stayed. Fabi, Jackeline and the rest of the staff were very nice and patient. They helping me with everything I ask, and I admit I was bit annoying. Thanks 🙌
Good 7.0
Pros: The location is great, close to the port, the old city and spice market, all possible to walk. The food is good and the prices moderate. For us the optimal location to our demands...
Cons: The rooms are very small also the bathroom was a squarefoot block... the way of invoicing as a bit strange, as it was said that the rooms are paid upfront from Booking com and I had to pay again when checking in, took a while to sort it out...
Excellent 8.0
Pros: Location near the ferry and market
Cons: Workers who prepare breakfast don't speak English at all
Good 7.0
Pros: Clean rooms, good A/C, good WiFi. Haven't tried breakfast since I booked the room just for 6 hours before my flight.
Cons: I booked Double or Twin Room with Bathroom, however my room didn't have one (bathroom was down the hall). I didn't bother to raise the issue as I didn't plan to say overnight anyway.
Mediocre 2.0
Pros: The bed is comfortable
Cons: Avoid it. A trap for tourists. You have to pay for the beach towels, the safe box, everything!! Really poor place. Not clean at all. Doesn't worth the place.
Excellent 9.0
Pros: Free baggage storage when you go around. Safe place.
Cons: Rush on the street in front of the hotel
Excellent 9.0
Pros: Hospitality and reliable staff
Excellent 8.8
Excellent 9.7
Pros: The room was comfortable and a good size for me as a solo traveler. The staff were very helpful and friendly, and I was able to book several excursions through the reception desk. I also liked having the cafe available for meals, and the breakfast buffet upstairs.
Cons: The location was fine, but I would have liked to be slightly closer to the center of Stone Town.

Okay 4.0
Pros: Clean
Cons: Mattress very uncomfortable and no consideration for people sleeping with constructions going on in the room next to us at 9am although there were very few people in the hotel. Also was very expensive not worth $275 per night at all, ive stayed in Super Luxury hotels for that price per night and this is not one of them.
Excellent 9.0
Cons: Superb team of staff who went out of their way to make my stay comfortable and enjoyable. Highly recommended!
Excellent 10.0
Pros: Breakfast was ok.

Excellent 8.0
Pros: Great location in the heart of Stone Town but with views to make you think you’re on a desert island. The variety and taste of the breakfast was great. Drinks / cocktails by the pool were also very well made (and strong 😁). The staff are what make this place special, with a special mention to Ally and Suleiman, who were a joy to be around.
Cons: They could perhaps do with a few more sun beds around the pool, as there always seem to be a slight shortage.

Okay 4.0
Pros: Location was nice, greenery, near by center.
Cons: Room was not properly clean, missing hand towels, missing shampoo, missing soap, misding toilet paper, only cold water and additional taxes which was not included in price I paid for room.
Okay 5.0
Pros: Staff were extremely friendly and warm. The location is excellent and in a very safe place. Staff organised a tour guide for us within 30 mins and that was great. Restaurant had a good selection of food but not many drinks were in stock. Decor is charming and has a lovely feel to it.
Cons: We were given the wrong room and we booked the superior room. When we walked in, the room was way smaller than what we expected. I thought the images misled us and that was what the room was. To my surprise the next morning, I saw the other room’s door open and that was the room we paid for. It turns out there was no mosquito net so they put us in a smaller room without even telling us. I was really upset by this as I paid more to have the superior room. I spoke to the manager who apologised for this and gave us $20 to use in the restaurant or taxi to the airport. I would have liked them to be honest with us but also they knew we were coming since April. The hotel was not full at all. Water was cold in the room with very little hot water more like tepid. Room was cramped with unnecessary furniture and since it’s a boutique hotel, more attention could’ve been paid to make rooms look nicer I.e. fresh flowers in a small vase ( flowers are everywhere btw). Bed was too hard and mosquito nets need cleaning and to be replaced. Breakfast was average and not served nicely e.g. poached eggs looked sloppy and bread was a tad hard. The restaurant need to have some stock of drinks as hardly anything was available.
Excellent 8.0
Pros: The breakfast was great and the staff were extremely helpful(Hammim and Rukia in particular). The bed was very comfortable
Excellent 9.0
Pros: Room style is unique, big and with all you need. Location is one of the best, in the Kelele Square is one of the only areas of the old lanes with full lightning.
Cons: Breakfast could be better
Okay 5.0
Pros: People were nice
Cons: Poor internet, bad Tv No ironing facility, Struggled initially with safety box Soap/ shampoo was hardly decent
Excellent 9.0
Cons: The room is very clean. This is a big plus for this hotel. I had 2 other accomodation in Stone Town (even expensive than this) but i would rate the cleanliness of this hotel's room the highest.
Excellent 8.0
Pros: Very well located and clean. Polite, welcoming and attentive staff.
Cons: Breakfast needs to improve.
Excellent 10.0
Pros: The staff was really great and we loved our beautiful room. Also the restaurant downstairs was fabulous. Avoid the chain hotels and stay in this charming and well situated hotel!
Mediocre 3.4
Pros: Nice building and location.
Cons: The room had a strong smell of mould. It was advertised as 33 m² but was not more than 11 m². There was barely room to get into the bed on either side of the single bed. The room was advertised as having a double bed. Since my night there, I have had a persistent chronic cough.

Excellent 9.0
Pros: Extremely polite and friendly staff...great locality...excellent food, especially the breakfasts.. close to the airport...
Cons: Low water pressure in shower...not enough electrical plug connections near the bed to charge phone or laptop
Good 6.0
Pros: The staff
Cons: Location was really bad
Good 7.0
Pros: My partner and i enjoyed the dinner the buffet was amazing ,the stuff are very friendly , very clean and spacious property i would recommend many more people to visit Zanzibar beach resort
Cons: the water pressure was not strong enough and the toilet was not flashing well. too many cat as well :-(
Mediocre 2.0
Pros: Nothing
Cons: We booked this hotel on our last night in Zanzibar as it was close to the airport and instead of travelling 1hr30min from where we were staying thought it was better to stay close as our flight was early in the morning. 1. Worst hotel experience I have ever had. We arrived and the first thing they told us was that we need to pay again for the room, they had mistakenly refunded booking.com. I refused to pay and told them to sort out their mess. 2. When we ordered food, the food we received was warmed up food that was not freshly cooked. You could even tell this food was in the fridge. The worst part is this was the most expensive food plates I had had in Zanzibar. Their food is overly priced, a drink cost 3,500 Tanzanian shilling. Anywhere else in Tanzania a drink costs max 2,000 Tanzanian shillings. 3. The pool was dirty and boy oh my the name is so deceiving. Be WARNED there is no usable beach here. There is a small piece of land behind the hotel which connects to the ocean and the water there is filthy. 4. There is no hot water, the furnishings are old. The whole hotel needs refurbishment. There are better hotels in and around the area for the same price.
Okay 4.2
Pros: Conveniently located near stone town and at the beach front
Cons: THERE WAS NO WATER IN THE SHOWERS when I repeatedly kept asking the staff they would always give the same answer...there’s someone coming!!! No one came. I was dependent on swimming and taking a French bath from the sink water. Thank God I was only here nights. If my stay was any longer I wouldn’t have dared. And the staff are ridiculously SLOW.. come on. Run a business or shut down already.
Excellent 10.0

Pros: The waitron staff were friendly and helpful.
Cons: The construction outside the resort made excursions difficult. My guest traveling with me fell and scratched herself. Had I been informed about this I would have booked elsewhere!
