Excellently located close to all relevant means of transport. Very basic hotel but it’s what you get for the price. Shared bathrooms are clean.
People hanging out outside the building. They do not do anything to you but I wouldn’t recommend going outside at night by yourself

Central location, very convenient to get around town and quiet during evenings.
Overall enjoyed stay, kitchen could have had a few more pans for those used to self-catering but overall all manageable.
the facilities great, the staff friendly and the location convenient. We did not have any issues with the homeless people and even left the hotel at 1am to take the BART to the airport. The bathrooms clean. But the environment is not good for children.
The bed uncomfortable.
The location is good when considering proximity to things to do. One of the cheapest rooms in San Francisco. Toilets are shared but clean and rarely occupied. Also, showers are very warm.
There are indeed many homeless people just outside the building, but that is the case for a very large area of San Francisco. We never had problems with them. You can walk pass the hotel as the entrance isn’t of much, but look up and keep an eye out for their big sign. You will have to walk a couple of stories with your luggage to get to the elevator, though, no 21st century gym-goer should fear this. Room only has a fan so gets warm during the day, but during night it’s fine (we stayed in August). Biggest issue for me was that the room only had two power outlets and they were located at the sink. Not optimal. All in all a good stay, but alike most else in SF it is overpriced making you expect a little bit more.
