Location. That we were refunded two nights of our stay.

We were greeted in a very friendly manner on arrival. We booked in to the honeymoon suite for three nights. Immediately after being shown to our room we noticed the room did not seem very clean - cigarette ashes on couch in room, water leakage behind toilet, overall feeling of grime, especially in bathroom. However the bed sheets did look clean. The door to the cupboard which held the fridge was broken at a haphazard angle. We immediately went downstairs and notified front desk. She said that they would look at moving us to a higher room in building tomorrow. We clarified the room not clean. She said nothing she could do until tomorrow. We inquired about staying at another Splendid star hotel as there were many on the info sheet but she said not possible. We went out for the eve and came back and realized the sink was leaking all over floor due to issue with drainpipes, the fridge was leaking on floor, and water gun behind toilet leaking. We notified new front desk person and he jammed something in drain to hold it open and placed large bucket on top of the pool of water under sink and said he could fix everything tomorrow. We then requested to check out tomorrow as the honeymoon suite was not as described on booking.com. He said he would speak with manager and was very apologetic. At 6:45am we were awakened with some sort of drilling and hammering to the building or neighboring property that lasted for 2 hours. We then went downstairs with our bags and the other staff member gave us a refund, apologized, and booked into a lovely hotel nearby. It was very disappointing as lots of good reviews online for this hotel and it was recommended by a friend who had enjoyed stays in the past.
