Pros: Good location for travelling to most of Devon. Good value. Free range chickens wandering around the property were very entertaining. Room was a good size and well furnished.
Cons: Access to the property is a little hairy as it is a narrow road which is designated as a cycle way so be prepared to meet many bikes travelling along it at speed, seemingly oblivious that there will be cars using the road as well. Would have preferred to have had some sort of heating either towel rail or radiator to dry towels. Bit quirky having communal kitchen area to prepare tea/coffee rather than in your room.

Pros: This is the perfect position for bike rides, kayaking and walking. Tim was the perfect host with all the knowledge of the area. The rooms are excellent and very clean along with the bathrooms. We will without doubt return and soon.

Pros: The breakfast was good. We were asked the night before to select a time and what we wanted from the menu. Good quality sausage and bacon, nicely cooked poached eggs, equally nice was the scrambled egg. There is plenty of information as to where to visit and dine. There is a private field for his sheep with a decked hut with chairs looking out onto the river Exe. Beautiful for the sunset with a glass of wine, or two. Very good area for cycling. We took our bikes although you can hire locally.
Cons: Being picky, a local taxi firm to drive you home after an evening in Topsham, 2 1/2 mile walk.

Cons: If there was one thing it would be the lighting in the room was extremely dark. So when applying make up could be hit and miss. It never bothered us but there is noise from people dining outside but this clears at 11.

Pros: The staff were the most helpful and cheery that we have ever met in one hotel. Nothing was too much for them, polite and efficient. The bar area and outside seating was clean and comfortable. A lovely atmosphere from the bar staff and the food was delicious.

Pros: Breakfast was extra, but not surprising given the very good price for the room. The breakfast was amongst the best I have ever had at a hotel/pub/B & B - piping hot and lots of choice. We were staying as attending an event at Exeter Rugby Club, and the Blue Ball is an excellent location for such events - only a 5 minute walk.

Pros: All staff members were very accommodating and sociable. They certainly made us very welcome and willing to come back. The food was nice and reasonably priced. The place was clean, tidy and had all amenities you'd need for a short stay. Plenty of car parking space and spacious pub garden.
Cons: The rooms are very close to a road that leads to a busy dual carriage way. Although there wasn't a lot of traffic in the evening to disturb our sleep, to our disappointment the bin lorry arrived around 5:20 am on Thursday morning and we got woken up by loud chatter over the background noise of shattering glass. Followed by a moderate morning traffic. We'd hoped for better sleep, but perhaps we were just unlucky with the day of the week we picked for our stay.

Pros: We chose the Blue Ball for the location as we wanted to visit lots of different places. Yes the rooms face the car park but honestly, you don't stay here for the view. It is really clear that they care about the visitor experience - the beds are amazingly comfortable, the cleanliness is superb but the real USP is the quality of the food and the hospitality. Breakfast is a must - it's not cheap @ £10 a head, however it is worth every penny. The poached eggs were some of the best we have ever had. We had Sunday lunch as well and again the quality of the food and service was excellent.
Cons: The quality of the WiFi is an issue however having chatted to Adam, the manager, we understood that it is still a work in progress. There is little or no WiFi available currently in the rooms - they are aware this is not ideal and are taking steps to resolve it. It didn't affect the enjoyment of our stay (other than the grumbling from our "tweenager") and we weren't there to spend loads of time in the room.

Cons: The breakfast consisted of self service bacon on a bun in a bag or vegan sausage on a roll in a bag - all for £187.00 per person per night. The irony was, after complaining that the breakfast was inedible, we were informed the price didn't include breakfast!!! The London prices were justified by the assistant manager due to the G7 Summit taking place 109 miles away as, he explained, security staff couldn't get accommodation any closer to Carbis Bay! I hope no dignitaries had to take a bullet because their security guard was a 2 hour drive away!! It's a good job I have a great sense of humour!!! Sadly 007 was not spotted at the Jurys Inn during our stay!

Cons: Hotel has an over prescriptive approach to Covid protection - this means no housekeeping - but no reduction in the rates. Being a combined hotel and sports club, guests have to book swimming slots around the demands of the sports members. Net result is that the slots are hard to get early in the morning and the pool and other facilities are heavily oversubscribed

Room had lots of niggles..plug adjust thing came off in hand.had to squeeze past.shower screen to reach it..side tables too big so kept catching myself on corner.. Woke up by traffic at 5.15..so loud had to play audio book to drown it out..honestly I never complain but paid £160 for a night. Was there for family emergency but if it was romantic getaway would be disappointed. Breakfast..scrambled egg was soggy bits of omelette in a ring..black pudding was actually raw...hadn't been cooked on one side..bacon was obviously nicely cured but cooked badly.. I stayed next night in a small family hotel..it was lovely

Parking should not be £15 per night for hotel guests. The air con in the room was not working for the duration of our stay. The cleaners came into the room without permission.

Cons: Air conditioning didn’t work, we were on 1st floor, very stuffy. We asked reception to change room, could only offer fans. Carpet is very old in the room, there were only one small shampoo and shower gel for 2 of us which were not really enough.

Pros: Clean large rooms with very comfortable beds. The location is superb for quick walking access to the city centre. But also in a quiet location so that there was no disturbance from outside noise.
Cons: Not much could have been better. There was a hole in the wall of the other room I took which caused a little concern. And it would have been nice with it being so hot to have had complimentary water left in the fridge

Pros: As soon as you walk in you can smell a musky smell that’s rather over baring.
Cons: My daughters room which was a twin didn’t even have a kettle! Close to reception and the room Smelt musky. The bar in the evening would only sell drinks if you sat in the restaurant. Unnecessary rules..... They also only offer room service after 6 pm Which didn’t help my daughter who was in bed I’ll

Cons: Location was a bit out of the way. Evening meal was poor, vegetables ended up just being peas, lady doing bar and service was very overworked but also efficient and accepted our comment re the veg, should either change the menu or provide it. Appears to be a staffing problem

Pros: Large spacious family room although not the one I expected from the pictures as pictures showed more of an adjoining family room layout instead of all in together but still lovely. Breakfast and dinner was excellent and staff were all very friendly. Lovely garden to enjoy on a sunny day.
Cons: Flush on toilet was horrible as did not flush business away until 3 flushes atleast and had to wait inbetween. Shower pressure was very low. Could not wash hair in it. Bit of an odd location in the middle of a trading estate. Need a car to get to anywhere.

Pros: Although I was late for breakfast after a night shift, the chef was nice enough to offer me a small breakfast. I don't think the reception was great. However, for the price, I would have loved to have at least a kettle in the room.

Pros: They lady on reception niece a pat on the back she was very welcoming and nothing seemed too much trouble
Cons: The lady at reception was brilliant even though she had a mask on you could see that she was smiling. They ladies at breakfast really looked like they didn't want to be there. And the lady that was cleaning did not smile or say anything to us which I thought was just a little bit rude The signs to the hotel need to be changed and to stand out a little bit better as we had trouble finding you

Pros: The landlady was nice
Cons: >>>>>>>> Urine smelling mattress, thin sheet only it mould peeling paint and wallpaper dirty towels dirty kitchen area smells of different foods cooking stinking the whole sleeping area out loud band playing till midnight and then having to listen to shouting and swearing, packing up till one. Beaten up doors Dirty carpets Couldn't close one of the bedroom doors Awful, awful place which should NOT BE advertising for paying guests.
