Very good breakfast options, also for vegans. Busy street but we heard no traffic noise to our room. Good pubs and restaurants on the side/parallell streets. Very good bus connections. Our bath room was really large and nice, but they probably vary in sizes.
The bed was somewhat narrow.

Couldn't get the tv to work in our room, but didn't ask anyone to look at it and there could have been a perfectly reasonable explanation.
The staffs are helpful and friendly, Cleanliness is good & location is safe. The neighbourhood is quiet. Check out is smooth
The guest house is an old building and definitely below par a 4 star hotel although designated as a 4 star hotel. No one is available at reception during night hours. If guest requires any help during night, he has to call a telephone number. Breakfast menu choice is limited. Facilities like, Air conditioning or fan must be available , as Edinburgh was surprisingly hot during our stay period.
The staff were friendly. The cleanliness of the room and the decoration. The breakfast was also really good.
Some of the walls, doors and furniture had marks on them. The bath tap didnt work. There was no main light in the room.
Nice room, easily located in the city center. The owner, Roy, was nice enough to prepare an early breakfast for us at 6.30AM so we could catch our train.
