The location was excellent, and it was the only good thing about the hotel. There are shops and restaurants just at the end of the road, and it's not too long a walk to get to the central areas of the city. The person at reception was friendly.
Normally I don't mind if the place I'm staying at is not perfect, and I'm prepared to ignore a few shortcomings. However, there was just too many things added up that I just could not ignore anymore, and I feel that the photographs are very misleading, as that is not the condition the hotel is at the moment. I might not have minded if it had been very cheap, but for the money we paid we were expecting at least a decent place to stay. 1) Hot water completely run out in the middle of my shower. Not being able to have a hot shower after 6 hours of driving across the country and having to shower with cold water was not the way I wanted to start my weekend in Edinburgh. 2) The shower was mouldy. I'm talking about mould on the electric shower dial and the shower hose (which was also leaking even when shower was not working). 3) During the day the room was freezing cold and there was no way of turning the heating on. 4) At breakfast there was not enough of anything, certainly not enough for everyone to have a bit of everything. No one was checking or replenishing anything. No water available. The table setting was inconsistent, there were plates and cups missing, only two plates had napkins on them (no other napkins available anywhere). 5) We had only 3 sachets of coffee in our room (meaning we could either have coffee in the evening we arrived OR the next morning, not both..). Our dirty coffee cups were not replaced the following day, and the coffees were not replenished. 6) We didn't have towels in the room when we arrived. When I asked for some towels we were given one large towel each, no hand/hair towel, no bathroom mat. 7) There was the previous guests' paperwork and used tourist leaflets left in the top drawer of our bedside table (obviously noone is checking the room properly). 8) The pipes in the bathroom are very noisy (sound like a jackhammer).
this was a great B * B. We were met at the door by a very nice young man and efficiently shown to our room. The room was very comfortable. Location was excellent, as we were able to walk to everything we wanted to see.
The shower was just barely warm.

- We stayed for 2 nights and they clean the room everyday. -Breakfast was Continental and the quality of the products was good. Advice, if you miss something in the breakfast let them know it.
- The firts night we had to stay without hot water and no heating system. The second night they had to provide us a electrical heater. They should understand that travellers from other sides of the world may be cold at 10-12 degrees even if they dont. - We asked for a baby cot and the first night was busy. The second night they told us that was broken for the night before. I strongly believe they lied to us both nights because I ask them to see the “broken coat” second night and I still waiting for it!
Staff was very friendly, close to the city centre. Good value for money
Very small bathroom, breakfast from 9 so if you want an early start it’s a bit late. No hot breakfast
