Strategic location
The lady who checked me in forgot to give me the wifi details and discount coupon to dine at the neighbouring pub. Furthermore, she gave me a room that's infested with bugs.
Not Much
Elevator didn’t work at arrival so we had to leave our luggage in the lobby. Breakfast was toast or cereal. The hotel was surrounded by homeless people. I will not stay here again.
Patricia Inn
Cheap price and pretty much what I expected for the money. Great bed. Bar in hotel had a nice jazz band when i was there for lunch, food was good. A few minutes walk to Gastown, and the Skytrain at Waterfront Station, and there is a bus stop across the street.
Neighborhood, mostly the main street it is on, is not the best. But a block either direction were okay. Very small bathroom, and the water pressure in the shower wasn't the greatest. No air conditioning, which this time of year, not too bad, but could see it being a problem in the middle of summer.

The cheapest place we could find
This place was the cheapest we could find. The staff was very generous and kind throughout our stay and were the best! The hotel is very old and shows off its history by boasting some original hardwood flooring.
also means it's lacking any modern amenities within the room itself. Space was tight, even for 100 years ago, in the smallest room. The hotel is non-smoking but our room smelled like smoke which made it difficult to breathe at night. This could have drifted from outside, but the bathroom undoubtedly smelled smoky. The hotel is located in one of the worst parts of town, so you will undoubtedly feel uncomfortable with the place littered with drunks, homeless, addicts, etc. And that is the view out your windows. We had no issue with them, and I never found anyone online who did, but it is uncomfortable nonetheless. I recommend taking public transit into downtown and then a taxi if you want to avoid walking through stumbling drunks and addicts.

The location. The homeless population in Vancouver is remarkable, and the hotel is in the heart of this opiate afflicted community. There are homeless addicts shooting up on the streets. I've never seen this anywhere else. It is not safe to walk in this area at night. I can't recommend the hotel simply for this reason. They also don't have AC!! They have wifi which was worthless unless I was in the lobby. I was on 2nd floor and it wasn't working. You have to pay for parking.
The staff is very friendly and helpful, and offering a lot of service including daily housekeeping, washing machine/dryer use, printing of documents, fax service, phone use (all free if not used excessively), etc.. It is a quiet hotel with reliable internet at the nice cosy little room. It's simple and all I need.
The only point that I can see may raise an issue is the location. It is close to downtown with great bus connections BUT the area is not safe (even though the hotel itself is). Downtown eastside is notorious for drug issues. There are homeless people everywhere around and all kinds of drug consumption can be observed. However, even though I am a solo traveling woman nobody has bothered me.

Right in the middle of skid row. Rooms are terrible old run down bathrooms suck since sink is in room with you and no lighting. Expect to be panhandled going or leaving the hotel. Parking is $10 a day in Bar parking lot with a bad element around it. Worry about your car all the time parked there. I can't you how bad this place is. Unless you are coming off the street for a night.
This is a good budget hotel. The location is just a bit dodgy, with many homeless people on the street just a block away, though I was never approached by any of them.I used city transit and recommend you use the stop just to the east of the hotel and not the one to the west. This will avoid most of the homeless. Wi-fi was iffy in our 4th floor room. Vancouver activities are pretty expensive, so paying less for a hotel room left more money for activities. The pub in the hotel has good food and good jazz.
Our two bed (singles) was tiny and the squeezed in mini-bathroom was even tinier. It had a bi-fold door that didn't shut completely. This made certain functions a little too public.
