Location is right next to the Opera and just a few minutes walk to the beach. Staff are friendly and the price is very reasonable.
It is a little dated / unclean but not too bad. There is a lot of noise from cars racing/speeding during the late evening but not the fault of the hotel.

If the owner would care about the property, it would be a really nice hotel. Instead it´s run down and not maintained. Windows that don´t close, kitchen without any plates or cutlery, no room cleaning in three days.
The location was excellent. It was a five minute walk to Al Quran beach if you wanted to swim or to walk along the Corniche at night. There were restaurants and cafes by the beach for breakfast o a late evening meal. It was a handy location also for catching the Big bus for a tour around Muscat or to go to the old city. neat the Beach Hotel there were two malls with top name brands, the lavish Opera House and around the corner from the hotel, an Iranian restaurant. The staff were exceeding helpful especially as I was not well when I arrived and they were also informative about placed to go to and booking day trips. The room I had was spacious and I enjoyed having a balcony. The hotel is old but picturesque and is undergoing non-intrusive renovation.
I would have liked a breakfast room. Certainly there were facilities in the room for making tea and coffee but breakfast provides a good opportunity to meet other guests and swap travel experiences and tips. Although there were other guests staying at the same time, I barely saw them and certainly not long enough to talk. There is a reception area downstairs where you can sit but you still only see other guests in passing.
15 years ago, it was a great place to stay. Today it’s run down and in much need of repair. It’s still pleasant and the staff are chilled. It’s really close to an area of restaurants and a short walk to the beach. Easy to get taxis.
It takes forever for the hot water to get to your room. At night, the boys in cars like to race down the street next to hotel but quiet after midnight.
