The place was accessible to the town, clean and the owners friendly. We came away with the impression they were new to the business, and appeared hesitant when answering questions about their facilities. They offered a continental breakfast with meagre proportions on offer from the self service.
Lovely couple who ran the B&B.. Shame there wasn't a fully cooked breakfast and to add the price of the breakfast on afterward seem a bit confusing. We thought that the prices was for bed n breakfast.. Albeit was continental :(
I booked a single room and was upgraded to a standard double. Owners very friendly breakfast was excellent.

The property is positioned in a quiet part of town, yet within walking distance to the seafront and town centre/restaurants. Ash lawn House was very clean and comfortable and the hosts were extremely welcoming. The breakfast was exceptional with the hosts cooking our eggs to order every morning! We would not consider staying anywhere else if we returned to Llandudno. Many many thanks!
