Pros: This hotel and its staff was incredible. We are from the U.S., and am used to staying at Hilton, JW Marriott and Kimpton hotels, and of all the places we stayed in Croatia, this was my favorite. You are right in the heart of it all, and no other hotel can offer this. If you open your windows at night, you'll hear the live music that plays most nights. There are only maybe 12 rooms, so book out far in advance. They also had the best breakfast...we always buy the breakfast option in our rates for all the hotels on our trip. Staff was exuberant and helpful, and made us feel welcome every time we left and came into the lobby.
Cons: It's in the center of the city, so you have to park a few blocks away, then drag your luggage through the streets to the hotel. No cars allowed on the city streets.

Pros: Great location, great staff, and great food. I really have no complaints. The room itself was perfectly appointed and more importantly, the staff was outstanding. Friendly and personal and seemed to actually care about the happiness of every guest. I felt in particular the value was quite high and we ended up staying an extra night as a result.
Cons: The property is in a pedestrian-only area in the old town, which is a great location to be sure, but means you must find public parking somewhere else and walk your bags to the hotel. Its not the fault of the hotel but they could improve a little by working with a private lot operator and/or having a porter assist with parking and bags during checkin. We were able to find parking fairly close to the main city gate and ultimately only had to walk a couple of minutes with our bags, so it was no big deal.

Cons: We have booked Standard Double Room - Annex Building for a special occasions, but is not mention in description that is a separate building cross the road, approximately 2mins walk from the main building. It's a separate building where they do a reconstruction work. When you open main entrance of Annex Building it's smell of reconstruction. They do a selection of breakfast, but, could be a very small portion as you can see on picture. Not reply to my request.

Pros: We had truly a wonderful stay at our room in Main Street, although it was only for one night as we were travelling to Split the other day. We mostly had contact with Paula through Whatsapp, which was perfect for communicating. Although Paula and Luka had family obligations the day of our check-in, Paula informed us immediately that they would be a bit later. It wasn't a problem for us at all. Luka let us in and gave us a short tour around the room. His English is very good and he's super friendly! Strongly recommend!
Cons: Be aware this room is situated at the main street and close to the church with a bell tower. The bell rings every morning at 7 am so might wake up because of that. Mattress was rather hard.

Cons: I am pretty sure my booking said that the parking is included in it (free parking) - this was one of my key selection criteria. However, the host said that there is no parking as such and we can just use any public parking in town as all of it is free anyway. This was true, but finding the spot really wasn't easy and we did not appreciate the false advertising of parking "being included"

Pros: It was very easy dealing with Paula. She What's App'd me before we got there to remind us of the location, parking details, and inquired about our check-in time. We let her know 20min before we would arrive and she was waiting for us when we got there. The apartment is centrally located but the streets are quiet at night. Easy check-in/out process. We paid in cash upon arrival.
Cons: The neighbors are noisy and you can hear perfectly people going up/down the stairs during the night (bring earplugs). The shower didn't drain when we were there. We only stayed one night so I'm not sure how they would have dealt with it if we were to have stayed multiple nights.

Pros: Beautiful hotel- tastefully deviated and stylish... we found the staff to be incredibly friendly and helpful. The location was terrific.

Pros: This family-run hotel is by the sea, at a certain distance from the centre, which ensures quietness and relaxation. The staff (Martina and the rest) were extremely nice and helpful and treated us wonderfully. There’s no elevator but the staff is kindly ready to take your luggage upstairs. Breakfast was delicious. The room was spacious and the bed very comfortable so we slept like children. The hotel has a first rate restaurant with an exceptional menu. We will definitely come back.

Pros: We liked, first and formost, the wonderful staff. Their friendliness, and desire to make our stay as great as it was made this experience. The room is bigger than most European rooms, in great condition, comfortable and the houskeeping staff made our return ..special in a kind way. Very good breakfast. Old Zadar just a few minutes away by car, but this place has a beach and the Adriatic just across. I think it's a best bet in Zadar. In a culture that doesn't leave many tips, I felt compelled to leave some for room and restaurant staff. Thanks.

Pros: This hotel is very well presented, spotlessly clean and has a moderate sized swimming pool. The breakfast was good with plenty of options given the size of the hotel. I'm not usually a cake eater but there were a couple of options which tasted just like cake I used to have as a child, so a pleasant rush of nostalgia! The aircon worked extremely well and the bed was comfortable, The staff were al very pleasant especially the housekeeping lady who was lovely - very friendly and cheerful.
Cons: The location isn't the most attractive - on a fairly busy road. It is only a short distance to the beaches - but the beaches weren't the nicest we saw in Croatia, by quite a long way.

Pros: Loris was friendly, amazing and helpful - absolutely loved it. The rooms were recently renovated and the design and accessories were pretty cool.
Cons: The window goes into a very dusty inner courtyard (opening a window might not bring the expected refreshing relief) and there isn't really a view to speak of... One does need to bear in mind that to get to the apartment one needs to go a couple of flights of stairs- nothing noteworthy for a young person, but if you have elderly people or people with mobility problems - it's something to consider.

Pros: Light, modern apartment located in the center of the old town Zadar. The room with amazing balcony was very clean and comfortable. I was warmly welcomed by friendly and very helpful Jelena, who made me feel at home for the three days I was staying there. Breakfast was very good and nearby apartment. Cons: I agree with previous comments saying that the owner didn't provide enough towels (2 for 2 people,4 nights). No hand towel or sponge to wash dishes was also a minus. I was aware of the stairs but if you don't like daily climbing then you should definitely reconsider your choice.

Pros: Generally speaking, the service was nice. Most of people were very pleasant although there were some shortcomings (such as entering of the service in the room without knocking while we were sleeping in the morning, when we came the beds were not made for kids...).
Cons: Access to hotel by a car is very family unfriendly. With two small kids we had to make an illegal parking so that we could leave the luggage and get the kids to the room. The access road was full with parked cars whereas garage is a solid walk from the hotel (which after long journey and hot sun is not something we were expecting). The room (apparently 33m2) was far from value for money. We paid EUR 350 a night which is double what we would pay for such room had we knew. Few years ago we were in their adjacent hotel which is why we booked this place, but had we known that the standard is so different we would not book this hotel.

Pros: Falkensteiner is a pretty big resort made of 4 different hotels corresponding to client specific expectations. The Adriana hotel is clearly the place to be if your looking for great confort, cuisine and rest areas. The location is fantastic in a very quite park with admirable century-old trees with direct access to the sea. Weather permitting, having meals served in the park is a magnificent experience. The meals served are of very high level and offer incredible buffet and menus both for breakfast and dinner. Absolute kindness of all staff must also be reported.
Cons: Probably due to overbooking practice (described to us as "technical issues with some rooms"), we were told with a very short notice that we could not benefit of the expected booked room in Adriana hotel. We were offered to stay in the close 4-star Funimation hotel (very good place for family with young to middle age children) which was somehow disappointing when you expected a restfull and quite place to stay. The hotel management was kind enough to offer many compensations for the inconvenience and even if we could benefits from all great facilities and meals (but the room) of the Adriana hotel, we remain on a shared feeling that we were not able to benefit from the expected room (hence the bad appreciation on the "Confort" criteria).

Pros: The reception named Ani made us feel so welcome and she was extremely helpful. The highlight was the amazing dinners... we were served by the most amazing waiter named Lazar - he was so knowledgeable and shared some wonderful stories and he made our stay amazing. Big thanks to Lazar this was a stay we won’t forget. The hotel is in a great location and nearby the old town. 15min on a bike.

Pros: F-A-N-T-A-S-T-I-C garden !!! We booked half-board for 3 days (in April, therefore lower prices compared to high season). We had a wonderful stay with all what you can expect from such a hotel (spa, swimming pool, buffets,...). The staff was very kind. The daily menus from the restaurant were good and vary. Great variety in the buffets (breakfasts and evening), with fresh products. The reception staff was helpful to arrange a small problem we encountered with our bill (very professional). The spa, included in the price (located in the Funimation hotel, very close walking distance) is fantastic.
Cons: Room deco slightly outdated but very functional (but very nice bathroom). Everything is however perfectly clean. The wine service could be definitely improved (too warm when served, wrong bottle delivered once).

Pros: We spent a very enjoyable five days here. From the fulsome welcome when we arrived, to the stunning views and amazing gardens, Hotel Adriana greatly exceeded our expectations - and we're pretty fussy! Staff were very accommodating and, without exception, everyone went out of their way to ensure that we had a very enjoyable, comfortable stay. The food was delicious and breakfast and dinner menus were stunning. All areas of the hotel were spotlessly clean, while the gardens are also maintained to a very high standard. We enjoyed a quiet few days by the pool and availed of the time to enjoy a leisurely read of the small selection of books available from hotel reception. We also enjoyed a number of lovely walks in the area. Having returned refreshed and rejuvenated from our short break, I cannot recommend the hotel highly enough. It was perfect. We would love to return in the near future.
Cons: Wifi could be improved, though to be honest it was really nice to kick back and read an old-fashioned book or two while having a bit of a digital detox by the pool :-)

Pros: Breakfast was fantastic and the staff were very friendly. A perfect location for a private beach vacation only 10mins from the centre by bus, very easy and convenient transport. Rooms were very clean with amazing views. Thank you Delfin, we hope to come back to zadar and stay with you again.

Pros: Despite the street in front of the hotel, latter one has a very good location. One do not need a car if one will only go for sun bathing, enjoying the clean and fresh sea or will want to visit the (old) town. The stop for the local bus is right in front of the hotel. There is a bus and local taxis from the airport, or by noticing the hotel in advance also a shuttle (will be charged). The staff was always friendly. For those who likes a variety for breakfast, picks the right address. Also the dinner was delicious in the ground floor restaurant with the incredible view to the sea. We enjoyed our time by excellent weather, and will come back.
Cons: The balcony door was lightly defect. I mentioned it to the owner who organized a technician. What I did not like was the fact, that none who cleaned the room or inspected it noticed it. One left the door simply open. Hope it is done by now. This can happen, thus not a big deal when it'll be fixed. I could close it after I figured that the hook for the lock was bent.

Pros: Fantastic place, spotlessly clean. Very nice interior, cozy bedroom, wonderful balcony overlooking the sea. Awesome jacuzi on the sun terrace. Delicious, rich breakfast, with lots of fresh vegetables, fruits, cheeses, salami, yoghurts, a huge selection of muesli, cakes and crispy bread. Just great.
Cons: A family room might be a bit too small for a longer stay, there is only one wardrobe and I did not see a place there to hide a large suitcase.

Pros: The breakfast was amazing, definitely happy that the meal was included in our price. The staff was extremely helpful in providing tips on local restaurants, pubs and excursions. On our last full day in Zadar, the hotel helped us book an all day cruise, complete with lunch, a bar, music and taxi service (roundtrip) for a very good price. Highly recommend the cruise!!
Cons: Check out time was 10am - which seemed a bit early. After check out, the taxi drove us to the airport and we had to wait 8 hrs in the Zadar airport because we had our luggage and no where else to go, which was exhausting. There was also only 1 small A/C unit in the entire unit, even though we had 2 beds (1 bedroom and 1 bed in common area). The bedroom in the common area received all the a/c, none in the bedroom itself. Traveling during the summer months and having to stay in the bedroom is not recommended. If you can sleep with the a/c in the room, you're good to go. I'm sure its more comfortable during other seasons.

Pros: The old town location is fabulous! Restaurants and attractions are close by. The rooms are stylish and comfortable. We were using two of the three rooms and no one was in the third one so it felt like we had a private suite.
Cons: There are two potential challenges. The first challenge is finding parking during the busy season, and the second is that the mobility challenged must climb to the third floor.

Pros: The location of the apartment was absolutely perfect, located in the heart of the city. The room was functional, nice bed, great amenities, fully renovated. They came to clean it every day, leave you water and maps so you can move around easily. Ivan, the host was super helpful with everything we needed, including giving us terrific recommendations on where to go. Perfect spot for to get the best from a lovely town.
Cons: My only comment will be that the bathroom is missing a bit of privacy, but this didn’t ruined the great experience we had! But if you are no a couple, maybe could be uncomfortable.
