Location was relatively quiet and at the intersection of two canals. Splendid views and easy access to 2 vaporetto lines and San Marco. Room was a good size with a sink and the shared bathroom was clean and not overused. Continental breakfast had wonderful pastries and espresso and eggs were available.
However, no screens on the windows or fans or AC and so we got eaten by mosquitoes each night.
Charm isn’t everything - the standard really could have been better ...

Breakfast included proper cappuccino, not the ghastly coffee served elsewhere. Location in Lattere is convenient to get to transportation hubs for early departures; Venetians like the area for strolling, so surprisingly active
Dismal little room, with small, lumpy bed, one pillow, discolored mirrors only decor. No sound-proofing, so awakened at 5:00 am by early departure of folks in next room
Beautiful rooms! We would go back just to stay in those beautiful rooms. The antiques and the decorative plaster work are quite memorable. The young man who checked us in was outstanding, as was one of the ladies who worked at the desk.
We have stayed there many times before, but the canal next to the building has never been so busy with worker’s motor boats. In the past we have only had ocassional boats come along, and we loved the tranquility of the sound of the waves and the quiet boats passing by. However, this time the traffic was too much! There was even a boat which parked right under our window, early in the morning, turned on a machine that it was carrying, and for 2 hours was so loud that it blasted us out of the room! Also, we miss the elegantly served breakfasts and dinners. I do not know why they no longer serve the fabulous dinners, but the breakfasts are no longer served with the luxurious flair that we experienced years ago at the Seguso. The parlor is lovely, but no one can fully enjoy it because it is poorly lit, so it never seems inviting. The location of the hotel itself is quite nice, because it takes us away from the crowds. My complaint is that there are boats that are allowed through that peaceful canal that should not be, because they are too loud and too frequent. It is starting to sound like a super highway!
