The hotel is closed to the center, but it is in a quiet street - that was perfect for us. The room was comfortable and clean. Antonio is the best. He helped us to find some attractions and interesting places in Venice. The breakfast was perfect, I adore the croissants there. For sure we will come back again. Grazie, Antonio :)
The owner was very kind and helpful. Although the hotel page indicates Italian/French only (where he is fluent), was able to communicate in English at a sufficient level
The owner (who contacted us before arrival with a map and clear directions as we arrived at night) with was very kind and welcoming, and greeted us every morning at breakfast, while he kept checking in to add more fresh baked rolls, croissants, etc. The coffee was also great. Rooms were clean and tidy. The place was in the most perfect localization - in the very center of Venice and close to shops & the market, restaurants, tourist attractions. We definitely recommend it!
The only negative I could think of was the shared bathrooms. I knew there was a shared bathroom when I booked the accomodation, however I was under the impression that there would be bathrooms on each floor. On the 2nd floor, there were 3 rooms and no bathroom - you had to go down the stairs to the 1st floor to go to one of the three bathrooms situated between other rooms. This wasn't a huge problem, however sometimes in the morning there was a wait to catch one of them to use.

Before even arriving in Italy, Antonio, the owner, emailed us and gave us specific, detailed instructions and a map how to get to the hotel. It included the route, bus and taxi stops - SUPERB. The room was warned for us upon our arrival (December). To be honest most hotels in Venice are in walking distance of the attractions due to it's size, but this hotel was close to the canal which made travelling quicker ad easier via he various means of transport.
Breakfast was very basic, just a few pastries, one cereal (corn flakes) and packet toast. There is no lift, just a stair lift for the elderly and disabled, which looked like it didn't. The hotel is a little run down, but Venice is and that's part of it's charm.
