Pros: My husband and I stayed in the honeymoon suite. It was perfect for our night away. The room was immaculate in terms of cleanliness. The decor was cute, reminded us of a beach motel down the shore. The women who run the establishment are lovely and gave us great recommendations for dinner. I would definitely come back again.
Cons: Albeit beachy, the decor could use a little updating.

Pros: Location, upper deck to view water; breakfast was satisfactory for the start of the day. Had some hot items and few people were eating when we were so it was quiet. Was able to get the room cool for sleeping.
Cons: our room was hidden near the stairs -- room was comfortable but it was dark and hard to get light into the room. Didn't spend much time there, however. Agree with others that the coffee could be better
Excellent9.4
Pros: I loved that we were right in the bay, super close to the city center and the yummy hot breakfast that was served in the morning!
Cons: The room was small but comfortable.
Excellent10.0
Pros: Close enough to historic st Augustine but pleasantly quiet. Far enough from beach to avoid summer beach prices but less than 10 minutes away from beach. The room was super clean and updated. Will definitely be returning.
Cons: The pool water was warm but not the hotel's fault.
Good6.5
Pros: Great location Friendly staff

Pros: The complimentary breakfast provided was very nice, even had fresh fruit!
Cons: The location was a bit out of the way. We like to walk everywhere so it was a bit of a walk to get to the "old town" section of St. Augustine, maybe a two mile walk?? If you don't like walking a taxi ride is inexpensive, about $8.00 one way from the hotel to the "old town", we chose this mode of transportation at night.
Excellent8.2
Pros: Clean rooms, hardwood floors, really good price for the clean updated rooms, fantastic included breakfast (not just your average cereal and toast... We had sausage, pancakes, eggs, home fries, cheese grits, etc.)
Cons: No elevators, ice machines were far away (downstairs, around the corner and behind the building), shower only
Good7.1
Pros: It was clean, clean & most of all clean! Close to tram pickup.
Cons: Housekeeper showed up at 8:30am!! We miss you seed it every day we were there. Check out is 11, why is housekeeping coming so early when we're sleeping?!
Excellent10.0
Pros: The staff was outstanding & very helpful the rooms were very clean & comfortable
Excellent10.0
Pros: Each employee we encountered was cheerful, helpful and kind. From the front desk staff, the breakfast room and housekeeping, everyone was positive. As we were packing up the van to leave, our six year old was restless and upset and one of the housekeeping staff members reached out and gave us a box of tissue. It was such a kind gesture! We would stay again at Southern Oaks Inn.
Cons: It’s hard to find something to criticize during our two-day stay.
Excellent8.0
Pros: Great location with free rides.
Excellent9.4
Pros: front desk staff very friendly and accommodating. spotless hotel rooms and exterior of hotel very comfortable beds and pillows. breakfast and staff excellent!!!!!!!!!!
Cons: priced a bit high.
Excellent10.0
Pros: The bed was comfortable. The full breakfast was awesome! Loved that they offered free shuttle into town. Reception staff were very nice and helpful.
Cons: Honestly, I don’t think anything.
Good6.3
Pros: Breakfast was great.

Pros: The staff were friendly . Good breakfast , good pool
Cons: noisy aircondition
Excellent10.0
Pros: Rooms were very modern and clean. Staff was very friendly. Pool area is beautiful.
Excellent8.8
Pros: Clean and friendly staff. Fast check in
Cons: Air conditioning didn't work too well. It was either hot or cold, not comfortable to sleep in with a baby
Excellent10.0
Pros: The pool was beautiful, clean and well maintained. The breakfast included things like chocolate chip pancakes and cheese grits. The staff at the front desk was friendly and pleasant. We really enjoyed our stay here!
Excellent8.8
Pros: Great, friendly & helpful staff...liked the touch of a server for the breakfast!
Excellent8.0
Pros: The breakfast was awesome. It was actually better than some other name brand hotels which offer “breakfast” included.
Cons: I have nothing to complain about.
Excellent9.7
Pros: The location was great, picked originally was planning to bring a pet turned out to be a great place to stay
Cons: No exercise room
Excellent10.0
Pros: Plane was delayed by 7 hours. I get a phone call from the hotel offering a refund for my first night. They didn't have to call, but they did. No other service (car rental, etc) that I had reservations wouldn't give me a refund, let alone call to ask if I wanted one. Front desk folks were nice gentlemen. They respected all my requests and were cheerful to be around.
Excellent10.0
Pros: Very friendly hard working staff, clean, accommodating, pet friendly, comfy bed, nice selection of free hot and cold breakfast items
Cons: I'm a smoker, all rooms are non smoking, but they really did smell fresh, kind of a inconvenience but understandable
Excellent10.0
Pros: Pets allowed
Cons: Loved everything will be rebooking
Excellent8.0
Pros: Clean rooms and a good breakfast. I would definitely stay again
Cons: Walls were thin so it was very loud inside the rooms. Heard neighbors and people walking outside room throughout the night

Mediocre2.2
Cons: Hotel was dirty and out dated . They never came to clean the room or to restock toilet paper .
Mediocre2.8
Pros: Location was great, just off the Lion's Bridge.
Cons: I should have known from the moment I stepped into the "lobby" that this was not going to be good...the owner came out from a disgustingly dirty back room. The room was so gross I didn't want to walk barefoot on the carpet. There were ants crawling on the counter, there were two stained, thread-bare towels, and a gross comforter on the bed. I took the comforter off right away, and all that was left was a thin, stained sheet. No blanket, nothing else that I could (or wanted to ) cover up with. This place should be condemned.
Mediocre3.1
Pros: Location. Was close to historic down town.
Cons: We had to call desk to have fresh sheets put on bed as they had not been changed since last occupant. TV was very old and worn out , color was almost non existent, and remote only half functioned. Beds where worn out. Pillows where flat. Bathroom door had hole in it and lamination was ragged at bottom of door.Cracked tiles on floor and cigarette burns in fiberglass tub. Pillow case had cigarette burn hole. Towels where worn with holes in them. Swimming pool was filthy and needed re surfacing. Generally unusable.Wall lamps looked as though they had survived a few knock down drag out fights and where totally askew. This motel was way too pricey for its condition. It should be closed and remodeled.Press-wood furniture showed signs of flaking at the bottoms indicating a flood at some time. Room had an overall unpleasant smell that we where able to remove with a can of Lysol spray. Close restaurants where far too pricey for the food they served. The one we tried we ordered the Caesar Salad that they attempted to grill! The Romaine lettuce looked like it was putrefied. We did not stay to eat it. The salad was the least expensive item on the menu and was $8.00. Absolutely not worth even that. We used to enjoy our stays in St. Augustine however the city has now installed parking kiosk meters. $6.00 to park for a few hours or $10.00 to park all day. We think we have made our last trip to St Augustine.
Situated in St. Augustine, this motel is within a 15-minute walk of Anastasia State Park, Flagler College and St. George Street. Lightner Museum and Castillo de San Marcos are also within 1 mi (2 km).

Pros: The location is just over the Lion Bridge so it's an easy walk to the Historical District. The room was very clean and the staff is very helpful and friendly.
Cons: The window air conditioner was old and so loud we had to put pillows over our heads to try and sleep. It really didn't work. We went to the office and complained but were told there was nothing they could do. Because of that we would not go back.

Pros: We stayed in one of the recently renovated rooms. The new rooms are very nice. Work is still taking place on some of the other rooms as of 03/27/17
Excellent10.0
Pros: The staff was friendly and accommodating to our odd, last minute arrival time. The location (waterfront) is also within a 5 minute walk of the Spanish fort, historic downtown, nightlife, but still quietly enough away for a good nights sleep.
Cons: I didn’t like other people’s bad reviews of this place because they seem very misleading and extremely picky for what this place offers. You can tell they’re actually an owner operated place that cares about their customers as soon as you arrive!

Pros: Trifecta-Clean, Comfortable and Quiet!!
Excellent8.5
Pros: It looked recently renovated, room was clean, and the continental breakfast was about as good as a continental breakfast gets. I didn't have much contact with staff but they seemed friendly.
Cons: It is hidden. Not all GPS apps have address and no road signs to hotel.
Excellent8.5
Pros: Breakfast was very good. Outside noise was minimal but our room was not facing freeway. That made a huge difference. Spacious room, nicely decorated.
Cons: Walls are thin. Room next door had dogs and could be heard all night walking on laminate floor Shower head was broken. More water hit ceiling than me.
Okay5.7
Pros: The bed was comfortable, room very clean and the staff was super friendly.
Cons: It was not easy to find, the doors are very thin, you can hear your neighbors talking. The breakfast area was so packed we had to leave and go back to our room, since there a limited amount of seats.

Pros: Good value, pet friendly, pretty good breakfast, nice staff

Pros: The fact that beach is right acrossed the street . Accommodating when asked for a late check out although it cost 10$ for each additional hour.
Cons: The rooms have a very strong Odor. At first it's chemical like a cleaner but then you realize it's wet feet or socks. Breakfast was bad waxing donuts and pastry
Excellent9.0
Pros: Location was ideal. Right across from the beach and next door to restaurants. Easy access to the beach or back to the city.
Cons: They were cleaning the carpets - kudos, but it still left that cleaning carpet smell that was pretty strong.
Excellent8.5
Pros: Right across from public beach. Perfect. Salt life next door for dinner and drinks. Front desk personal is #1. So nice and helpful.
Cons: Strong chemical cleaning agent smell. At least you know it's clean.
Excellent9.0
Pros: Staff was very friendly. Location was directly across from the beach & fishing pier. Price was very reasonable. We will be returning customers....
Cons: The first morning when we came down to get breakfast there was no coffee ready and no place to sit. We went off site for breakfast. Dated pool was over chlorinated and deck was slippery. Don't get me wrong these are very minor issues and we are coming back to stay....
Excellent10.0
Pros: Very friendly helpful staff. Neat, clean, safe and located in walking distance of many great restaurants. It is across the road from the beach and pier. You can walk or drive across. There is a huge parking lot for beach access which was great!
Cons: Across the road from beach but the walk wasn't that bad.
Excellent8.0
Pros: Just across the street from the beach. Nice and quite.
Okay5.1
Pros: I like that even though the Regency Inn doesn't have its own restaurant there are two great ones right next door . I recommend Salt Life which borders the hotel property for adults . The room was clean and I found the bed to be very comfortable , it's an older motel but good for the price .
Cons: The free breakfast could use some thoughts put into it , it's all carbs with bananas as the only fruit which was a good menu years ago but people today are more healthy minded . I mean it's free but maybe add some hard boiled eggs and melon pieces ext .
Excellent9.7
Pros: The hotel was located right across A1A from St. Augustine Beach and the staff was very friendly and accommodating. There were several good restaurants nearby and it was far enough away from the city to avoid a lot of congestion. The room was nicer than I'd anticipated, including both a glass shower and jacuzzi tub.
Cons: The room was a bit warm but fantastic otherwise.
Mediocre2.8
Pros: Near the water.
Cons: First room had roaches second left us covered in bedbug bites. Management doesn't care and refused to speak to me. DO NOT STAY HERE.
Good6.5
Pros: The location was nice. Parking was plentiful. Bed was comfortable and room was clean.
Cons: The "breakfast" was weak. Basically coffee, juice and muffins. Also, zero cell phone service once in the room.
Good6.0
Pros: Located right across the street from the beach. Bed was comfortable and clean. The shower also had great water pressure.
Cons: Cobb webs and what looked like mold on the ceiling. Rooms were very dark as well.
Okay4.8
Pros: The lady at the front desk was very nice.
Cons: The carpet was stained , right when walking in the door. The tub was dirty on the bottom, the chalk around the inside top of tub was moldy, the sink faucet was dirty covered in white iodized looking stuff. (These things lacked a magic eraser.) The bottom of the toilet, (the part from the floor up to the botton of the toilet seat) was absolutely disgusting...pubic hairs and dust covering it. I was afraid to look for bed bugs directly but I don't think there were any after catching a glimpse accidently. It was very hard to sleep at night because of all the dirty. One may ask why didn't I all for another room or go somewhere else, well....it was during Daytona 500 which the events last two weeks, everything was full. I did call and talk to a manager and she said they had just got a new staff and were spelling to make things better.
Excellent10.0
Pros: It was close to the beach. The indoor pool was actually heated and warm.
Cons: Under the door had a cold draft that came through. Otherwise I did not have any issues.
Excellent9.4
Pros: We liked the bed, the tv, the bathroom, room was nice and roomy and clean. Left my sandals and they actually kept them for me to pick up...
Cons: We didn't like the blow dryer or that we did not have an iron and ironing board in our room. Breakfast would have been better if you had eggs and bacon, and waffles.....
Excellent10.0
Pros: We have stayed several times over the years. We love the price and closeness to the beach and handyway.
Excellent8.0
Pros: Staff was courteous and friendly.
Cons: Could use more parking
Mediocre2.0
Cons: I was constructively evicted from my hotel room on the third day due to a bug infestation. The front desk didn't have any other rooms available and suggested that I check-out of my room if I didn't like the conditions. Management refused to address the bug infestation, and the front desk hung up on me. I was forced to checkout and find alternate hotel arrangements. The Regency Inn & Suites is dirty, rundown and poorly maintained. I would avoid staying at this hotel at all costs. I will also be filing a complaint with the Better Business Bureau in an effort to help others avoid the circumstances I found myself in.
Good7.6
Pros: The hotel has an indoor heated pool which the kids loved since it was too chilly to swim in the ocean. The room was clean and the staff was nice. They used real milk for their cereal instead of powdered. The hotel is directly across from the pier and beach access.
Cons: There was not a security latch on the door and they needed more items for their breakfast.
Excellent8.8
Pros: Close to everything. It had cable the air-conditioning was great. Very quiet staff is great
Cons: The breakfast could be a little bit better
Good6.5
Pros: Location within walking distance to beach
Cons: I would have liked eggs with breakfast
Okay5.7
Pros: THE LOCATION IS PERFECT AND INDOOR POOL IS GREAT AS WELL
Cons: LOTS OF ANTS AND ROOM SMELLED MOLDY
Okay5.7
Pros: Not much of a breakfast. Didn't prepare or respond for my Kayak initiated request for a roll-away bed, but only after I initiated, said I needed to speak to someone else. Kayak seeded to be doing the better job.
Cons: Written in the previous dialogue box. Working only with an iPad here.
Good7.4
Pros: Hot tub. King size bed. Sheets were not tacky. Mirror in the bedroom. Mini fridge. Location.
Cons: Bad lighting fixtures everywhere. Had to shower with light off because light was strobing and boyfriend has epilepsy. Mirrors on every wall in bathroom were unsettling.
Okay5.1
Pros: -proximity -friendly check-in girl -air conditioning worked well
Cons: -strong odor in room -blood stain on comforter and other small stains on bedding -stained carpets -all carb breakfast -cramped space for breakfast (too many people) -drunken fight in parking lot -adjacent rooms set up camp outside in walkway (loud, had to walk through smoke, etc)
Excellent10.0
Pros: Clean smelled good
Cons: You need to add some flatter pillows to the rooms

Pros: The hotel was centrally located between the historic district and the beach and there was several restaurants and pubs very close by. A real bargain compared to others in the same area.
Cons: Swimming pool was very small and breakfast was mediocre but considering there's other places to eat nearby and so much to do ,I didn't consider these drawbacks to be a problem
Excellent9.4
Pros: The convenience of the hotel was very nice. Not far from town! Clean rooms, nice staff, not a lot of traffic noise. We would stay again!
Cons: The pool! The pool is very small like a Jacuzzi
Good7.4
Pros: We loved a couple things about this place: 1) it had the cutest, very small pool and 2) we had to cross the lion bridge to get to it. This put us in between the historic district and the lighthouse and alligator farm (which is a must see!) honorable mentions are: they had coffee AND tea in the room (i'm a tea drinker and often find rooms have coffee but no tea)
Cons: their continental breakfast is quite limited... it's in a very small room (the lobby) and having b-fast included was part of our choice in picking out our lodging, but hey, we didn't really go there for the b-fast. We did not find any reasonably priced food nearby and thought the price for the room was a little high once compared to others we saw.
Good7.6
Pros: location, price
Cons: Bed was uncomfortable, really cheap towels
Okay5.3
Pros: closeness to the town.
Cons: the pool is an oversided non heated bath tub. my son wouldnt even go in it. guess smoking right outside your door. id say the place would be good at 35-40 on weekends. All the hotels double their rates on the weekend to rob the tourist. the whole toen is similar. We paid $10 for a waffle across from the fort There are no fast food outlets close by. Mellow Mushroom is closest but they charge $15 for a small pizza.
Excellent8.2
Pros: The place was clean, cheap and in a decent location. there is a pool but it was February, too cold. The breakfast was basically, coffee, juice, bagels, muffins and cereal. It was free and I didn't know about it ahead of time but it served the purpose. The staff was very nice. I would stay here again if I was visiting St Augustine. Great place.
Good7.4
Pros: Cheap hotel for the night. Smelled clean.
Cons: Our room (108) was in need of a refurbishment. The bed was uncomfortable.

Pros: Close to everything , cheap compared to others in the area and the fridge / kitchenette was a nice feature.
Cons: Very uncomfortable beds and dirty carpet !
Excellent8.0
Pros: The room was clean and in a good location. The staff was fantastic!
Cons: The 'continental breakfast' was really not very good at all, but that's not something I really care about. A large family might need that more. I mostly care about the cleanliness and staff!

Good6.5
Pros: Very close to where I wanted to be. People managing it were very nice. I think it was as clean as a really old motel can be.
Cons: Rough sheets. The AC unit couldn't be adjusted without standing on a chair. Very tired decor. Bed not comfortable. Pool empty
Mediocre3.1
Cons: Drugged out people running around at 3 in the morning. The front desk man said he couldn't do anything about it.
Mediocre2.0
Cons: The receptionist was so rude I didn't stay. I went elsewhere.
Cons: Wifi didn't work. Pool was closed. Room was in very poor shape. The sofa in the room looked like the back seat of a car.
Mediocre2.0
Pros: Drug infested motel, dirty, we drove away, called them, and told them we were not staying there, they said they would not refund our money, that our reservation was for the night before, a lie. STAY AWAY!
Cons: Drug infested motel, dirty, we drove away, called them, and told them we were not staying there, they said they would not refund our money, that our reservation was for the night before, a lie. STAY AWAY! Jim & Renée

Pros: Very clean and updated. Good location between beach and downtown. Pool area very clean also. Staff very friendly.
Cons: Very small room. Difficult with small children, no where to sit other then the bed. Limited parking. Very close to main road so it's very noisy at night. AC unit cuts on and off about 500 time a night and is also very loud.

Pros: Motel has small rooms and is kind of old to great staff, great location and just enough in the rooms to make comfort manageable. Would recommend if no kids and you want to walk everywhere in St Augustine. It was perfect for that. Within a 20 min walk of EVERYTHING but the beach, then it was only a 10min drive. We loved our stay and the staff was great
Cons: Rooms could have been a little cleaner.
Excellent8.8
Pros: price, location, cool old tree, staff- all great
Cons: shampoo desired and dead bug upon entering door
Good6.5
Pros: Price / location
Cons: Condition of property
Excellent8.0
Pros: walking distance to downtown
Cons: No complaints.
Good7.7
Pros: The customer service was truly wonderful. The location was right across from a trolly stop which is so awesome. Near to all the great shopping, restaurants and sights.
Cons: The bedding was not the greatest, old carpet, old paint...just overall very old and needing an update.
Excellent8.0
Pros: The price
Cons: Very basic. Clean but not updated. No coffee maker in the room and the soap/shampoo is nothing to be desired. Weird lady walking around with a stroller and no baby. Weird.
Good6.0
Pros: The staff were friendly, the bed was comfortable. The room was spacious and comfortable. The location is awesome. It's only about a one mile walk to St George St and the Fort. For the price, you can't beat the locaton
Cons: It is old and outdated. Looks like kind of a dump at first. The bathroom desperately needs some renovating. The shower curtain was stained with mildew but was replaced as soon as I requested it. No coffee pot in the room, City Perk is just a mile or so down the road and they have really good coffee.
Mediocre2.0
Pros: Nothing
Cons: thry allowed other guests to scream and curse at all hours. The property was not clean it kept up. Repeated requests were made to unclog the sink. Also, we asked repeatedly for towels without stains. This service should not allow thiis proprietor to advertise less than adequate facilities.
