9.7 Excellent (176 reviews)

Featured amenities include express check-in, a 24-hour front desk, and luggage storage. Free self parking is available onsite.
10.0 Excellent
Pros: Palazzo Dragoni is the perfect place to stay and is in a great location. The owners Roberto and Erminia are very welcoming, attentive and truly care about making one's stay as comfortable as possible. Roberto gave me great advice on restaurants and places to visit. Everything about the Palazzo is beautiful, interesting and elegant. The view from my room, number 10, was spectacular. It was super clean, large, and the bathroom had a great shower. Breakfast was delicious! Erminia makes wonderful baked goods, great coffee and her scrambled eggs were the best! Thank you! I would highly recommend staying at Palazzo Dragoni! Enjoy!
10.0 Excellent
Pros: A very nice surprise for this business short trip. The room was so so special, i felt like a princess, with a perfect view, perfect mix of modern and historical ... i would stay more if I could... I couldn't imagine better place. This hotel has a soul!
10.0 Excellent
Pros: From the moment we arrived Roberto ensured we would have an amazing stay. Our room no 10 had the perfect view, advice was given too regarding great places of interest to visit. Roberto also organised a table at Restaurant Trik Trak where we dined overlooking the Piazza eating delicious Italian food and sipping local wine. It was Bellissimo. The breakfast room has stunning vistas of the surrounding buildings and far away to the countryside . Can not recommend this Hotel highly enough and great value for money. Heartfelt thanks to Roberto and his team for an exceptional experience Lawrie
Cons: Nothing to add here
10.0 Excellent
Pros: The beds were very comfy, breakfast was delicious, hosts were amazing! Can’t wait to go back!
Cons: Nothing
10.0 Excellent
Pros: Lovely place. We have asked for twin beds and Signor Roberto provided us with two rooms instead of one for the same price. Nice breakfast, incredible view over Spoleto valley from the balcony. The lady at the breakfast room provided us with perfect services and very kind hospitality
Cons: Nothing
9.6 Excellent
Pros: Great location at the top near the cathedral, and a short walk to some nice restaurants/cafes. Beautiful breakfast room with high ceilings and amazing view. Comfortable suite with view, we didn't have a balcony but some rooms do. No parking but concierge took my husband to park the car nearby.
Cons: Nicely appointed bathrooms, but in our room the walk-in shower was between the sink and toilet, so you had to be careful when the shower floor was wet, to get to the toilet. Still the design was creative, considering they were working with a very old building!
10.0 Excellent
Pros: Location in "old town" close to Duomo was perfect. But the best was the host/owner and his wife. Roberto expedited our room when we arrived early (11 AM), made us coffee and tea while we waited, assisted with our luggage and rode with me to park the car in a secure lot nearby. The palace itself was beautiful; our room was spacious, quiet, furnished with period pieces including a comfortable 4 poster bed and our balcony had an incredible view overlooking the city. Breakfast was terrific with fresh fruits and berries, delicious pastries and torts, several cereal choices and eggs cooked to order. Laura hosted breakfast and was personable, attentive and a real charm. We had breakfast in an attractive sun room looking out on the spires of the Duomo--great place to start the day! We loved our stay and regretted having to leave such a warm and engaging palace!
Cons: Nothing
10.0 Excellent
Pros: Incredible views! And the kindness and attention of the staff!!!!
9.2 Excellent
Pros: Excellent location in the heart of the old town right near the cathedral The breakfast room view is absolutely the quintessential Umbrian view across towards Assisi
Cons: Can be a bit difficult to find but not entirely unexpected for such a historical town. Just do a bit homework with your car navigation
10.0 Excellent
Pros: Located atop Spoleto just steps from the duomo, Palazzo Dragoni is like stepping back in time. The rooms are lovely (request 8!) and the owners are absolutely wonderful ! Roberto and his wife (I sadly don’t remember her name but she’s truly very kind!) are at the hotel, more like a B&B, and they help with questions on the city given they were born there. We would absolutely go back and highly recommend this gem of a property !!

10.0 Excellent
Pros: Our hosts, Vince and Andrea, were amazing. There was nothing that was too much trouble. The rooms are large and lovely with beautiful views over the fields and towards the hills. The pool is luxury and we also enjoyed the bikes. The breakfast is a treat to wake up to - delicious cakes, cereal, fruit, yoghurt, cold meat and cheese, good coffee and juices. There is plenty of space to relax, including around the pool, at the bar overlooking the hills or in the lounge areas of the house. We were also fortunate to have enjoyed a lovely, typical Spoleto dinner prepared by our hosts. We loved our stay at Casale Fusco so much that we came back and stayed a week in their apartment in Camporoppolo so we could cook using all the wonderful Umbrian produce.
10.0 Excellent
Pros: The hotel was amazing, the breakfast and the service were above and beyond. The cleanliness and the view were worth every minute. We will definitely go back and recommend the place to others
Cons: nothing , everything was more than perfect
10.0 Excellent
Pros: The location was amazing, our host Andrea was delightful, the accomodation was very spacious and tastefully decorated, the surrounding countryside is very picturesque, it is a great base to explore southern Umbria and beautiful, interesting Spoleto. The grounds on the farm are gorgeous, with the most fantastic facilities for guests, especially the beautiful pool and surrounds with a well stocked fridge full of icecreams, beer, wine and soft drinks at very reasonable prices on an honesty system.
Cons: Not being able to spend more time here. A week would have been delightful.
10.0 Excellent
Pros: Andrea the host was so obliging and could not do enough for us. The property was immaculate and facilities excellent. Scenery was amazing. Would definitely recommend this place although it was quite remote so you definitely need a car to get around.
Cons: Absolutely nothing
9.2 Excellent
Pros: Wonderful B&B in the beautiful countryside of Spoleto. The view out our bedroom window was fabulous and our room included had a tidy kitchen as part of the suite. Our host Andrea was helpful with meal suggestions and even made dinner reservation for us and was a delight just to chat with. Breakfast was amazing with so many homemade baked goods we didn't know how to choose, along with ham, cheese, yogurt, fruit, and great cappucino.
Cons: The morning sunshine woke me earlier than I hoped. I wish the beautiful large windows had some curtains/shades we could close that would allow me to sleep in a bit.
10.0 Excellent
Pros: Everything was amazing! The property, the location, the staff!
Cons: There is nothing that we didn’t like!
10.0 Excellent
Pros: The food was fantastic, the location sublime! Our hosts went out of their way to make sure we were comfortable and felt at home.
Cons: Google Maps had no trouble finding Casale Fusco, but the TomTom GPS in our rental car was incredibly confused. Nothing the owners can do, but guests should be aware.
10.0 Excellent
Pros: Relaxing and comfortable stay in a great place with nice pool, friendly helpful hosts and excellent food.
10.0 Excellent
Pros: Andrea was the perfect host and could not do enough to make our stay pleasurable. Excellent location. We stayed last week of March with perfect weather. Another month or so with the trees and flowers in full bloom and the swimming pool open, Casale Fusco would be awesome. Thanks Andrea.
Cons: Not a thing.
10.0 Excellent
Pros: Perfect location, delicious breakfast, great vines and very kind hosts.

9.6 Excellent
Pros: We stayed 3 nights in a superior double room. Susanna and Antonio were wonderful hosts and nothing was too much trouble for them. Their staff were also very accommodating and friendly. Breakfast was excellent - cereal, juice, fresh fruit, breads, ham, cheese, croissants, jams, cakes, tea, coffee and more. A lot of the produce is from their farm and I especially liked the bitter cherries. Susanna loves to cook and makes a lot of the foods herself while Antonio loves to farm. On the second morning they cooked egg and bacon especially for us which was a nice gesture. One night we had dinner with them and another couple which was very pleasant. The main dish was roasted goose (bred on their farm), stuffed and wrapped in bacon. The property was a good base to explore the surrounding area - Assisi, Spoleto, Orvieto, Norcia.
Cons: Wifi dropped in and out but this is probably to be expected in the countryside. Not a major concern.
8.3 Excellent
Pros: Very friendly, helpful staff and good food and using local and their own produce. Suzanna cooked using their cheeses, wild asparagus, her cherries and their meats and herbs. Very resourceful.
Cons: Very small bedrooms, tiny bathroom and minute shower and no shower products which contradicted your description. No chocolates, sweets or biscuits in the room. It was not a superior room by any stretch of the imagination and although the setting is wonderful it was noisy as their leisure activities for local people meant disco noises and chatter . Also they didn't explain that 5 courses for dinner would cost more than 2 courses.
10.0 Excellent
Pros: Great location with beatiful views, nice outdoor pool and lounge area. Sport lovers can play beach volleybal. Very hospitable hosts!
Cons: Events may cause some disturbance but fit in well.
10.0 Excellent
Pros: Very nice owners, good breakfast and dinner, beautiful surroundings
9.2 Excellent
Pros: We want to say a big thank you to Susie and Antonio, as well as to Anna, who made our stay here a very memorable one. There are many agriturismi in Italy, this one has a heart. The proudness for the farm and the local agriculture with vegetables from the season, the animals... it is genuine here. The shared dinners a joy, for the lovely food but also for the nice and open hearted conversations. We felt at home here. Nothing was too much trouble. Our 1 year old loved the animals of the farm like we did and was really spoiled here. We feel she has a nonno and nonna now in Italy too. Thank you for the great stay, for the openness, for taking such good care of us...

The restaurant serves traditional cuisine of the region for lunch and dinner. The famous Rocca Albornoziana in Spoleto is a 20-minute drive from the property, while Norcia is 47 km away.
6.7 Good
Pros: Good level of comfort of all facilities, members of staff friendly and available. Nice location, rather isolated though.
Cons: Good quality food provided at lunch time. Yet in our opinion children below the age of 10 or even 8 should not be counted as adults. It is not fair that the cost of meals for children, who notoriously hardly eat a whole meal, is identical to the cost of adults meals.
9.6 Excellent
Pros: the view and the food
10.0 Excellent
Pros: The view is stunning! Most beautiful in Umbria!
9.6 Excellent
Pros: We felt in love with the place the moment we arrived there - 360’ view of beautiful Umbria, green and peace. Our 1,5 y old daughter had the best time: playground, cats, dogs and horses and really-really nice hosts. During our 8 nights stay we had several days when we didn’t even leave the Agriturismo and enjoyed it all day long. Food was excellent! :) Thank you!
Cons: As it was the beginning of the season, the water in the swimming pool was still too cold.
10.0 Excellent
Pros: Amazing Agriturimo. I recommend that if you stay here to have lunch and/or dinner in their restaurant. Homemade typical food. Amazing! Beautiful surroundings, we used the mountain bikes they made available for free to go on a easy and safe ride around the property. The view from the room is super relaxing. They also have horses, you can take classes or simply just look at them. I recommend this place also for a romantic gateway. We will come back, for sure

Borgo della Marmotta - Farm Home - Spoleto - Building

9.1 Excellent (277 reviews)

9.2 Excellent
Pros: Room/suite was very large, loads of options for relaxation around the property: 2 lounges, plenty of seating around the pool and various areas for sitting/relaxing dotted around the grounds. The location is great for Assisi, Spoleto, Foligno and the surrounding vineyards & towns. Parking was very good (a real treat when you spend time in some of the smaller local towns!!)
Cons: The food. Breakfast was incredibly minimal (we had stayed in Umbria for over a week so this was a surprise for a hotel of this size). The food in the restaurant was also no where near the standard we would expect from even the smallest of restaurants in the area. Basic Italian dishes done poorly. A real shame. Great service and a great stay throughout, but really let down by the food.
10.0 Excellent
Pros: We really like the gorgeous garden, the library was amazing and the swimming pool was with very good proportion
9.2 Excellent
Pros: Nearby restaurants were delicious
Cons: Restaurant was closed on Tuesday
10.0 Excellent
Pros: Facilities and staff were great.
Cons: nothing
10.0 Excellent
Pros: Stayed in a Superior Room and it was really beautiful as was the entire property. This is one of those rare properties that actually looks better in reality that it does on the website photographs. The staff were extremely helpful and pleasant. Stunning location in the midst of the Umbrian hills, facilities were excellent and the large garden area gave a lovely sense of space and tranquility even though the hotel was quite busy while we were there. Truly loved our time here and wish we could have stayed longer. Next time. A true gem!
Cons: Breakfast could have been enhanced by the addition of more variety in terms of the cheese/fruit/yoghurt offering. A minor criticism as everything else was all that we expected and more.
10.0 Excellent
Pros: We loved the scenery, beautiful grounds, pool, and clean, tastefully decorated rooms
10.0 Excellent
Pros: The hotel is situated in a beautiful property. The entire property from the room we stayed in to the shared areas like the pool, restaurant where breakfast is served every day, to the common areas was clean, modern, yet comfortable.

Pros: EVERYTHING was spectacular
Cons: We liked everything
9.6 Excellent
Pros: Loved the authentic vibe. The decor is beautiful and a lot of thought and love by the owners have gone into the property. It is so much nicer than a generic hotel. We ate in the restaurant onsite the two nights, particularly loved the bbq night. The offer a variety of activities onsite including cooking courses, yoga and massages. My husband had a massage found it good value. The pool and gardens are well cared for. We only have positive things to say about our stay and would highly recommend. We were well fed and very relaxed leaving.
10.0 Excellent
Pros: The hotel is absolutely gorgeous and just so peaceful and the pool is pure bliss - deep and clean with a lovely view of the Umbrian hills. Would go back in a heartbeat!

Pros: Great location; easy access in a car with complimentary private parking at the hotel. It is immediately next to the Roman theater and steps away from the pedestrian area with restaurants, shops and historic sights. The hotel is modern yet classy with an elevator and a pleasant, helpful staff that gave great restaurant advice. The standard double room was perfect! King size bed was extremely comfortable, bathroom with tub was spacious, new and clean with toiletry kit and big fluffy towels. Our room had a mini fridge and a balcony with a view of the beautiful Umbrian countryside. The complimentary breakfast was excellent and featured eggs, meats, cheeses, yogurts, fruits, breads etc. in a lovely dining room with large windows overlooking the olive groves and vineyards. All in all it was a great value for the price and I would recommend it highly.

7.5 Good
Pros: Amazing location - the view is breathtaking and the building itself very nice.
Cons: The comfort of the room is good enough for you to enjoy your stay but quite average (i.e no possibility to get an iron, no blinds for the windows, bed quite cracky and pression under the shower hurtful).
10.0 Excellent
Pros: Amazing location and views in beautiful ancient grounds. The staff were professional, friendly and helpful. Restaurant was great.
Cons: Nothing
3.8 Mediocre
Pros: View was beautiful. The food was ok and staff were helpful and kind in solving transport problems. Air con in room very efficient.
Cons: No storage or furniture. Just a bed plus extra unwanted bed. We had been moved from previous room because bathroom was fly infested. No fridge. No staff from 10am till.6pm and facility locked. Location inaccessible without a car. We did not know this. Completely inappropriate for a 4night stay. This is a restaurant with rooms. Disappointing
7.9 Good
Pros: Incredible views
9.6 Excellent
Pros: Great location off the beaten track with amazing views. Staff were very friendly and wanted to help.
Cons: End of season, a couple of items in the room needed repairing.
5.8 Okay
Pros: Breakfast was very good
Cons: Location on map is wrong......it is up a hill that is not walkable and a long way from the village....where it was "supposed" to be. This was a real problem for us as we had no transport ! so constantly paying to get down to and up from village. Also no room facilities for tea and coffee.......no staff present from late morning until early evening ! No TV as advertised. Staff very helpful...when they were there !.....however when we arrived no staff at all present !

Pros: What a fantastic place. Fab rooms, excellent food for both breakfast and in the restaurant. The pool is in such a beautiful setting as is the whole place. Peaceful and close to Spoleto
8.8 Excellent
Pros: The swimming pool and the donkeys in the olive grove next to it were lovely. Staff was very helpful and friendly! One of the ladies was even lending us her mother's iron. The pizza's were the best we had during our trip and very reasonably priced! Lovely breakfast (incl gluten free) Within 5min you're in the town centre while the agriturismo feels like it's nicely isolated.
Cons: We struggled with mosquitoes quite a bit at this location, which isn't their fault but it did impair our experience a little. House and grounds felt a bit rustic, some of it could be updated a little.
8.8 Excellent
Pros: Pretty house and surroundings.Family who run it exceptional. Pool inviting.Donkeys in field fun if noisy.Aircon works and everything(bathroom) really clean
Cons: Nothing really. We had a room with 2 mattresses and it was quiet as requested. The view was not as good probably as other ones.It was small but was ok for 2nights.

Pros: Absolutely beautiful little place to stay just out of Spoleto. It is quiet and peaceful with a stunning outlook over typical Italian countryside when you awake. A lovely setting to sit in to read or think. Anna-Maria, the host, is a little bundle of energy and keeps the place spotless and makes every effort to ensure you are hsppy and comfortable. While you can walk to town, it is only a couple of minutes dtive if you have a car. The breakfast, that you may eat on the terrace if you like, is superb and features Anna-Marias husbands honey and a neighbour's sheeps ricotta. Stay there.....you won't regret it!
Cons: Not really dislikes but just be aware that the beds are quite firm and the wi-fi sometimes only works near reception or on the terrace.
9.6 Excellent
Pros: My fiancee and I had a short but wonderful stay at Villa Cristina. Anna Maria greeted us very nicely, showed us the room and help us in any way she could. The hotel is located right at the edge of Spoleto but at that same time kind of in the countryside, so when you sit outside is the nice patio you get the view of the country as well as this wonderful view of Spoleto, The staff was very nice. Breakfast was delicious! Would go back again, grazie!

Pros: Nicely situated near Spoleto. A clean and well run small 3* hotel perfect for exploring Umbria.
9.6 Excellent
Pros: Excellent breakfast, comfortable room, good shower and welcoming staff
Cons: Perhaps a little further from centre than we’ Thought but driving and parking not a problem and views over countryside more than compensated
9.2 Excellent
Pros: The staff were really friendly and extremely helpful. Francesca was brilliant at helping us sort out a problem with directions to our next destination and we were able to leave our car there whilst we visited Spoleto. Outside there is a lovely patio with tables and chairs. We had a good sized room which was pleasantly furnished and our bed was perfectly comfortable. Breakfast was tasty and very efficiently served. There was lots of parking space.
Cons: There was nothing we did not like, however, if you want to walk to the town centre, you have to be very careful as there is no pavement for pedestrians.

Cons: Nothing.
9.6 Excellent
Pros: Close to the people mover. Private parking. Great value for the money. Good security.
Cons: A little noise from hallways.
10.0 Excellent
Pros: Great facilities, bathroom bedroom everything was good and clean. It was also quiet. My room was warm. Staff was kind.
Cons: My friend's room had heating off the first night, but it was actually just turned off by mistake at the reception, so if heating is off be sure to go ask the staff as soon as you notice it.
10.0 Excellent
Pros: Quiet, very clean and great location
7.5 Good
Pros: cleanliness and city center
Cons: the pillow is too thin and no fruits for breakfast. breakfast has no variety
8.8 Excellent
Pros: Very welcoming reception staff. Rooms were Spartan but extremely clean. Nice big windows. The location was really good--if you're driving, it's just far enough out of the city center to have easy parking and a nice, less-touristy neighborhood feel, but it's very easy to walk to the historic center in just a few minutes.
Cons: Breakfast was prepackaged items and a self-serve coffee machine. Totally understandable considering the price of the room, though! And there are nice cafes nearby where it's easy to get a great coffee and brioche for a couple of euros. I had trouble finding the place, though, because Google maps pinpointed the hotel a long way from its actual location on its street, and that was a problem because I put my car in a parking garage and was carrying my luggage.
9.6 Excellent
Pros: The place, the personnel.

Pros: The staff were great although their English was a little limited (which was typical of the area, which we liked). The hotel is really well positioned with shops and restaurants within easy walking distance. Recommend taking the escalators to the top and walking back down through the old streets
Cons: Everything was good
10.0 Excellent
Pros: The hotel is located only couple of minutes walk from the old town. It is a relatively easy walk to the escalator that takes you to the Rocca with all its history and superb views. The staff were extremely helpful and their private parking was directly behind the hotel. Again making things very easy. Breakfast was good and the bed was very comfortable. Highly recommended.
Cons: Nothing.
7.9 Good
Pros: Situated 10 min walk from Spoleto station and located just next to the entrance of the old town this hotel is the perfect location to explore Spoleto. My room was spacious, clean with an abundance of natural light plus a balcony overlooking a park and awesome views of the old town . Staff were pleasant and helpful ,breakfast was good but could have had more healthier options.
Cons: Everything was good.

Cons: It was very hot in the bedroom and at the breakfast there isn’t so much choices.
4.2 Okay
Pros: The pool
Cons: almost everything
6.7 Good
Pros: Spacious room
Cons: The food was bad worst breakfast ever had in a hotel
8.3 Excellent
Pros: large and spacious property with amazing views of the surrounding mountains. very nice pool
3.3 Mediocre
Pros: View. Location .
Cons: After reading some reviews we were looking forward to a relaxing fun stay at this so called luxury spa resort / Hotel . We were on a tour of Umbria and after a lovely stopover and stay in Assisi this was our 2 Nd stop . I regrettted my decision of staying at this hotel though I believe we must make the best of every unfortunate circumstance and enjoy the much awaited holiday . We reached at around 7pm and the front desk informed us that the spa closed at 8 pm so we rushed as that was the highlight of our stay . Well guys who are used to decent functional spas , this wasn’t close to a 2 Star so take a guess . Let’s say I was glad I could take a shower . We were asked if we preferred to dine at the restaurant on the premise by the front desk on our arrival and as this hotel be aware was pretty remote ( far away in a quite area which we loved ) miles away from the city so we opted to stay for dinner at their restaurant . The restaurant was a cute place but when we got there we were informed we weren’t on the guest list . Guess what we were asked to sit at the outer circle of the restaurant which looked destitute, not exactly the best part but as we were starving we dint care and accepted their offer . We were told they dint have an English menu ( seriously ! A hotel serving international travelers, on the list of cond’enast Hotels and have no English menu? ) and I had to deal with it or wait for the only English speaking waiter whom I never saw . Fortunately my boyfriend is Italian and translated the menu to me . We were offered water and bread and that’s it we never saw the waiters for the next 45 minutes . My bf who is generally a chilled out patient guy ( and I am not ) we both sat waiting . Tick tick tick tock .......no sign until my bf the patient one amongst the two of us walked up to the waiter ( there were 2 waiters for the whole restaurant ) and asked him why weren’t we being served ?
7.9 Good
Pros: Restaurant è molto buono
Cons: The room was noisy .we can hear the neighbors in their room.
10.0 Excellent
Pros: Amazing place in the middle of the country with olive trees, flowers and a beautiful swimming pool.
7.9 Good
Pros: Quite place, Nice landscape. Gardens well maintained.
Cons: restaurant service poor, "filetto" not very tender. Swimming pool not clean and too crowd and noisy, not the perfect place to relax. Rooms too warm and humid.
8.8 Excellent
Pros: Very helpful and available staff, especially in the restaurant. Breakfast had a nice variety of foods. Parking is available on site and the hotel is located approx. 10 mins of drive away from Spoleto and Trevi, convenient for short trips as it's near the highway.
Cons: Shower door (one side of it) in my room was broken and the hair dryer looked a bit dated. I found the spa quite expensive - I'd rather have an hourly rate to access the indoor pool. I decided not to use it as I knew I would only stay an hour or two and the price for the daily access seemed too high in my case.

10.0 Excellent
Pros: The owner was very nice, warm and welcoming. Great value, especially for the time of year - Spoleto International Music Festival. Nice breakfast, warm atmosphere..
10.0 Excellent
Pros: The Hotel is very clean, very well maintained and i can't describe how kind the staff were! They did their best to make my stay as comfortable as possible. They offer also dinner in the hotel and made a vegan dish specially for me. The swimming pool was clean and at very quite place. I would definitely book it if i visit Spoleto again!
9.2 Excellent
Pros: The host was excellent friendly and hopeful. The dinner at the restaurant was superb and breakfast was adequate. The view of the mountains outside our window was majestic.
Cons: Nothing was wrong with it.
9.6 Excellent
Pros: Breakfast good buffet. Food in restaurant ........ dinner excellent value. The Sunday night we were there they told us in advance that the restaurant was closed on a Sunday evening. Helpful staff....... gave us excellent directions how best to visit Spoleto (car parking etc) and where to eat well there ! Even at the end of season it was full of Italian visitors...... which speaks realms. Pool would be tempting in high season as to would be the newer more luxurious rooms
Cons: Not much a good experience However, it failed the sink plug test ...... thus deducted points for cleanliness.
8.8 Excellent
Pros: Adorable, sweet, warm, accommodating & hospitable host! My son called him the "wholesome" man. We loved him! Gorgeous city, very interesting.

9.2 Excellent
Pros: The room was a good size, the bed was very comfortable, and we had a lovely bathroom. It was great to have garage parking. Breakfast was a buffet, with a good choice, and we were able to eat in the pretty courtyard. The hotel was beautifully decorated and furnished. Air conditioning was a big plus.
Cons: Nothing
9.2 Excellent
Pros: As we were travelling by car, we had to be able to park it somewhere, which in Spoleto means choosing a hotel with on-site parking. As non-resident private vehicles aren't allowed in the town, this means a hotel below the old town. This isn't as big a problem as it sounds, since there is a moving footway (a 'travelator') that runs from the lower town up to each level of the old town. The town is tiered on about 3 levels, not just one upper level, and this moving footway is used by everyone. The hotel offers all expected amenities, is pleasantly decorated, friendly & helpful staff, good amenities in the room and a good breakfast, plus of course, the on-site parking.
Cons: Nothing. The steep streets means we're all fitter than before we arrived!
10.0 Excellent
Pros: Everything...it was loaded with charm and would happily stay in this hotel again....great value for money. The waitress in the breakfast room was marvellous as she remembered how are party of four liked our coffees...highly recommend this hotel.
Cons: Nothing
9.6 Excellent
Pros: Everything - large comfy bed, good bathroom and shower, garage for our car, didn’t charge extra for our dogs.
5.0 Okay
Pros: Location
Cons: Quite surly man at reception. Lady was lovely
7.1 Good
Pros: The hotel has a charm, noble mansion style. The location is good as there is nearby a mechanized walkway to the city. The sfaff was helpful.
Cons: Our room was really outdated and not well enough maintained, for example water did not drain well from the sink, one of the bedside lamps did not work. Toiletries were not replaced the second night.
10.0 Excellent
Pros: Lovely large room with air conditioning (very necessary in the middle of summer!). Very close to the moving walkway to the top of Spoleto with an excellent breakfast.
10.0 Excellent
Pros: Great breakfast for those who value breakfast experiences in Italy (a place that isn't known to have breakfast culture)!
7.9 Good
Pros: Charming old world style hotel. Very clean. Pleasant rooms. Lovely courtyard. Delicious breakfast with a delightful lady managing buffet and coffees.
9.0 Excellent
Pros: Interesting hotel close to the historic centre. Friendly and helpful staff. Comfortable and clean accommodation. Lovely range of food at breakfast.
Cons: Option to eat in the restaurant the evening we arrived. When we asked we were advised it was only for a group that also had a booking there at the time

7.4 Good
Pros: Rooms were new, nice and comfortable. Facilities were nice.
Cons: Breakfast was mediocre. My room smelled like cigarettes and when I complained they didn't offer to change my room. However polite they may have been.
9.0 Excellent
Pros: A big room, the bed was comfortable and there was no noise etc. The breakfast was good, but coffee could have been better.
10.0 Excellent
Pros: Clean, central, comfortable and staff was very friend and accommodating.
Cons: Nothing to add here, really
9.2 Excellent
Pros: Our room with a small balcony with a great view of La Rocca was really large and bright. Tea and coffee making facilities in the room and a fridge as well. Great choices at breakfast. We would recommend and would be happy to return.
Cons: A tiring walk to the town.
9.2 Excellent
Pros: The breakfast buffet was plenty and very well presented. I thought I had read a previous review which said there was even full English breakfast available (something I hadn't had for a long time), it turned out there wasn't so I was a little disappointed. However, the variety of what there was to choose from was great anyway. The location was good with nice views of the green hills and points of interest and it was just a few minutes stroll to reach the pleasant historical centre. The hotel in general was clean and tidy as well as the swimming pool area.
Cons: I believe the hotel room paperwork needs to be updated as it gave an out-of-date list of what was inside the minibar so it looked like we had consumed almost everything!! In my opinion, the big double bed was a little too firm.
6.7 Good
Pros: Spoleto is charming. The hotel is perfectly situated near centre, it is easy to find it, very close to the "highway" exit. No problem with parking place for car.
Cons: We were in this hotel for the third time, even so they asked for 3 consents (for GDRP reasons probably, which are not necessary definitely). If you are not a fan of sweets a and cakes, then you can find the breakfast little bit poor, things getting worse during time, the waiters do not replace empty plates. You must ask for coffee. It is the art hotel, well, during our previous stays the rooms were beautiful, this year the art theme of our room was something like hell, it is not my cup of tea.
9.6 Excellent
Cons: Poor wifi
5.8 Okay
Pros: Secure parking Edge of town location The Maitre D, Roberto Maintenance man George.
Cons: One of the sliding glass doors on our shower cubicle fell off, could have caused serious injury (George fixed it in ten minutes. The shower tray was cracked and the door track dirty (This May have contributed to the door falling off) The Bar, A’s such, did not exist (when one ordered a drink Roberto brought it from the kitchen Breakfast was adequate but short of choice. The swimming pool was not open. Mosquitoes were a problem both in the hotel and the grounds. The channels available on the tV were nothing like the list in the folder of hotel info.(George sorted it out!)
9.2 Excellent
Pros: Great hotel & facilities. Underground parking & pool are a god bonus.
Cons: Nothing
9.2 Excellent
Pros: Good breakfast. Excellent service at reception and breakfast. Good-sized rooms. The building is beautiful, and the hotel boasts a number of contemporary art features.
Cons: Not much! The hotel is at least a 10 minute (slightly) uphill walk to the town centre.
7.5 Good
Pros: Excellent croissants and the art in the hotel was great.
Cons: There were no scrambled eggs at breakfast and the boiled eggs should be soft. Also do beans to go with the eggs. Hot beans obviously.

Pros: Parking was very close. Fresh air was plentiful.
Cons: The keys were too heavy .
9.2 Excellent
Pros: The room was wonderful overlooking the viaduct and the staff were amazing. There was a wedding happening and when we went to the bar for a drink they were closed but the man opened it up for us and brought us leftover food.
Cons: The only slight downfall is the flights of stairs with luggage but hey this is Italy.
10.0 Excellent
Pros: The hotel is at the highest point of Spoletto and very easy to reach the centre
7.9 Good
Pros: Location and view were wonderful
Cons: Staff server on duty for breakfast was a miss cranky pants. Visibly upset I used the incorrect saucer for croissant and when we asked for a second cup of coffee she again was perturbed. Poor dear, maybe just having a bad day or was tired of serving.
10.0 Excellent
Pros: The setting, the location, the breakfast area and the delightful lady serving our coffee and the 1960s beautiful design
Cons: The shower
10.0 Excellent
Pros: The views from room are spectacular and location is very peaceful and relaxing. Breakfast was very good and staff were always there to help us and assist us with all that we needed.
10.0 Excellent
Pros: Even though the hotel is located just outside Spoleto's core ... a very short walk from the Duomo ... you are in the middle of this green haven with breathtaking views onto a Roman aqueduct. It is a classy hotel that preserves its original features and has been kept-up perfectly. The hotel is family-run, now by the third generation ... very friendly, but professional ... they really know how to make you feel special and at home all at once. A must on your bucket list!!
10.0 Excellent
Pros: The view from the hotel is incredible and all the staff were so lovely!!
5.4 Okay
Pros: The hotel is located in a beautiful location, but the dated. The cleaning personnel does a good job, but you cannot clean old. The hotel left wing was built in the 1960s ,and the right wing in the 1980s
Cons: The bathroom was very old and a musty smell.

7.1 Good
Pros: Clean and confy room. Great Location! Safe parking for 10€/24h in the historical part of the city just in front of the hotel.
Cons: The smell in the room when we arrived was literary awful! The place is a complete labyrinth, with no elevator to certain parts. We had to carry all our luggage up & down and up & down with no help from the stuff. The old guy on the reception is quite unpleasant.

Cons: Nothing!

Pros: We had to leave very early in the morning before breakfast and the night porter was very kind to make us two coffee.
Cons: The welcome of the reception manager had a litte bit an ignoring attitude, maybe because of we were pilgrims.

Pros: Cosy rooms, Hood location.
