Good breakfast, though they have limited options.
There is a musty smell in the lobby and also in my bathroom. The bathroom needs some finishing touches too. Also, the staff is not conversant in English. It seems like they would need more training in communication, as at times it feels like they only memorized their responses and they are unable to help or understand the guest.
Good location of the hotel, close to the city center, nice and clean pool, good attitude of the staff, rooms are spacious and clean. Very good value for the money.
Very loud music from the neighboring restaurant and bar during all the nights. Basic breakfast, but OK for 3 star hotel
central to almost all popular markets and restaurants. Pub street, Old Market, Artisan markets were very close likewise some pretty amazing restaurants. Breakfast served at the property was average so if you choose a room without the breakfast you won't be missing out on much since a short 2 min walk from the hotel is Temple restaurant who serve up pretty good eggs bene for $5. The room was old and tired I had to change rooms 2 times since 1. did not have a bath tub as requested 2. the second room balcony door did not have a lock. The team however, were apologetic and did their best to ensure the move was easy and hassle free.
Rooms need refurbishment, they are old and lights and AC do not work as well. The TV channels also ran out of subscription.

If you will stay 1 floor, don't expect viewing.
We loved this hotel, the atmosphere around the area, the ambience, the pool after a hard days sightseeing, the balcony room and it’s location in the city, exactly what we wished for in these respects. There are tuk tuk drivers a plenty in the vicinity and it is 6 mins walk from the markets and Pub Street though because of this you do get some overnight noise residue but it isn’t overpowering in the least. Lots of good and inexpensive restaurants in the area we ate at Taste for Life and Red Ankhar both had great inexpensive Khmer food and cocktails. This is a great base for 3 nights close to the nightlife and life of the city but wouldn’t recommend staying and longer.
Downsides - AVOID THE SPA, IT IS DREADFUL - we wished we had not gone and would definitely not recommend. We booked an evening massage for two people and were very disappointed. On arrival there was no one at the spa and the two ladies only arrived after we called down to reception. We weren't offered any tea or drinks (as is usually the case) and there was no private area to change so it was a good job we were appropriately dressed for the massage. The two ladies seemed to have been imported from another establishment and spend the first 20 minutes chatting loudly as if catching up on old times despite signs in the spa saying “No talking Silence Please”. On hearing us talk they then stopped talking but the experience was just not very good being done on mattresses on the floor and not on massage tables. On leaving we complained and the management would only reduce our cost from $16 to $13 where frankly it was worth no more than $8 at the very most. The breakfast is not be best - 4 English and 4 Asian choices, coffee, tea, cornflakes and fruit. Open from 6.30 to 10, the staff look bored and when we had to ask for fresh fruit as none available the waitress clearly had other things on her mind than the guests. However the chicken noodle soup and chicken noodles with veg were both fine as was the fruit.
