The location was perfect, OB is amazing. While the room was small, you can tell that it had been recently updated and it was very nice. Even better, while staying at the property you could see the staff actively working to improve the hotel. With the bed, it is very soft. So if you are used to a firm mattress be prepared.

Pros (+) I love the view! it was so wonderful to stay by the beach! The beach became too crowded around 12 so we retreated to the hotel. It was so wonderful being so close to the beach but still being able to social distance. The front desk handed out masks and hand sanitizer which was a really nice touch. Cons (-) Room smelled like a public restroom, room cleanliness was questionable at best. Dustbunnies hanging from the ceiling, splatters on the ceiling and walls in bathroom- definitely did not feel comfortable. Very small/old rooms. Especially considering the price. Pros (+) It is a perfect spot near the beach, plenty of shops, dining within walking distance. People are laid back, friendly, welcoming. Beds are comfortable. Staff is amazing!!! Courtyard is beautiful! Well worth the $$$$.
Cons (-) The improvements are a work in process. Can tell that they are gradual which is good as it keeps the prices realistic. Thank you for keeping character and charm! It is a true beach hotel that fits well with the area.

Pros (+) I loved that we were so close to the beach. You could hear the waves crashing in the morning. Staff very friendly. Free parking was always available even during the busy Memorial Day weekend. Lots of restaurants within walking distance. I would definitely go back.
Cons (-) The floor/ceiling is thin between the first floor and 2nd. The group upstairs were loud and partied late on Friday and Saturday. We didn't inform the front desk so maybe no one else heard. Bathroom was small. I think if there were shelves or hooks even, that would help instead of laying things down on the toilet seat or sink.

Pros (+) Small, clean rooms. Not much in the way of in-room comfortable seating space. Nice area in the courtyard with seating around tables. Bathrooms are small - be careful you don't hit your head on the sink when you're on the toilet. Still, I'd stay there again. Location, location, location.
