Parking, and the place near to the center.
Several ants in the bathroom, spider web, hard bed, no water for our arrival and noises at night really unbearable. We were charged twice for the room.
Staff were friendly and booked a return ride to Chiang Mai for me, and drove me to the pick up spot (and even came back to get my suitcase).
This place really didn't match the pictures or description. Even upon entering, I thought I was in the wrong place. The "lobby" is like entering somebody's messy living room -- with kid's toys, toilet rolls, and old shoes scattered everywhere -- there was nowhere to sit and it was absolutely messy. I was excited to try a yoga class but when I asked about it, they didn't really give me accurate info. The yoga area looked abandoned too! The pool had a giant hose in it the entire time, so I assumed it was being cleaned (which I realized later it wasn't; the pool just looks like this). There's no lounging areas near the pool either. My room (the most expensive bungalow with AC) was COVERED in cobwebs and had burnt out lightbulbs, a broken door, holes in the walls, insects, and dust. The "tour" I booked wasn't even a proper tour -- just a man with a van who didn't speak English and dropped us off at various locations, some of which were closed. Some of the staff were up early in the morning and late at night, shouting or having loud conversations on their phones. The walls are so thin in the bungalows that you can hear absolutely everything -- even regular conversations that the neighbours next door were having. The bungalows are placed so close to each other that there's no privacy at all. The worst part is that the music from the bars can be heard until 4am. I wore earplugs each night and could still hear the thumping bass. This was NOT the quiet, nature retreat I expected. It's loud, dirty, and you have no privacy whatsoever.

Pool wasn't very clean
Great location close to nightmarket but still quite quiet. Yogaclasses 4 times a day. Cool design of the hotel. Refrigerator. Clean. A pool. Great places to hang out (i.e bu the pool, by the river, hammocks, porch etc)

Hot water in shower. View of river pleasant from verandah. There are no tea or coffee making facilities in rooms but guests can mingle and help themselves to breakfast in outdoor kitchen. Did I mention the hot water.
Location on banks of Pai River would seem ideal, but excessive noise from nightclub across river to VERY late and early morning motorbikes crossing on main traffic bridge next to resort not good for a restful night sleep. But these features of the location may be appealing to others.
