Pros: Felt like family. Ohana. Valet guys (Jade was rad) were awesome. The welcome lei and necklaces were lovely. The keiki robe and treats for tiny put a huge smile on the face. Lady at the kids pool was very attentive as was Elijah. Liked watching the ray get fed. Food was great. Room was perfect. Beautiful property. Will definitely come back.
Cons: There was miscommunication that the residents beach club restaurant wasn’t serving one day abs we walked through a strange construction path to get there.
Excellent 9.0
Pros: Rooms and furnishing
Cons: The Japanese/fish restaurant was excellent food. Ambience, needed work. Rooms and furnishingItalian restaurant, not good… Television did not have Internet TV, Netflix YouTube. If it had Internet TV, I could stay there longer.
Excellent 9.2
Pros: Awesome facility, friendly staff
Cons: Room service surprisingly comes at the wrong time like end of the day!
Excellent 8.0
Pros: The beach view was stunning.
Cons: The extra bed wasn’t comfy.

Pros: Absolutely magical place. One of the best resorts I have visited in a long time. As a gay couple I would highly recommend it. The service was top notch and all the rooms faced the ocean. It's best to stay at the resort and experience all the services and restaurants to get the full luxury experience. We got upgraded to an ocean front room and enjoyed the stay so much we defiantly will be coming back.
Cons: The prices are very high to stay at this resort and I searched the Internet for the best rates and honestly found the best prices on Kayak.com

Excellent 10.0
Pros: New remodeled high end
Excellent 10.0
Pros: Hawaiian Paradise. From the moment we arrived our hosts Robert & Daniel made us feel most welcome and throughout our stay were always on hand to give us information and advice on places to visit, things to do and restaurants to eat at. The room was beautifully styled, very comfortable and spotlessly clean. From the chocolates on the bed every night, fresh fruit daily, and drinks and snacks in the fridge, you will want for nothing. The large well appointed bathroom had everything you will need, From toiletries, robes, fresh towels daily and the best shower I’ve ever used. Breakfast was served on the veranda with views overlooking the ocean and can only be described as a truly amazing culinary experience. A huge thank you to Robert & Daniel for making our stay, a special and memorable one at this little piece of paradise.
Excellent 10.0
Pros: Attention to every detail! I really appreciate that! Breakfast was delicious and hosts were very kind and attentive to our needs.
Cons: N/a
Excellent 10.0
Pros: The view, the facilities, the breakfasts, the grounds, the hosts- were all unforgettable. We highly recommend this BNB!!
Cons: Nothing.
Excellent 10.0
Pros: My husband and I stayed at the Ohi'a Park Estate in early August of this year while attending a wedding in Kona. We are frequent travelers and enjoy staying in boutique hotels with local flair. Hosts Daniel and Robert exemplify what it means to be gracious hoteliers. Their own extensive luxury travel experiences influenced every decision they made while converting this lovely property into a bed and breakfast. The property is immaculate, from the rooms to the grounds. There are four rooms at Ohi'a Park Estate, running in a linear fashion along a gracious porch outfitted with supremely comfortable chairs and tables set with huge orchids. Jet lag had us rising early each morning, so we had ample opportunity to relish sitting on the porch, enjoying the cool breezes while admiring the beautifully landscaped property with views to the town of Kona and the ocean beyond. Daniel and Robert were quick to bring us endless cups of rich, delicious coffee, espresso and tea. Breakfast is served at your leisure on the lower deck, which is outfitted with four tables, yellow umbrellas, and beautiful place settings. Daniel and Robert took note of all of our preferences in terms of sun or shade, drinks, favorite foods, and so on -- like magic, the following morning our table would be placed in the shade, the tea would be black, and the bread basket would be filled with extras of what we had chosen the day before. The breakfast was both delicious and abundant -- we could easily wait until dinner for our next meal (not that we did!) First course is a beautifully plated fruit plate, followed by a continental breakfast of breads, butter, marmelades, meats and cheeses ....and then eggs and bacon cooked to order. The meal concludes with sweet muesli and a chat with the hosts about what you would like to see and do for the day. They offered us excellent suggestions for daily itineraries, complete with maps and directions.

Mediocre 3.0
Pros: The view was great and the coffee was good. That's about it!
Cons: The breakfast was lousy. I stayed there for two nights, and it was impossible to know when exactly the breakfast would be served. If you were 10 minutes late than the rest of guests, there was not much food left on the table. The hostess didn't even try to ask if we need anything else . Even worse, the drain was completely clogged in shower of the room during my two nights stay there. We couldn't use the shower at all. The host said they would fix it up on the second day, but later gave it up. They didn't even say sorry to me and came up with any solution or compensation plan instead... The owner of the coffee farm has been selling this property for over two years but in vain, so I don't think the owner is willing to invest any penny in the facilities at all. This is the worst and only lousy lodging experience during my 15-day travel in Hawaii.
Excellent 10.0
Pros: We spend 2 relaxing nights in this lovely BnB, high above Kona and far away from standard tourism. Marsh served a delicious breakfast each morning on the terrace.
Okay 5.0
Pros: Location and view
Cons: Towels not replaced with 3 night stay coffee rationed only allowed 1 cup breakfast served late every day. Not allowed to check in early and even after returning 1 hour past check in time, still.jsd to wait almost an 1 1/2 hours to check in. Hosts unfriendly not talkative and didn't make us feel we were welcome.
Excellent 8.0
Pros: Great coffee and breakfast. The room was clean and comfortable. There were a shared fridge and kitchen, so we could keep some snacks and drinks. Beautiful view of the sunset.
Excellent 10.0
Pros: Loved the views and the scenery. Amazing breakfast overlooking the coffee farm and the ocean.
Excellent 10.0
Pros: We came to Hawaii looking for some quiet, nature and relaxation. We found it all at our first stop here at Mango Sunset BnB inn. The building itself, built by our hosts, was clean, quiet and comfortable. Located close to the airport and town, traveling elsewhere never a problem. Breakfast, prepared by Marsha, was wonderful throughout our stay and was enhanced by the incredible view. I cannot recommend this place enough.
Cons: Nothing. The property and the hosts provided everything we needed. It was ideal
Excellent 9.0
Pros: The views were great, hospitality was great. Nice alternative to a standard hotel.
Cons: Great place a little off the beaten path - nothing bad to say.
Okay 5.4
Pros: The view from the gazebo
Cons: We would have been happier closer to Kona.

Excellent 9.0
Pros: Loved the traditional Hawaiian vibe!
Okay 4.0
Pros: Great Location
Cons: A/C wasn’t making room cold. Shower water would take a long time getting warm
Good 7.0
Pros: Good
Cons: No coffee machine, on the table dirty ( snacks crumpled on the desk)
Excellent 9.0
Pros: Location was great, room was clean!
Excellent 8.0
Pros: It seemed clean for a bit of an older hotel. I had a nice view and the bed was comfy. Tv worked easily. Good size and good window coverage. I felt comfortable there.
Cons: Curved tub was not a flat surface while in shower. Fixtures old and I was afraid the handle would unscrew.
Excellent 8.0
Pros: Great location for the beach, eating and people watching
Cons: Parking was crowded
Excellent 9.0
Pros: Close to everything. Clean rooms and Wi-Fi. Free pass to breakfast at restaurant.
Cons: Parking can be crowded.
Good 6.0
Pros: Hula lesson on the lawn was very fun. Some staff were very friendly, some not so much.
Cons: We had to pay to park our car and that was an additional charge that was not disclosed prior to our arrival. Never mentioned when we booked the hotel. We didn't have hot water in the morning, so no showers.
Excellent 8.8
Good 6.0
Pros: Air-conditioning!
Cons: Parking.
Excellent 9.1
Pros: Employees were very friendly. Restaurant nearby, food great!
Cons: A microwave
Excellent 9.0
Pros: It was clean, the sevice was very courteous and it was in close proximity to shops and restaurants.
Cons: No
Excellent 10.0
Pros: Front desk agent  was very helpful. Parking is a little challenging but they do offer overflow parking options. Centrally located and in waking distance to everything you need and want.
Excellent 9.0
Pros: Location and amenities. Housekeepers did an excellent job.
Excellent 10.0
Pros: Was perfect for an early morning flight. Easy to walk to shopping and food.
Cons: Surprise of $10.00 parking fee.
Excellent 9.0
Pros: Cleanliness and helpful staff
Excellent 10.0
Pros: Very old Hawaiian in a good way. Pleasant staff, clean room, great location.
Cons: Nothing
Excellent 8.0
Pros: The Hotel is right by the beach, a lot of local areas in walking distance. a great place I recommend
Good 6.0
Pros: I was able to get an early checkin. Room was clean, and beds comfortable enough.
Cons: They charge $10/day to park, yet the parking stalls are very narrow. Nearly impossible to open your car door and get out if another car is parked next to you
Okay 5.0
Pros: Convenient location
Cons: Parking was limited. Had to park a bit further away in a public lot
Good 7.0
Pros: Great location
Cons: NO,all was good.
Okay 4.0
Cons: A/C not working.. paid for hotel parking, but no parking space available, parked in general parking, which is free.. Very disappointed.. will not recommend hotel.
Mediocre 3.0
Pros: The hotel did not provide the basic aminities, only location was good, not worth for the price.
Mediocre 3.0
Pros: The location only. Day staff was so rude and could have explained without attitude.
Cons: I found someones cigerettea and litgher in my non smoking room
Excellent 8.5
Okay 5.0
Pros: Cleanliness.
Cons: No microwave. Had to pay for parking.
Good 7.0
Pros: convenient and affordable
Cons: I don't like that you have to pay extra for parking.
Excellent 10.0
Pros: The price and location is great! Nice pool, friendly staff and clean rooms.
Cons: Parking is limited and the parking ‘security’ was a bit annoying. He also ‘ticketed’ us for parking in the disabled spot, but didn’t bother to look on the rear view mirror for our disabled parking pass. This was after we showed it to him several nights before when he yelled at us for parking in the disabled space. The hotel front desk took the charge off and were nice enough to call me before actually charging my card to ask what happened.
Excellent 8.5
Pros: I arrived late and enjoyed waking up to the sun and the beautiful view. It was a nice surprise to my first day in Hawaii. The staff were also really nice and helpful.
Cons: My room kinda smelled like a sweaty old grandpa, which I didn't actually mind all that much. :)
Good 7.0
Excellent 8.5
Pros: Suited our purpose, clean bed for the night..
Excellent 8.0
Pros: The location is great! You have easy access to Kailua Bay and walking along Ali'i Drive. Nice staff and an updated lobby. I found that the WiFi connection on the 5th floor was better than in the lobby.
Cons: Very few amenities. They do offer complimentary bike rentals, but the bikes are in serious need of repair!
Excellent 8.5
Pros: updated rooms with comfortable beds and mini fridge, balcony, a/c, ceiling fan, walking distance to kona town activities, parking lot with minimal fee
Cons: only 1 car allowed in parking lot per room, check in process was not smooth and customer service poor
Excellent 10.0
Pros: This hotel was very easy to find coming from the airport. The staff was very friendly and helpful. The hotel was clean and the rooms were very nice. There was a coffee maker and an iron and other amenities in the room. It was very close to downtown where there were stores, restaurants, historical buildings and tour staging areas. We would stay there again.
Okay 5.0
Pros: Location. Free breakfast from Splashers was awesome. Room was right by the pool, which was great. Comfy bed. Good price.
Cons: I realize that this is Hawaii-there are bugs. But, the drain was closed (although, apparently not well enough) & there was something over the tub drain, to apparently keep out cockroaches. I found a cockroach in the sink & bathroom floor. Front desk rude
Poor 1.0
Pros: The location was good.
Cons: This hotel doubles as a transitional home. There were temporary long-term residents. The room was dirty with no amenities. The rooms face a noisy courtyard. The air conditioner was very loud. The pool was not maintained.
Good 7.0
Pros: Close to the beach and restraints. One night to catch early flight is okay. But not good for a relaxing vacation. It's more like a motel .
Cons: The a/c works like 10 motocycle around you. We can't sleep with it on, even cannot heart the whisper of each other. We stayed in Nov and it was not so hot, we still feel hot with the A/C off, but definitely sleepless with it on.
Excellent 8.2
Pros: Love the location! Center of Kailua-Kona town, near restaurants, the seaside and tourist shops!
Cons: Nithing to add!
Okay 4.0
Pros: Location to airport
Cons: Very dated room furnishings. Originally assigned an upper floor room in a building that had NO elevator - as I am disabled I could not carry very happy bag to the 2nd floor.
Okay 5.0
Pros: It's located in historic Kailua Village, NEAR (but not on) the water. Walking to local restaurants and shops was easy.
Cons: This is an older hotel desperately in need of an upgrade. The old Hawaiian charm has long-since faded. Old, noisy window air conditioners are apparently being replaced.
Good 6.0
Pros: Location
Cons: The hotel has very limited parking for the amount of guests. You have to get up early and hope to buy an parking pass. First night we were exhausted and trying to find a parking spot. Ended up at another hotel parking for 30 a night!
Okay 5.0
Pros: Views
Cons: I asked for silverware and didnt have any? how is that even possible?
Okay 4.0
Cons: Small Parking Spaces
Excellent 8.4
Poor 1.0
Pros: It's in walking distance to the king kamehameha hotel
Cons: No parking Loud We didn't get a king bed like we requested We were supposed to get an ocean view and there was a little sliver of ocean We got charged for parking even tho we didn't park at the hotel
Excellent 8.8
Pros: Close to the beach and restaurants. Was a good price and clean.
Cons: Was a bit dated, but no problem with that. The bed was very soft and pillows not to my liking but for a few days it was adequate.
Good 7.0
Pros: The location of the hotel is good. It's at north end of Ali'i tourist zone and close to KTA supermarket and Costco. The hotel and room are a little dated. There is no safe in the room. Stuff at front desk is very nice and helpful.
Cons: Since the hotel is close to major roads, so it's a little noisy before midnight.
Good 7.4
Pros: This was the most reasonably priced hotels in the area. It had everything we needed. Was no frills. But seemed clean and safe. Good location. We would definitely stay here again. Just wish it was a little less expensive.
Cons: For the simplicity of it, it's rather expensive. No where else would I be OK with paying 160 a night for bare bones. No real complaints.
Poor 1.0
Pros: nothing
Cons: 2 stars motel expensive price plus extra charge parking fee please do not recommand to your customer wroest motel
Mediocre 2.0
Pros: The location and the friendly housekeepers were the only good things about this property. Only stay here if you need a cheap place to lay your head and don't care about being comfortable or really anything else.
Cons: The pool was fridged. The room this time was awful, it smelled musty there was no elevator to this room so I had to cart a kid and stroller up and down stairs. Unfriendly unaccomodating office staff. Not enough parking even if you paid you were out of luck
Okay 4.5
Pros: The location of the hotel is great. Just a half a block from the ocean and close to shops and restaurants.
Cons: Had a room in the garden wing. The room was really outdated with an awful blue shag carpet. Maid service was really spotty. They came to clean the room at 5pm one day--right when we were getting ready for dinner. Parking is also a nightmare. Lot is tiny and there is not enough space for all of the guests. To charge for parking and then tell your guests to park in a tow away zone instead is just crazy.
Good 7.0
Pros: Price & Location
Good 7.0
Pros: They have a hospitality room and a room to store luggage after your check out. This is great! Front desk staff is very friendly.
Cons: I was in the B building and the upstairs floor had shag carpet. It was likely very gross because it would be impossible to keep sanitary. This should be changed for sanitation purposes.
Okay 5.0
Pros: Ive stayed here before and ALWAYS been pleased! But this time we got stuck in one of the only room they said they had. Therefore this review SHOULD be called the Kona Roadside Hotel. NOT the Seaside.
Cons: One morning the shower would ONLY give cold/tepid water! The was ONLY a fridge NO microwave :(
Mediocre 2.0
Pros: Only good thing is the location
Cons: Room was dated and filthy, carpet stains everywhere, smelled funny and the bathroom was gross. Needs an update asap and better cleaning. Also was not allowed to park even tho there were parking spots available.
Good 7.7
Pros: Close to beach and shopping.
Cons: Bathrooms outdated.
Excellent 9.1
Pros: Staff were most helpful & very friendly. Use of the hospitality room was a great end to our trip. After checking out, we were able to extend our vacation in Kona before going to the airport for a 10:00 p.m. departure.
Cons: Parking was a bit limited. Street noise made us close up room at night & use the room air conditioner. Otherwise, coastal location would have allowed us to enjoy the ocean breezes.
Good 7.4
Pros: Very inexpensive and very clean. If you are not spending time in the room or on the property this is the perfect place to shower and sleep and that about it.
Cons: Air conditioner is very loud. Towels are paper thin, ended up buying a towel at Target to use during the stay. Had difficulty checking in because my reservation was with Kayak and they had no record of it. Was told that there was no parking to be had. Later another front desk worker told me that only guests who book directly thru them can park on property. I had to park further down the street in a public parking lot. It was free but I still had to walk each day and carry my bags there the day I checked out. I have stayed several times and this was the first time ever I was treated so rudely at check in, was it because I didn't book thru them directly? It sure seemed like it.

Grandkids visited and room was still comfortable. Superb staff. we visit Hawaii frequently, family lives on Island, and this hotel was one of the best for comfort, value, location, location. Food was good at the bar. Highly recommend. Will stay again.
Good 7.0
Pros: We had an issue with someone smoking nearby our balcony to the point we couldn't sit out on the balcony at all without smelling the smoke. We reported this and it was quickly corrected.

Pros: Location, yoga offered, loved the ABC store!
Cons: Spa seems a bit unorganized re appointments, did not like being so far away from elevator
Excellent 8.0
Pros: Super nice staff, except for one lady at check-in. Perfect tiny, safe beach for kids, with decent snorkeling. Walking to restaurants. Ideal if you want an urban vibe while still having some resort amenities. Our safe didn’t work, but they sent maintenance in seconds. Very well run, overall.
Cons: When we opened windows we had urban street noise. The architecture is utilitarian, sterile, and dated. Limited choices at dinner. Pool area crowded and unattractive.
Okay 5.0
Pros: The staff were all exceptionally friendly and helpful. The grounds at the back of the hotel were beautiful.

Cons: No early check in; room was not ready and despite being told I would receive a call when my room was ready, I never received a call. I just showed up a little after 3:00 PM and checked in.
Okay 5.0
Pros: The location is excellent, closed to shops and beach.
Cons: Poorly maintained fitness center with multiple pieces of broken equipment. Broken equipment was reported to staff but was not repaired during my stay.
Good 7.0
Pros: Beautiful views from lobby.
Cons: Ridiculous "hotel fees" and parking. This adds over $50 per night, so beware!
Okay 5.4
Cons: Now charges a $22 amenity fee along with a $25 daily parking fee. Just changed a few months ago, and was one of the last places in Kailua-Kona that hadn’t followed the resort fee trend.
Excellent 10.0
Pros: Perfect location! Lots to do with the kids. Amazing luau! Nice staff! Will definitely be returning in future.
Excellent 9.4
Pros: The hotel was very clean and the staff was very helpful and friendly.
Cons: We thought the parking fees were steep.
Excellent 8.5
Pros: Water front with activities right there in hotel
Cons: Not complementary breakfast too pricy for what it was !!
Excellent 10.0
Pros:
Cons:
Excellent 10.0
Pros: Very easy to get from your room, to beach to pool. Little lagoon is a very safe, easy way for kids and babies to play in the ocean.
Cons: Rooms are okay.
Excellent 9.1
Pros: Great location, great staff, very nice amenities
Excellent 9.1
Pros: Location, view, staff efficient.
Cons: Sliding door on bathroom, placement of toilet paper holder
Excellent 10.0
Pros: I loved the buffet and surroundings. Beautiful views and easy check out and in. Would definitely be back!!! Thank you
Cons: The parking was too tight!!!.....
Okay 4.0
Pros: Hard to say we liked anything .. for a large hotel there was not much there .
Cons: A partial ocean view was what I was supposed to have. A Venice of the busy dock and lagoon is what I got.. The room was average at best The coffee maker was about on the floor and outlets on the night stands were taken by the alarm clock and floor lamp leaving none for the gust closest to the beds Parking. 17 dollars a day for a guest?? Guests should never pay for parking another unexpected cost not shown in the details
Good 6.0
Pros: Location was good; but ocean view was a real disappointment. I booked the location to attend a luau. It was a disappointment for the cost.
Mediocre 2.0
Cons: charged me 250 fee for smoking on balcony when checked out,but they didn't warn me at all when I checked in.
Okay 5.7
Cons: Paid $300 for an "ocean front" room, which turned out to be facing the ocean but on the 2nd floor, partially blocked by a tree and by the roof of the first floor. The shower handles, are placed on the side of the shower so that if you're not mindful of where the shower head is pointed, turning the shower on will get you soaked. At least in room 201, there was no tub, which was disappointing. Save your money and unless they guarantee you a spectacular view of the ocean, just pay for a regular room.
Mediocre 2.0
Cons: we made reservation for a bed room with living room online. when we checked in, there was no living room. the staff at front desk insisted that the small table and a chair one foot away from bed was the living room. what a rip off.
Good 7.4
Pros: My wife and I arrived at Kona around 9pm local time and the Courtyard was a convenient location in the direction we were going. We were not at the hotel long enough to fully appreciate. It was comfortable and was our first experience of Hawaii in the daylight. How could that be anything but great.
Cons: If we had stayed longer, the balcony view was of the roof and other balconies. You could strain your neck to see water.
Good 7.7
Pros: Loved the rooms, location, the pool...except everytime we ate there we only saw our waitress once. Both times we had to get up and ask anyone how to pay so we could leave. I loved staying there, I just don't think I'd eat or drink at their facilities due to slowwwwwe services.
Good 7.3
Pros: Valet was professional and an excellent greeter as were the folks at the front desk
Cons: The small beach area was under construction and did not present the hotel in a favorable way.

Excellent 9.0
Pros: The outside facility was awesome. It was truly a santuary
Cons: The bed was really uncomfortable
Excellent 9.0
Pros: The property and grounds are beautiful, little outpost buildings and lovely pool/kitchen area. Reminded me more of a hostel vibe. Very laid back and communal feeling. We arrived to here a Grateful Dead song floating in from the yurt under a bright moon for our first night ever in Hawaii- so I was delighted! I loved our little house, comfortable and cute! Amazing view and very serene.
Cons: I wish we could have met someone who works here- we met exactly 0 people here so it felt a little bit strange/anonymous. I guess we didn't hang out around there long enough. I'd say this is a better fit for folks who want to take advantage of the sanctuary rather than as a central stay for going about Kona.
Excellent 9.0
Pros: We had a great 2-night stay, while exploring the island. The property is beautiful, with nice amenities (pool, sauna, jaccuzzi) but the most amazing part - the nice owners. We enjoyed the fresh fruit and smoothies.
Excellent 9.0
Pros: The owners and hosts were very welcoming and the property is beautiful. I loved coming back to the hot tub and refreshing pool after a day of hiking and snorkeling. That hot tub is amazing! Cleaned with essential oils and felt great after a day of ocean. If you are lucky, you might be able to catch a music performance by the owners in the mothership— a very special experience!
Excellent 9.0
Pros: Loved the grande a, chill atmosphere, eating fresh passion fruit.
Cons: There was noisy construction next door.
Excellent 9.0
Pros: It was very quiet and they respected that we wanted our privacy.
Cons: Some of lights did not work and no TV and no microwave.

Excellent 8.0
Pros: Great location. Easy walking into town. Very friendly staff at the hotel and restaurant.
Excellent 8.0
Pros: Love the location
Good 7.0
Pros: Good
Cons: Room location. Noisy.
Mediocre 3.0
Pros: Location could have been prime if so many shops weren’t closed and there weren’t so many sketchy people around. Security had a vulgar sign and cussing match with one of them across the street. It had a well functioning AC
Cons: The staff wasn’t friendly, housekeeping required 2 calls and 30 minutes to bring a coffee cup, the beds were super uncomfortable and the rooms had no overhead lights. The only choice for two beds were 2 full. It is in need of a serious facelift.
Good 7.0
Pros: 2nd floor, view of water over top of roof below, room 210. Shower water pressure was low when on cool; maintenance came right away and replaced parts so water pressure fixed. Lamp was missing bulb; maintenance brought one when shower was fixed. Remote needed battery; maintenance replaced remote within minutes. Asked for additional blankets and received within minutes. Check-in/checkout was easy and staff friendly. Social distancing setup and enforced so all are safe. Reading lights next to bed are unique and effective. Shopping/restaurants within walking distance are quaint and varied. Show was energetic and colorful. Parking close and easily accessible. Pool great. Waves crash on rocky shore. Small beach down the road. Family friendly; honeymooners, too. Recommend and would visit again.
Cons: N/A
Poor 1.0
Pros: Location was good, Luau organized by the
Cons: Everything 1. We arrived late at night from a long flight. Upon check in came to know - they dont give water, there is no dispenser, vending machine doesnt work, there are no shops close by that are open in the name of Covid (they had not problems hosting big Luau gatherings tho). Imagine a hotel with no drinking water facility. 2. Asked for a bell boy to help with luggage, no one was there 3. asked for same floor rooms (wasnt provide tho one of the adjacent rooms was available) 4. Rooms are old and look worn out. Beds were. uncomfortable
Okay 5.0
Pros: Good location
Cons: Check in staff was extremely rude, restaurant service was slow and food was bad. Pool was murky and too small, not enough chairs.
Excellent 9.0
Pros: Location on the ocean and close to Kona tourist activities.
Cons: Nothing major.
Excellent 10.0
Pros: the lagoon and swimming pool. Plus the fact that it was right by ocean! The luaus and the fact that you could walk right out to the stores and restaurants.
Cons: no.
Poor 1.0
Pros: Location was great.
Cons: This hotel is old. It needs serious renovation for the price they are charging. Would never stay here again til they update.
Excellent 10.0
Pros: Staff , location and view was amazing.
Cons: Microwave situation and outlet area.
Excellent 10.0
Pros: We went for anniversary and we loved this place. Hotel employee was AMAZING!
Okay 4.0
Pros: The views and central location are phenomenal, you are going to be hard pressed to find a better ocean view right in downtown Kona.
Cons: The facilities are very out dated, the rooms need serious attention. The beds where like sleeping on coils and are super thin, the bathroom shower was comparable to an airplane bathroom. The entire facility needs a renovation because what is being charged vs. what you get are far from expectations.
Excellent 10.0
Excellent 9.0
Pros: location and staff
Cons: our room had the worst possible view
Okay 5.0
Pros: location of the hotel, the room and view were great.
Cons: Wasn't pleased with the location of our room. It was the furthest away from the lagoon and pool and I wasn't please with an employee at the bar when I went to get coffee in the morning.
Poor 1.0
Pros: Not much this trip.
Cons: I left for a half hour and they went in to my room while I was away and started to clean my room, well before check out. This completely upset my plans and what I had planned to do. I had food in the fridge from an unbelievable great restaurant.
Good 7.0
Pros: Excellent ¿downtown¿ location. Beautifully maintained landscaping Very nice looking facility from the outside.
Cons: The property is dated. Furnishings are adequate but old. Plumbing fixtures, etc. are showing their age. Be aware that the city side of the Bay Tower can be noisy - if that concerns you. Traffic noise and music noise from the nearby clubs
Excellent 8.8
Excellent 10.0
Pros: The view. The location.
Cons: The toilet had to be flushed multiple times to get the waste to go down. The shower head was low. I'm 5ft8 and I had to duck down to not hit my head.
Excellent 10.0
Excellent 9.0
Pros: Location and view
Excellent 10.0
Pros: This was my first time staying there and I really liked the place. Good customer service, beach is right there, restaurant is close by, I’ll definitely stay there again , maybe next weekend.
Excellent 8.0
Pros: Great location. Close to most venues in Kona. Wait staff were great.
Cons: Bathroom needs better lighting. Room was not available when we arrived at 7 PM. Went to dinner and came back. Room was ready then. A small comp would have been appropriate from check-in clerk. No seating or cover at smoking areas.
Okay 5.0
Pros: Price was affordable for two people sharing a room with two double beds and on short notice.
Cons: Major, major construction going on in hotel area. Very difficult to get around safely. Parking $18 a day/difficult to find spot. Wedding music extremely loud (understandable); turned off promptly at 9:30 (glad we were gone most of the time).
Excellent 8.0
Pros: The staff is very accommodating and friendly. We liked the ambiance on weekend evenings - music in pub etc. Guests are relaxed And happy. Pool area and salt water lagoon are nice. Well located and a car not really needed for our visit.
Cons: Rooms on the parking lot side can be noisy.
Good 6.0
Pros: Location
Cons: The grounds were great. The rooms were dated and the exterior, walls, stairs, hallway carpet were just gross and very dated.
Excellent 9.4
Pros: Location, location, location.
Cons: Price was indicative of location and high demand.
Good 6.0
Pros: Location
Cons: Had to move 3 times due to roaches. Paid to attend the luau and it was rained out and there was no compensation. I’ll return to the Sheraton on my next visit to the Big Island.
Good 7.4
Pros: Location and room size
Cons: Rooms are pretty old and need renovation. We were 4 people in a room and every day we had to ask to two additional towels as they will only leave 2 in the room.
Good 7.4
Pros: The view.
Cons: The room situation. We asked for a one bed but ended up with two small beds.
Excellent 8.8
Pros: The location to the ocean was amazing. My corner room in the middle the tower had its balcony wrap around for an amazing view and amazing sound of the ocean. I could sleep to that forever!
Cons: Pool open later. More things available for later in the day.
Excellent 10.0
Pros: We absolutely enjoyed our stay and look forward to visiting again!!
Excellent 8.5
Good 7.0
Pros: The view was spectacular and the staff was extremely friendly.
Cons: The rooms were very outdated and dingy.
Excellent 8.5
Good 6.0
Pros: Location was great.
Cons: We came here specially for the lua it was hideously over priced for what you got. The drinks were watered down and the food was TERRIBLE. Definitely not worth the money or the stay.
Mediocre 2.0
Pros: The location is nice if you want to stay in town.
Cons: We have stayed at a number of other resorts and hotels on the island and this place was by far the most out-dated, smelly, and overall unpleasant. The pipes in the room sounded like a drill going off-- it was terrible. Also, our view was a roof top :(
Good 7.0
Pros: Comfort of bed
Cons: I felt rushed because they cleaning lady was already at the door
Mediocre 2.0
Pros: Checking out of this hotel was the best experience. I would NEVER EVER stay here again and warn anyone about the front desk staff and managers. They are totally dishonest and made no attempts to apologize to us. This part of our trip soured everything.
Cons: This was such an awful experience. We were so excited to stay at this classic hotel. We requested connecting rooms so that we could easily care for our medically fragile son. We were lied to and our kids were put in a room across the floor. Rude staff!
Excellent 10.0
Pros: the food and service staff were excellent.
Mediocre 2.0
Pros: The ocean view was the only good thing about our stay with Royal Kona Resort that I enjoyed
Cons: Service from the bar was very slow. VERY SLOW. Fish sandwhich roll was not toasted and tasted just barely more done than raw dough. French fries also arrived cold. Pizza tasted like Totino’s Frozen pizza. I could continue but I only get 255 chara
Good 6.0
Pros: Location.
Cons: We had a hard time finding parking every day.
Mediocre 3.0
Cons: Rooms in the lagoon tower were so outdated and run down - rusty bathroom fixtures, and a door handle wasn't working properly and I had to get help to exit. They charge $12/nt for parking and $10 a day for wi-fi. I would not recommend staying here.
Mediocre 2.0
Pros: Pass
Cons: Hidden charges for parking and wifi, dirty room with black hair in the tub. Pool had green alge.
Good 7.7
Pros: location
Cons: room lighting poor, checkin procedure (room not ready at 4:50pm even though checkin at 4pm), wifi extra charge
Okay 4.8
Pros: The bar and the lagoon
Cons: During our check in we found out that they didn’t have 2 double room I ordered. Instead we were forced to stay in a king room with a very uncomfortable roll out. We were the first people in line at 3:45, and apparently arrived right before the rush. We were told that th room wasn’t ready and we were early so oh well. Instead of trying to get us checked in ASAP the front desk lady took care of approximately 10 people (the whole line) then got around to us. We waited 35 minutes so she could take care of the entire line even though we were first. Bad customer service!
Good 7.0
Pros: Location and view.
Cons: Loud bands at the local bars until late at night.
Good 6.0
Pros: Location, view and the staff was excellent
Cons: Hotel needs updating and there is a security issue. Open lobby concept anyone can walk in off the street and have access to elevators and any room. Pay $12 a day for reserve parking but there is no reserve parking.
Excellent 9.7
Okay 5.0
Pros: Location, beautiful lobby and grounds.
Cons: Room was outdated, musty smelling, very small/short beds. Restaurant and bar are over priced.
Okay 5.0
Pros: Location
Cons: The room is dirty and old. I found some orange/yellow liquid around the sink. The coffee machine is disgusting! It seems like they didn't clean it for years!
Good 6.0
Pros: Location in relation to ocean. Grounds clean , well maintained tropical seating areas.
Cons: Many rooms subjected to delivery truck noise from early morning for the remainder of day. Other side of hotel has extremely loud party noise from venue next door. Some nights until 2am.
Okay 4.8
Pros: Employees were great. Everyone working there were great.
Cons: Dirty, loud, old. Dirty: pool was gross, they put carpet down, the bottom of our feet turns black, my kids noticed it, then we checked yelp for reviews, it is dirty. Floors were wet? Gross. Cockroachs all over the place. Dated: built in the 50s still in the 50s. Noise: don't go to bed before the music stops, 10p sun-Thur, 11pm Fri and Sat. It sounds like the band is in the room at night, and the birds are in your room in the morning, 6am Don't stay here, get a VRBO down the road. Not worth staying here. Do not stay here. We didn't goto the luau, you can watch from the bar, and there were kids at the pool, that out shouted the luau, glad we were not paying for it. In room AC was bad, it was over my head and spitting water on me at night. We will never stay there again. Employees were great but didn't make up for the hotel's shortcomings.
Excellent 9.7
Pros: We loved the view from the Balcony. It was very clean. It was a little dated but that's what gave it Hawaiian charm.
Cons: The room was a bit dark, but I think that was because we were on the 2nd floor.
Poor 1.0
Cons: only provided with 2 towels for 3 guests. Room and the hotel looked tired and old. over charged by the hotel and the staff was not helpful in trying to work with me. The hotel broke up amt into 3 charges. confusing. will not return. overpaid and sad
Mediocre 2.0
Pros: Location to shops and restaurants
Cons: First tom had cockroaches and bath tub was not clean. Hence had to change the room.
Okay 4.0
Pros: Location
Cons: Lack of cleanliness, smell, & paying for WiFi.
Okay 5.0
Pros: Location
Cons: Old And outdated. Music from area bars could be heard till 1am. Room had no soundproofing. Felt like I was in the bar. Also beds were old. Both beds had major indentations in the middle.
Mediocre 3.7
Cons: Old and mold smell
Okay 4.0
Pros: Location & bath products
Cons: There is so much character in this hotel however it is run down and needs a face lift. Beds are SMALL (full), room is bare minimum. No headboard, 2 thin pillows per bed. The ice bucket smelled like something died in it. Common areas are DIRTY.
Excellent 10.0
Pros: Staff was great and extremely helpful
Poor 1.0
Pros: An extremely dirty, moldy, stinky room! Dangerous for people to stay in health wise!
Cons: Aweful, should be turned in to the health depart
Excellent 9.7
Pros: Close to airport and beach front
Cons: Very small pool
Good 7.4
Pros: Great view and cozy rooms.
Cons: Shower was way to small you couldn't turn around with out being entangled in the cold shower curtain.
Mediocre 2.0
Pros: The pool water was greenish brown, don't swim here! Room was ok. Staff was great!
Cons: Staff
Okay 5.1
Pros: The grounds and location are excellent.
Cons: The staff can be a bit ambivalent. There is a huge difference in the quality of the rooms in the individual towers. The beds are just okay. This is NOT the Royal Lahaina
Okay 4.2
Pros: The view was "pretty" good, it is kind of spoiled by the shabby exterior of the building however.
Cons: The room looked like it was last remodeled in the 70s. Old spring mattress. The A/C dripped on the bed. There is no real beach just the little cove/lagoon.
Okay 5.4
Pros: Lovely location and great place to sit out and enjoy the view. Check in was very late due to delayed flight and woman was really warm and welcoming and helpful at 200am. Couple of the housekeepers were also really friendly and welcoming. Didn't have the buffet breakfast but it looked pretty good value for $20 and the coffee was good.
Cons: Rooms are really grimy, halways are filthy, daytime staff could give a stuff whether you are enjoying your stay or not. Won't stay there again, it is just a printing press for some outfit that does the bare minimum in upkeep and staff hiring.
Mediocre 3.1
Cons: Dirty and outdated. Charged extra for wifi and parking and had mold in shower.
Good 7.1
Pros: Public spaces are great, loved the luau
Cons: The room was disappointing
Excellent 8.2
Pros: I loved the architecture of this place and the staff was very accommodating in making sure we had a great view and a high floor. The waves were crashing below the lanai and made for a great sleep! And the view can't be beat! The restaurant/Mai tai bar is a hopping place (at least when we were there) and had great food and an amazing selection of tropical drinks to get you in the mood for the islands!
Cons: It seems to be an older hotel and is a little dated and worn, decor-wise, but the bed was comfy enough. Parking is a little confusing and costs10$/day as does wireless internet, but there isn't a resort fee. My att signal was nonexistent in the room but fine everywhere else.
Good 6.2
Cons: saw a naked man
Okay 5.7
Cons: Water leaks from above coakroaches in my first room, coachroaches leaping out at you from the main bar. You get to see and here the entertainment from your room every night even if you don't want to
Excellent 8.2
Pros: Felt like a fabulous vacation because of the Royal Kona Hotel.
Good 7.4
Pros: The view was amazing. Right in town... walk to the restaurants- no DUI after :) Staff is friendly. Huge wraparound lanai on my corner unit allowed the sound of the waves to permeate the room all night.
Cons: I stayed on the lower level bay side. In the middle of the night some homeless people came and stole my lanai furniture. The bed was terribly lumpy and the furnishings were all dated. Room needs to be remodeled. But if they did this, I'm sure the price would be easily 25-50% more than I paid as the rest of the experience was very good. But seriously... Royal Kona, change the mattresses..
Good 7.4
Pros: Love the location, view, 6am coffee at Huggos, good bar, nice pool, parking for guests. Beds were very comfortable. Nice to have a fridge. Like the heavy, dark doors for sleeping.
Cons: Bathroom in particular was dingy, toilet kept "refilling" randomly, plug in the shower was broken.
Okay 5.7
Pros: Location is great -- right next to Kona town. Bar is awesome - but you'll need to drink a lot there so that your room looks better once you get back to it. Pool area has a great location, but is very small and no hot tub.
Cons: Rooms were dirty, dark, outdated, old fixtures, missing light bulbs, stopped up tub -- I could go on but I'd go way over 100 characters. This hotel needs a major facelift to regain any prior glory. Go to the King Kamehameha that got a recent facelift if you want to stay close to Kona town.
Good 7.4
Pros: The rooms were very nice
Cons: No beach pools were a long walk from the rooms and no restrooms near the pools
Okay 4.8
Pros: A convenient place to stay with a nice secluded little lagoon for swimming. Easy walk to the tourist areas, restaurants and shops.
Cons: Very noisy! Road noise loud even with all windows and doors closed. Couple next door fighting and throwing things - sounded like they were in our room with us. Facility seems dated overall. Extra charges for parking, wifi, etc.
Okay 5.4
Pros: close to airport for early departure. right on the bay
Cons: Room right over the kitchen area very loud . With generators going all night.
Good 7.0
Pros: Location. Room was clean, staff were helpful.
Cons: Facility is due for an update. Generally old and tired buildings.
Excellent 9.6
Pros: Liked the location of the room especially. It was so neat to see and hear the ocean and watch the dolphins. Tell Liz thanks for telling us about them and for giving us such a great room.
Cons: A little too much for our budget but it was really a great place to stay. The food is pricey of course but that's how it is when you are in that kind of environment. It would be so nice to have a continental breakfast and free bottled water in the room.

Excellent 9.0
Pros: Location was great, on the edge of the southern part of town. Easily walked to restaurants and shops. Nice pool and BBQ area. Right on water so you can see the ocean from the pool area. It was nice to have a washer and dryer.
Cons: We could not get a good wifi signal in the bedroom
Excellent 8.0
Pros: The location and somewhat great view (depends where your room is).
Cons: The room was close to a noisy road. The place is quite a bit smaller than it looks on the picture. There is no attendant to check in our out. Also, asked to check out hour later but no one got back to us (although that’s what they said). One of the bed sheets had a nasty stain.
Excellent 9.0
Pros: Location! Best view and best walk into town. Room was comfortable and a good size. The amount of pictures I have off the balcony of the sunset is insane, each one is so different and beautiful.
Cons: The shower and the AC unit in the bedroom were iffy. Sometimes they worked, sometimes they didn’t but we made it work!
Excellent 9.6
Pros: The staff and the location to the Kona downtown area. The pool and grounds were spotless! Furnished fairly well with utensils. Katarina went out of her way to get us a fan to block out noise (not really much noise just use to having a fan while we sleep). So grateful for that gesture.
Cons: The queen bed was too small. It almost seemed like a smidge bigger than a full size mattress. Ground level rooms which were supposed to look out at the pool were actually below level and you really did not even have a few of the pool. The property manager was only there from 9-5 most days so most days we’d leave before 9 and come home after 5 so it was hard to catch them for questions or if we needed something. Our safe in our room malfunctioned the night before we were leaving, after their hours and we had to call several numbers before we got Katarina who did come by promptly the next day and fixed it very quickly.
Excellent 9.2
Pros: Room location is great but want to stay in a 2bedroom next visit.
Cons: We like the pool view it was beautiful

Excellent 8.0
Pros: Location. It is closed to everything .located on the main road
Cons: They don't clean the room if not book 7 days
Excellent 10.0
Pros: Very nice!! Excellent location!!
Excellent 8.0
Pros: The location was excellent as it was within easy walking distance to The Grove for shopping and restaurants. The kids really enjoyed the pool and ping pong table.
Cons: The office staff were hard to get ahold of and were rarely seen. I had to talk to the other longer term residents to find out how to reach the staff.
Okay 5.0
Pros: There were plenty of kitchen equipment if you wanted to do alot of cooking.
Cons: The unit was dated and dark, with furnishings that were also quite old. Couches weren't comfortable and were obviously well used. We came back one afternoon to find the kitchen flooded. The unit above/ or a pipe had been leaking and water was dripping through the light fitting. Due to the slope on the kitchen bench some food was wasted. I had difficulty getting in touch with the manager, however a very nice gentleman from unit above assisted me and was able to find the manage eventually. The next morning she had organised a plumber to investigate. Additionally the extra fee when checking in was disappointing and an extra US$173.96 that I did not expect.
Poor 1.0
Cons: For this 10 day stay, a friend and I had booked and paid for a two bedroom unit for ourselves through boooking.com and two more one bedroom units for other family members directly with owners. We weren't informed until check in at almost midnight that our two bedroom was changed by management to a one bedroom. The email about the change was sent earlier that day while we were enroute during a long 12 hour trip and we did not receive it until check in. The Billfisher took no responsibility for the great inconvenience this change caused, and basically said 'deal with it'. They offered us a very small discount on the charge for the two bedroom for the change to a one bedroom. To give you an idea of the difference, we paid $1,000 each for the other two one bedroom units. Our change for the one bedroom through The Billfisher was $1,712 plus $75 fees for the unit we were moved to - a more than 70% increase! Because this was so last minute, we could not find suitable accommodation near the rest of our family and so endured the stay. It made for a very difficult holiday rather than the hoped for family celebration.
Okay 5.0
Pros: I like the apartment was pretty comfortable and specious
Cons: They wanted to charge me extra 241$ upon arrival for fees for the property and I found cockroach
Excellent 9.0
Cons: older matress
Excellent 9.2
Pros: Staff and facilities
Cons: 24/7 communication.
Excellent 8.8
Pros: The beach equipment like mats and boards and umbrella was a great bonus as did not expect it.

Excellent 10.0
Pros: I got the best room!! Ocean views!!!
Cons: I couldn't connect to the internet on my phone and no internet in the room :(
Mediocre 2.8
Pros: Right on the main strip of Kona, but you probably won't see the water from your room.
Cons: I accidentally booked this instead of the Royal Kona and they wouldn't refund me even 10 minutes after I made the reservation. I got there and there are gates on all the doors and just feels depressing. Instead of looking out on the water, you'll be looking at what feels like a project development in Detroit.

Okay 5.0
Pros: Our room had microwave, mini fridge, coffee pot, basic cooking ware (silverware, plates, knife etc.), kitchen towels, many room towels and beach towels, basic toiletries, good WiFi, snorkeling gear, camping chairs. Basically anything you would want in a home, they have it. There is a sandy beach right under the apartment building, but sand is pretty coarse, and waves are very rough. Not good for swimming. The management did have a lot rules, but I didn’t mind them. They are pretty reasonable.
Cons: Front desk does not take luggage for stow away, which is unimaginable. The room is more like a cheap apartment than hotel room. The Ali’s Drive right outside the balcony is very very loud all day (and sometimes all night) long, and the AC unit is very very loud (with a disturbing deep vibration noise). And the weather in Kona is not survivable without AC. Thus it’s impossible to have peace inside. Everything in the bathroom is designed for very short people. I am 5 feet 4 inches, and the shower head/sink are already way too low for me. If you are taller, might not be able to take a shower.
Excellent 10.0
Pros: The location and views are prime. The room is equipped with everything you need to enjoy your stay. Friendly service in reception.
Cons: The parking space is limited
Excellent 10.0
Pros: What a great location! The rooms are nice. There are even tiny kitchens and a communal laundry facility.
Okay 4.2
Pros: The location right in Kona. That is it.
Cons: Definitely NOT WORTH THE MONEY. It was not clean - dust on all the fixtures, ants everywhere, dirt on the sheets, dirty floor, the lanai was horrendously dirty, and the shower looked so disgusting we didn’t even use it. There was loud incessant banging very early from construction in the morning; we couldn’t even stay in the room after being woken up. The door and gate are not secure. There was a cleaning lady that walked into our room after we said it was occupied twice! And the welcoming receptionist seemed very angry and let us know there were always partiers staying there who broke the rules and were noisy. It was like staying in a cheap hostel.
Poor 1.0
Cons: rude front desk. I broke into tears because of her bullying
Okay 4.0
Pros: Location
Cons: There’s a TV but no instructions on how to watch it. This unit is right above the main drag, so I couldn’t go on the lanai or leave the door open. The air conditioner is so loud I drowns out the street.
Good 6.0
Pros: Good location. Pretty property
Cons: The condo room that we had really needed some updates and minor repairs.

Good 6.8
Excellent 10.0
Pros: Great location, right near town. The pool area is wonderful with nice chairs. Great view from D1! Love that the room comes with beach chairs and whatnot. Have stayed many times and will stay again!
Cons: it was great!
Okay 5.0
Pros: Location Pool area was great
Cons: Said it had two beds not one bed and hide a bed. Check on confusing. Never saw a resort employee
Okay 5.6
Okay 4.6
Pros: Location & view. Good size apartment.
Cons: It was very old & tired, air con didn’t work, fan in bedroom had two speeds - slow or fast & noisey. Balcony floor was filthy & you had to wear shoes outside & inside all the time.
Okay 4.2
Cons: Filthy. Was not cleaned at all.
Mediocre 3.0
Pros: Location was great, we had a lanai on the ocean front. Covered garage parking. Swimming pool and outdoor gas grills available but we didn't use them.
Cons: Air conditioner was very very noisy, drowned out the sound of the ocean and could not adjust it up or down. The lanai door was stuck closed with us on the lanai locked out of our room, good thing my cellphone was with me to call desk. The washing machine didn't work. They ordered a part from mainland. Checkin was at a different location than the room which was confusing and inconvenient. If I knew in advance it would have been okay. Maintenance guy was helpful and quick. Loved the location. Kitchen was well stocked, even had 1 bag of coffee which was appreciated. We were offered laundry facility a few miles down the road but who wants to waste time at a laundromat. No discount was offered.
Good 6.7
Pros: The pool area is very nice
Cons: The room is very out dated. The bed is awful. The outdoor cushions are flat. Put some life back into the room.
Okay 4.6
Pros: The views from the pool and property, parking
Cons: Lots of broken appliances, doors, not clean, beds need updated, bathroom was moldy and hair all over
Good 7.9
Pros: Location was great and its like a little home away from home with the benefit of a beach right outside your front door. A short walk to bars and restaurants so you can leave the car at the property.
Cons: The check in process was a mess. Check with the property before you go if you don't receive check in instructions. We didn't receive any so we went straight to the property but this isn't where the office, its another mile and a half down the road to pick up the keys and property information.
Excellent 10.0
Pros: Great location, overlooking a small beach, and only a short walk into the town. Well equipped apartment.
Cons: Cant think of any negatives.
Good 6.2
Pros: I liked the location, the room was prepared other than temperature, the view was nice of the local small beach. Its within walking distance to Breakfast and food. You do have an Ocean View which is actually amazing. Late night Check In phone system worked fine.
Cons: We had a family of 4, which is pushing it in this condo, and there was only 3 pillows on the main bed and one pillow in the closet for the sleeper. The room was very warm, musty, and took half the night to cool down. We traveled 12 hrs coming in very late and just wanted to crash. Not comfortable at all. In this price point I don't expected recently refurbished or much in decor but I always expect to get a good nights sleep and expect it for my family too. Extra pillows are very inexpensive, as low as 3.00 a piece at Walmart, just replaced in my own second home. I always have two per person as a rule of thumb. This and having the room temp down would have changed my whole review.
Mediocre 2.5
Pros: Good location.
Cons: There are hidden fees that are not listed in the fine print. Staff claimed they were but they were unable to show us. You will pay a lot more than listed in the deal. Rude staff and they never gave us any pool towels. Only had 4 bath towels and two washcloths for four people. Tried to call the front desk and answering machine claims they close at 4 pm and we checked in at 3:30. Not helpful. The Stairs make it tough with luggage and kids. Hard to swim at the rough waters and rocky beach.

Excellent 8.0
Pros: Pool was nice
Good 6.0
Pros: We originally asked for a late check-in however another staff member said we were a no show and gave away our room. Then the person who checked us in tried her best to fix the error. We were put into a room with no microwave or coffee maker which we requested. So then moved to a room with that, however, the remote control did not have a battery and I was informed that the room had no hot water, so we did not attempt to take a shower. Other than that, things went fine. We were able to rest while we waited for the motorcycle to be serviced at Big Island Harley Davidson.
Cons: Would have been nice if the night staff person actually read the e-mail with specific instructions to save our room for a late check-in the following day instead of calling us a no-show and giving our room away.
Poor 1.0
Cons: Disgusting! Blood on walls, hair all over in the sink . Old worn out building with zero upkeep. It took two of us to open and close the door do to it falling apart. Don¿t let me forget the COCKROACHES inside !! We did not stay
Okay 5.0
Pros: close to the Farmers market, and restaurant around the Hotel. like the stuff change room even other room still super old but better then the first one.
Cons: Room was super old, bathroom floor and the bathtub not clean, not same as the photos. They Should re-model ASAP. Parking fees $10 per day .
Good 7.0
Pros: Center of town.
Cons: Musky smell.
Mediocre 3.0
Pros: Moanilahi was professor in checking visitors to & recommending a place to eat near by. I appreciated the hospitality.
Cons: The carpets are very old and filthy. The tub floor is in the same condition. Th ceiling fan poses a health & safety hazards.
Excellent 8.2
Pros: Nice , helpful staff . Clean and quiet.
Cons: Bathroom was a bit tired.
Good 7.1
Pros: Great value. Convenient location for walking to restaurants and shopping and for exploring the Kona side of the island by car. It's pretty close to the Kona airport. I wouldn't want to spend my entire Big Island vacation on Ali'i Drive, but I would stay there again at the start or end of a trip.
Good 6.0
Pros: Great location. Very nice staff.
Cons: Phone in room broken. Bathtub was 4 inches lower to step out of than standard tubs. No hand rails on wall to grab hold of for making getting out of tub safe. No microwave. Housekeeping knocked on door at 8:30 even though Don''t disturb sign was ou
Mediocre 3.0
Pros: Location is great
Cons: I booked a room with 2 queen beds, paid more. They gave me a room with one bed and a hide a bed on which it is extremely uncomfortable to sleep, causing terrible back and neck pain.
Poor 1.0
Pros: Good beds.
Cons: Cockroach in room that came home in suitcase! Staff overcharged above the price quoted to us, still trying to straighten it out. Breakfast was uninspiring, canned fruit, and no protein (i.e. yogurt or eggs). They were late in setting out breakfast.
Mediocre 2.8
Pros: Location
Cons: Check in took over 20 minutes due to the inefficient staff. When we finally got to the room there was only one towel there. Room smelled weird and the place and it environs were quite noisy. The place looks really old and could use some basic renovation. The atmosphere is of a cheap motel. In the morning we arrived for breakfast at about 8:20 (breakfast is until 9), and half of it was gone. There was neither coffee nor eggs and vast majority of pastries half the fruits (we saw people eating them and grabbing the last ones). The coffee was filled 15 minutes later, but needless to say we were very disappointed with the breakfast. Luckily, the checkout was much faster.
Excellent 8.0
Pros: Location, friendly staff, clean
Cons: Beds were not great but again, hard to beat for the cost
Mediocre 3.7
Pros: Great location, low cost for our last night in Hawaii. Front desk staff were nice and helpful. Management say a renovation is planned.
Cons: Got two doubles instead of king bed we paid for. Arrived late in Kona and had to leave early for flight, so there was no time to change rooms — it was very uncomfortable night for two in tiny bed. Bathroom had awful smell. We're normally easygoing guests with few needs, but this was beyond the pale. Stay here only if you must, or else wait until after renovation (if it happens).
Mediocre 3.1
Pros: Rooms were dirty Beds were old and uncomfortable Continental breakfast was a joke
Excellent 8.8
Pros: I was so pleasantly surprised by Uncle Billy's!! The room was a good size with a fridge, safe, 2 big poofy chairs, a desk with chair, a big dark wood dresser and a large flat screen TV. The bed was comfy and had 5 nice pillows on it. Based on a previous review I immediately checked the mattress for bedbugs and there were none. Everything was very clean and fresh smelling and looking. You could tell time and care were put into cleaning the room. The lanai was very nice with sliding doors and a view of the pool and Ali'i drive. The air conditioning worked great, too and having driven through snow to get to the airport to come to Kona we needed a reprieve from the heat those first days :-) Great staff, clean and comfy rooms, fantastic price and perfect location. Give Uncle Billy's a try.
Cons: My gripes were few and minor. The bathroom was not beautiful. The toilet was what you'd expect in a public restroom but MUCH MUCH cleaner. The shower was old and mustard yellow BUT it was clean and the water pressure was amazing.
Good 7.1
Pros: Staff was friendly, we checked in late so only one receptionist on. Clean enough.
Cons: Rooms are older. The beds were very springy, we weren't given enough towels. We had three people in the room but was only given two sets. Had to go to front desk to get more. Second night my husband and I just shared a set.
Mediocre 2.8
Pros: Location is good, right on Ali'i drive
Cons: Our hotel room was on the ground floor, as soon as you enter the room it smells like mildew and wet carpet. The sink in the bathroom did not drain, there was a broken tile in the shower, there were roaches - both big and small, the lanai doors and the bathroom doors were unable to close or lock properly. Unfortunately this was the ONLY hotel available (for obvious reasons). Uncle Billy's is like a landmark, it's been here forever but it needs a serious renovation - will NEVER stay here again, we'd be better off camping
Excellent 8.0
Pros: Friendly staff. Cheapest price. Cool layout and great location. When we checked in, counter staff told us about free parking in the adjacent parking lot (instead of pushing their paid parking), which was a nice touch.
Cons: The room was pretty worn down, and has 't been maintained as well as it could have been. Free breakfast was pretty limited.
Okay 4.8
Pros: I liked the location of the hotel it was in a great spot for all the shops and restaurants.
Cons: The hotel was very outdated. Very low quality just a very cheap and old building that could be very beautiful if they would spend the money to update it. Also the "breakfast" was literally just toast. For over 100$ a night you could at least feed us in the morning.
Good 6.0
Pros: Personal was very family.
Cons: Room wasn't ready . Checked in about 3:30 was told room is not ready to come back in 1 hour.
Okay 5.1
Pros: Staff helpful and professional Love the feeling there, plants, flowers, old style Parking is good.
Cons: Rooms desperately need renovating.
Okay 5.7
Pros: Location was very convenient to downtown and walking to restaurants and shopping
Cons: hotel is old but fairly well maintained. Carpet was dirty. I had to wear my shoes in the room. I checked in to my room at 4:30 and the room was still not ready. Overall it was okay for the money.
Mediocre 3.4
Pros: Location is right on busy Alii Drive. Decent pool area.
Cons: Worn out buildings. View is of rundown buildings surrounding. Facility is desperately in need of repairs and maintenance. Staff was polite, but not helpful, no aloha. Tiny bathroom, old shower.
Excellent 9.4
Pros: Close to the rocky shoreline, eateries, shops, etc. Centrally located! Free parking nearby. Great continental breakfast and nice pool!
Cons: N/a
Excellent 8.8
Pros: This place has been around for ever. The location is awesome….very close to all the bars and restaurant. The breakfast is simple, but sufficient. It's not the prettiest place I've stayed at, but what can you expect when you're seeking a budget stay. Anyone who complains about this place should go elsewhere and spend 2-3 times the amount! Theres also a cool farmers market with all the fruits and veggies you could want along with arts and crafts for sale. The rooms are plenty clean and quiet, the staff is friendly and helpful.
Mediocre 3.4
Pros: Place was inexpensive, check in was okay then service hot better. For the price was good. My purpose was to spend very little time in hotel area. So it was good.
Good 7.1
Pros: The bed were comfortable & there were plenty of pillows. The location related to restaurants & shopping was great.
Cons: The bathroom facilities in our room showed their age as the tin had been patched rather than replaced. The e cleaning ladies did not always replace items that had been used.
Good 6.5
Pros: The room was clean. The staff was friendly. It is in a great location.
Cons: The outside looks rundown. The elevator is reminiscent of a horror movie. The staff are extremely slow, I think its more the Hawaiian way.
Okay 4.0
Pros: By Alii Drive the party place in Kona. Walking distance to everything. Has decent breakfast and customer service.
Cons: Place is a bit dilapidated. For $120 it was overpriced, like everything in Hawaii.
Okay 4.2
Pros: Friendly staff and great continental breakfast . Beds were good. Location is great for shopping.
Cons: Condition and cleanliness overall. Needs bath renovations. Better maintenance would be a plus

Pros: Location of the property was perfect
Cons: Description did not mention the Murphy Bed until after the unit was booked. That was misleadingding..

Pros: I love how close it is to everything in Kona. The desk staff are also very welcoming, kind, and excel at getting you checked in. There’s lots of beautiful trees and flowers as you are walking to your room. Love this place!

Pros: Everything is within walking distance; beach, shops, restaurants and transportation outlets.
Mediocre 2.0
Cons: The room was covered in dust.. floors where dirty And they charge a 79 cleaning fee when we had to clean to make it livable. Room still has popcorn ceilings and there is a dust ring around fan. Sorry I wasted $1100.00
Mediocre 3.0
Pros: Location was convenient. Room was clean. Soap/shampoo in shower.
Cons: No bed/fold out sofa jammed, had to sleep on it in sofa configuration. WiFi password did not work. When I called for help I was told to follow directions (rude) and person hung up. Parking at that hotel inadequate. I would not recommend and will not be using it in the future.
Excellent 9.2
Okay 5.0
Pros: See above.
Cons: The islander is an interesting place in an interesting location. The people who work here are wonderful. The owner of the condo and her on-site property manager provided stellar service way beyond my expectations. The beach across the street is beautiful. That's the pros. The cons are as a single lady I didn't feel comfortable walking around outside day or night. There are chronic drug users who are thieves wandering around and walking through the property. Many people seem suspicious and covid has made a lot of people unfriendly. Just don't take it all personally, don't let anyone use your cell phone and don't give them your cell number.
Okay 4.8
Mediocre 2.0
Pros: Never got to enjoy it
Cons: Show up and they wouldn't give me access unless they talked to the owner who apparently was on vacation. Wasted 3 hours trying to get a hold of the owner tell I called and canceled. The guy at the front desk was probably the rudest person I have ever met in Hawaii and refused to help me or let me in even with all my booking confirmations
Mediocre 2.0
Pros: This wasnt the condo I rented before and the this condo was the konaislanderinn not the kona island shores condo. Very disappointed.
Cons: False advertising in the name. Kona islander inn and kona island shores condo two different places.
