Breakfast was ok. It starts at 8.30am till approximately 9.30. Very simple Breakfast, just a croissant and some crackers with jam + coffee. However, if you go later than 9.30 you won't find any croissants because they take them away. Location is good, around 7 min far from the metro and 5 min from the bus station. 15/20 min far from the Vatican. The area is safe and well lit. The owner was friendly and helpful. His asissant was very polite and helped us a lot, she cleaned really well, and asked us several times if we needed anything. She took good care of us.
For breakfast, if you go later than 9.30 you won't find any croissants because they take them away. Air Conditioning is ok, but it's a portable unit hence it's very loud.
The owner was really nice and responsive. Check-in and out were pretty seamless. The beds were really comfortable and it was great having three full bathrooms for our group of 8.
I wrote quite a few points below - but I wouldn't consider it a bad stay. That said, there are some things that you should know and they should consider to make it better. One of the rooms had a double or queen and then an adjoining room with a day bed and another standalone bed. The standalone bed was kind of short - maybe only 72 - 75". The room with the two beds also did not have an air conditioner, and since it was 98 F, that was a must. They brought fans, which made it bearable, but it wasn't optimal. Breakfast was included, but was only offered at 8:30 am with no room for changing it. Since that never really worked for our schedule, we never benefited from that part of the stay. The did leave us some pastries and breads, which was nice, but it wasn't breakfast. The washing machine was broken and I didn't really see a rack or clothes lines - luckily we had done our laundry the stop before. Also note that if you are running the air conditioners and want to use the hair dryer, you might pop the circuit to the house. The box only handles so much load and we exceeded it twice. It was an easy fix, but slightly inconvenient. Another note - if you are planning on using the Metro, it's about a 5-8 minute walk to the nearest station.

Staff very attentive and helpfull. They helped arrange a transfer to the airport when we did not find many alternatives and made an effort to please us at breakfast (eg fruit was not available at first and they provided).
Breakfast is very poor, generally not including fresh fruit, eggs, fresh bread, nuts or oats. Nevertheless staff tried to work it out, it should be improved. The bed stage was partly broken.
Clean and quite, 10 minutes walking to Vatican.
