The location is fantastic - walking distance from the river, market, and eating places. There is breakfast available for about 4 $ but I did not try it. The lady at the reservation counter arranged for the hop-in-hop-off tour to Tuol Sleng and the Killing fields. The rooms are quiet and there is a locker to keep valuables.
The room that I checked in had a weird and strong smell and the staff was kind enough to change it the next day. But, I wish they changed it immediately though I checked in late at eleven in the night. The split air conditioning remote and locker box were not working and there was no kettle in the first room. The second room was alright except, this time, there was a tolerable, lingering smell of cigarette smoke!

Wonderful staff. Able to help me locate things around town (including offices, parts, etc); excellent English. Hotel has elevator and is open 24 hours (both unusual this price range). Coffee in room. Everything (shops, markets, dentist, bars) a short walk away.
No breakfast. Room nice; but better one last time. No poos or gym.
The staff were very accommodating and friendly. They stored our luggage for us for the day and helped us when we wanted to move rooms. They also arranged a tuk-tuk for us to tour the prison and killing fields. The AC was good when it worked - we even watched half a movie (before it went out). Things felt clean and safe, if not fancy. We had a wonderful $10 3 course meal (with wine and magic tricks) just half a block away.
The room smelled a bit like smoke (we certainly thought we'd booked a non-smoking room; no ask trays or anything); we asked to move to the non smoking floor, but no rooms of the "standard" quality we booked are on that floor. The safe box in our room didn't work. It's definitely not a fancy hotel - sort of looks like it's falling apart. But if you're prepared for that, it really is perfectly fine and an incredibly deal.
