Pros: Excellent location ith free easy parking. Room was beautiful with arge comfy bed. Excellently clean with little touches like Fudge and quality cornish biscuits. Chris was warm and welcoming and very helpful. The breakfast choice was really good and excellent quality. We had a great seaview. Licted centrally but away from the noise of the town, ideally situated for restaurants and transport.

Pros: The hosts made u feel that you are part of their family. Very warm and putting the efford to make your staying as pleasant as possible. They had made an efford to accommodate my gluten free and vegan nutrition needs. Love the biscuits at the room ;-)

Pros: Julie and Chris were welcoming and friendly. The breakfasts were excellent. Everywhere was absolutely spotless and all Covid guidelines were being adhered to. Very centrally located in Penzance with a good view of the sea.
Cons: The shower wasn't very powerful and there was nowhere to dry the towels.

Pros: Central location, close to amenities. Staff very friendly and helpful. Excellent breakfast and variety. Hopefully we will be staying there again next year when the pandemic is over with.

Pros: Breakfast was nice served in your own personal dining room next to the bedroom. Room was huge 4 poster bed was really comfortable and everything was done to a high standard.
Cons: Nothing really ... Ideal location to explore Lands End and surrounding area. St Michael's mount was a short drive away. Parking is on street and pot luck though managed to get close to property when we arrived and again when we popped out later in the evening.

Pros: the room size (twin) was really good and we had a separated own living room. The bathroom was actually just a shower cabinet with a toilet in front of the shower cabin. Really small but it was ok for 1 night stay. The breakfast was really lovely and delivered on exact agreed time. The system what Nikki and Jon created to provide breakfast and enjoyable stay during this Covid 19 is really appreciated and worked very well. They are really lovely. They were really flexible and helped us to check in really early and we could leave our luggage at their place just to give us chance to visit an another city. Thank you so much!

Pros: Really great couple running this B & B. Rooms were extremely clean, well kept and comfortable. Great ensuite shower. Breakfast was also a very good standard. Close to the sea front and the town centre. Just be aware if you have a vehicle as there is no street parking during the day. I used a car park at the top of the road which was only £1.90 for 24 hours and was only a 5 minute walk. Overall very happy with my stay and would recommend to anyone. Thanks Nikki and Jon for you hospitality.

Pros: Excellent location, parking was not an issue at all to our surprise and delight. Breakfast was great - Nikki and John were very accommodating with a vegetarian who doesn't like egg. We breakfasted well every day! Because of covid-19 you get a small suite rather than a room so we had a twin bedded room (all that was left when we booked) and an extra room with a breakfast bar and sofa plus a loo and shower room. If the weather had been miserable we'd have been quite happy in our little kingdom! Due care and attention paid to hygiene etc so we felt quite safe.
Cons: Hard to find fault. Personally I like a flat white or latte coffee with my breakfast rather than a cafetiere coffee - so investment in a barrista type coffee machine might be worth considering. The shower and loo had been shoehorned into a small space but we're a small couple but I can see others might struggle. And you had to wash your hands in the bedroom as there was no sink in the shower room and the other sink didn't work.

Pros: The room was clean and presentable, but very old looking. There was a cabinet in our room under the TV that the doors rattled every time anyone moved in the room. Host was nice, and very helpful. Parking available on road which luckily we got near the guesthouse.
Cons: The breakfast offer, although we did have a discussion when asked about this. Our massive worry that it was still buffet style in these days of Covid. I would of preferred individual items on the table to limit who had touched them. We could not see on the booking where is said there was no cooked breakfast and this was a big disappointment, to be really honest we wouldn't of booked there if we had known.The first day the meat and cheese offer were under the same klosh which was alarming as anyone could of been vegetarian, the bread was out in bags which anyone could of touched.

Pros: Excellent breakfast options with a great hot breakfast menu alongside cereals, delicious croissants, fruit, yoghurts, juices and hot drinks. The owner Lynda was lovely and very welcoming. It's a short walk to the promenade and very near to a nice park. The room had a television with Netflix, terrestrial TV and an ensuite.
Cons: There were no spare plug sockets for phone and camera chargers, so we had to unplug the kettle, lamps and fridge. This could be easily solved with multi plug adaptors. The shower was quite low powered too.

Pros: Pictures don't do the room justice, the design and the colours are very cute, and our room was also quite spacious. The host was very nice and welcoming, and overall we had a comfortable stay. The property is a 20-minute walk away from the railway station and the main bus station. But, it is also 5 minutes away from the beach, the promenade, a supermarket, and a bus stop from which you can catch a bus to Lands end, Sennen cove etc.
Cons: Squeeky floors and thin walls as can be expected in such an old property, but nothing too loud.

Pros: Location was fab! 15 min walk to the train station to get the train to st Ives for £5 return! Beautiful morning walk with the pooch down to see the sun rise. Friendly locals always saying hello to us. Great pubs walking distance. Coop just around the corner. As well as kfc and mc Donald’s meaning a cheaper take away meal available. Great breakfast! The sausages were yummy! Great to have a selection of dvds to watch. Huge bed! Dog friendly was fantastic our dog loved it!!
Cons: The shower was a little small for the bigger human. And couldn’t move away from the water. Shower could of done with a extra clean especially with Covid.

Pros: The house is very comfortable in all aspects and very well located in a lovely street. Breakfast is top notch and Richard and Sarah are delightful - they make you feel welcome and work hard to make your stay perfect. Wish we had stayed longer than two nights - I definitely recommend this place!

Pros: Everything. It was clean, the lighting as you come into the property at night time is calming, cosy, and not harsh. The rooms are spacious, well lit, clean and the bed was the comfiest ever it made getting up so hard. The windows actually open. Really nice touches in the room regards to fresh (not uht) milk in the fridge in the room which is a bonus in itself, a coffee press, wine glasses etc. Clean and welcoming. Hosts were fabulous and breakfast was amazing and varied and I can’t find a fault with what was offered.
Cons: Check out a bit early (10:30 - so depending on your definition of early) but with COVID and the need to deeper clean the rooms this is understandable and still reasonable and not a deal breaker by any means.

Pros: The house is beautifully restored and very comfortably furnished. Our room was large and nicely decorated. Fabulous view! The hosts are charming and friendly. Breakfast was excellent!

Pros: Wonderful breakfasts with many choices; hosts Tom and Melanie were kind, knowledgeable, and fun to talk with. Our room was large and sunny, with a spectacular view over Mount Bay. We could easily walk to restaurants in the town and to the beach. We would love to return!

Cons: Seaview room was a partial seaview, television so small you need binoculars to see it. Supposed to be a double room, only suitable for a single in my opinion. Because the room was small the bed was too, I'm about 5' 11" tall and had to sleep with my feet hanging out of the bottom of the bed. Windows rattled if it was windy - all this could be yours for £125 per night.

Cons: The worst thing about this property is it’s host - Fiona (Fee). She has a whole set of rules starting with 3pm - 6pm check in ( good luck if you hit traffic travelling from London), breakfast from 8am until 9am only - and you better be on time for your breakfast slot, and don’t stay in the breakfast room after 9am because this lady knows how to make you feel uncomfortable.. oh and if you have some more toast and you’d like some more jam to it, but it’s 8:59am FORGET IT. Fiona will give you the speech about “covid times” and how she can’t get it to you because it’s after breakfast service. Both me and my husband are healthcare workers and I still don’t know what covid has to to with bringing more jam... it’s not like I’ve asked her to make me some bread from scratch there and then. The rules are saying that if you don’t let her know what you’ll eat for breakfast before 8pm, or you’ll show up after 9am she will assume that you are not having the breakfast that you paid for. We were curious why there is a whole guide book on “the rules” in our room, so my husband decided to ask about these. Fiona became utterly rude and for some reason defensive and told us “this is how I run my business, if you don’t like it you can leave”, she said that to us twice and did not forget to add that the checkout is at 10am. Both my husband and I were extremely shocked, as we never experienced anything like this before. Fiona made us feel so unwelcome that we had no choice but to leave, with nowhere else reserved to stay. She turned what was meant to be a relaxing break to utterly horrible experience where you feel like a trespasser and a slave to your morning alarm clock. Our room was cold both during the day and during the night. Rule book was showing that the temperature is kept only at 16 degrees at night. To be fair there are blankets in the closet, but those won’t help you if you’re going to the bathroom.

Pros: very small rooms... One of them was on the 3rd floor with a tiny double bed, the second one was in the ground floor, near the bins and parking.

Pros: Host and staff were friendly and making sure we all had a covid safe stay. Deluxe double room was big enough for a couple with a spacious bathroom and the shower had adequate water pressure. Most of all we enjoyed the breakfast in the mornings - a highlight of our stay.

Cons: The first room we had was modern but the second room for the same price had very dated furniture, both rooms the beds were very comfortable. The second bedroom only had blinds and not curtains which is not acceptable for a 4star, as they don't block out the light and again looked very dated.

Pros: food was excellent - both the breakfasts and the evening meal i had on my first night. The reception and cleaning and porter staff were very friendly and welcoming. In particular Lisa on reception and night porter who were happy to answer some of my questions related to my job interview the following day. My dogs were made to feel very welcome and at no point did i feel that they were a burden or a problem because they were wet.
Cons: The draught beer was very poor - flat. I would say that since the beer was the local brewery's and was delicious when i had it in a local pub. I suspect this is because the staff have not had sufficient training in cellar management.

Pros: The Bay restaurant was lovely. The steak was to die for. Great service, and really friend staff. The rooms are nice and clean, however might be a little bit too small. We had a double sea view which was lovely.
Cons: Car park was very limited, which was first come first serve. However, there was free parking on the side roads, which can also be busy too. One evening, we couldn't find parking so had to park about 2 streets away, which wasn't a major issue, but ideally would have preferred to park closer. Didn't really like the idea of parking away from the hotel.

Pros: The breakfast was both plentiful and variable. It came promptly and was served by someone obviously happy to be doing the job which makes a huge difference.
Cons: There was little to fault. It was an attractive and easy to find destination and we were very well received. We have stayed in twenty locations on this trip and I suppose it should be mentioned this was the most expensive. Worth it? Well we did enjoy our stay there.

Pros: The room was spacious and comfortable. Extremely clean and well kept. Onto mine and my girlfriends favourite thing, how comfy the bed was! You sunk into the mattress and the pillows were amazing! Both agreed this was possibly our best nights sleep in a hotel. Perfect location right in the middle of Penzance with great transport links. Parking right outside which is free from 4pm until 9am so you only pay minimum depending on how long you stay.
Cons: There is nothing I would add apart from I feel the bathrooms could do with a little modernisation but other than that the hotel was fantastic and the staff were really attentive.

Pros: Great location very close to the station, nice views of the station and harbour from the upstairs lounge and bar. The room was comfortable, quiet and very clean, just what we needed after a week in a tent. Martin and his team are very friendly and helpful. Both dinner and breakfast were very good. It was nice to be able to get an early breakfast before the early train. Would stay again.
