Clean, friendly staff and a great price!
The price and location is great! Nice pool, friendly staff and clean rooms.
Parking is limited and the parking ‘security’ was a bit annoying. He also ‘ticketed’ us for parking in the disabled spot, but didn’t bother to look on the rear view mirror for our disabled parking pass. This was after we showed it to him several nights before when he yelled at us for parking in the disabled space. The hotel front desk took the charge off and were nice enough to call me before actually charging my card to ask what happened.
Charming with a great view
I arrived late and enjoyed waking up to the sun and the beautiful view. It was a nice surprise to my first day in Hawaii. The staff were also really nice and helpful.
My room kinda smelled like a sweaty old grandpa, which I didn't actually mind all that much. :)
Suited our purpose, clean bed for the night..
Good location and clean room
The location is great! You have easy access to Kailua Bay and walking along Ali'i Drive. Nice staff and an updated lobby. I found that the WiFi connection on the 5th floor was better than in the lobby.
Very few amenities. They do offer complimentary bike rentals, but the bikes are in serious need of repair!

Great hotel value
This hotel was very easy to find coming from the airport. The staff was very friendly and helpful. The hotel was clean and the rooms were very nice. There was a coffee maker and an iron and other amenities in the room. It was very close to downtown where there were stores, restaurants, historical buildings and tour staging areas. We would stay there again.
Great last minute staycation!
Love the location! Center of Kailua-Kona town, near restaurants, the seaside and tourist shops!

Close to the beach and restaurants. Was a good price and clean.
Was a bit dated, but no problem with that. The bed was very soft and pillows not to my liking but for a few days it was adequate.
Perfectly adequate hotel
This was the most reasonably priced hotels in the area. It had everything we needed. Was no frills. But seemed clean and safe. Good location. We would definitely stay here again. Just wish it was a little less expensive.
For the simplicity of it, it's rather expensive. No where else would I be OK with paying 160 a night for bare bones. No real complaints.
Outdated room and parking a big challenge
The location of the hotel is great. Just a half a block from the ocean and close to shops and restaurants.
Had a room in the garden wing. The room was really outdated with an awful blue shag carpet. Maid service was really spotty. They came to clean the room at 5pm one day--right when we were getting ready for dinner. Parking is also a nightmare. Lot is tiny and there is not enough space for all of the guests. To charge for parking and then tell your guests to park in a tow away zone instead is just crazy.

Staff were most helpful & very friendly. Use of the hospitality room was a great end to our trip. After checking out, we were able to extend our vacation in Kona before going to the airport for a 10:00 p.m. departure.
Parking was a bit limited. Street noise made us close up room at night & use the room air conditioner. Otherwise, coastal location would have allowed us to enjoy the ocean breezes.
